Beautiful property. The hosts were gracious. I loved the raked sand - and outside property cleaning each morning. This made the place feel “new” each day. A great idea to do this each day. Loved the wildlife. I also loved the serenity of the space and how safe the location was. We will be back sometime in the future! Please thank the hosts for us!

We loved how quiet it was all the wildlife that we saw. Close enough for a short drive to Tulum but far enough away to be out out the hustle of Tulum. The property is amazing. Eduardo and Carmen are wonderful hosts.

The property was amazing - very private and relaxing. The only complaint had is I wish the beds and bedding would have been more plush and comfortable. Sheets were quite rough and mattress not very soft. Enrique was the best . He was alsways available and provided everything we needed !

Beautiful, clean and quiet space if you're looking for a relaxing getaway. The pool and private beachfront are an oasis and allow you to create your own experience. Dining options are available down the street but are a bit of a walk, would recommend having your own transportation for ease of getting around.

Lovely location. Away from hustle and bustle of city. Road into location is pretty rough, so be prepared for that. Otherwise, we had a fabulous time! Loved our hosts. Polite and worked so hard to keep us comfortable.

When we first arrived there was no electricity in the Appartment. We had to wait probably 5 hrs to get the power back. The last day we woke up with no water at all in the Appartment!! Ants and insects were all over the place

Unfortunately a problem with the municipal power line affected various areas of Tulum and caused a temporary blockage of the water pump. They solved the problem in a few hours. In any case, Tulsayab is installing an electric generator that will solve all kinds of problems. Regarding animals and insects, we advise our guests not to leave food out of the fridge. We are very sorry for the inconvenience.

Nice place and very friendly staff. Beautiful property with scenic ocean views and relaxing private pool and beachfront. Enrique was so helpful and available 24/7. Couple of notes. Room had ants and bedding/bath towels were a little old and outdated for the price you stay. Regardless, unique experience, beautiful property. And friendly staff.

Thanks for staying with us. Tulsayab is a place surrounded by nature, we advise our guests not to leave food out of the containers or the refrigerator because ants or other animals could arrive. We take care that the apartment is clean upon check-in but obviously we cannot know what happens next.

Great property, views, modern
Beautiful property, penthouse was great with amazing views and all the basics you need. Plunge pool is a nice touch. Wifi was weak. The main pool and surrounding area is stunning. Be prepared for a 10 minute drive down a very bumpy dirt road to get here. Some may find it quite annoying.

For those vacationers looking for a quiet location away from the hustle and bustle of Tulum beaches, this property is a perfect place. While located on the beach, the shoreline is rocky (small pebbles and rocks). However, with the significant seaweed issue plaguing the Mexican Riviera beaches currently, the rocky shoreline was a welcome change. Overall, I cannot say enough about the property. We rented a car so had access to everything close to Tulum and beyond. Great vacation.

A éviter absolument La moitié du bâtiment est complètement en travaux, la plage est inaccessible, plein de rochers, ils sont très désagréables, ils n’ont aucun sens du client et de l’hospitalité À fuir il y a largement mieux sur Tulum Cela ne vaut vraiment pas le prix

We are sincerely sorry that the client didn't enjoy our place but we think that this review is the result of not having granted an extra discount which we couldn't grant because we already gave her our Penthouse which is more expensive than the appartment she booked. At that point she became aggressive insulting our manager. Concerning hospitality, besides the penthouse we allowed her to invite friends to our place to enjoy the private beach and the pool which is absolutely prohibited. The check out day she didn't want to leave the appartment at 11pm and we allowed here to stay until 1pm (we needed the appartment for another guest). There is no construction on our property. we are simply refreshing one of our appartments which shortly will be finished. we are not willing to accept any kind of black mailing.
