Very unique, as this motel is modular buildings. It is very clean, the owners are wonderful people. The breakfast in the morning was fresh breakfast burritos, fruit, coffe and pastries!

For budget conscious traveler, Karbani Inn is a hidden gem. Its very low key. But he rooms are immaculately clean and small (but the daily rate is also very small). The WIFI worked great (it worked better than most major hotels). I'm just traveling through. I can forgo the hot tubs, happy hour BBQs, spas, 24-hour room service and other amenities that I don't use. I gladly trade them for a lower room rate.

Travelers beware ! This is not a top rated motel or hotel. It is a series of mobile homes set up to be used as work crew quarters. While the staff was friendly, and the tiny room was clean, it lacked amenities you expect from “top rated“ motels. (No blow dryer, no coffee machine, etc.) Complementary breakfast was advertised on the billboard, but upon trying to get that, they said “We didn’t know anyone was coming for breakfast!”

I drove past it looking for a "motel" building--from the road it looks like storage units. But inside the compact rooms it is clean. Lovely step-in shower. Good for sleeping on a budget and convenient to Carlsbad Caverns. Also would do nicely for a single worker on an extended job. Bright lights all around the parking lot made me feel safe and secure walking anywhere around the elevated walkway/deck. An ingenious concept to group these steel containers and link them with a wide deck. Access via center steps or ramps on either side. I was advised not to drive up to the center due to nails and hazards in the gravel, so parking was around the side, close but not visible from the room I was in. Rooms are too small for a coffee machine, so everything requires a walk to the office. Nice owners. Be prepared to order your "breakfast burrito" when you check in, then get there early to make sure you get yours. (some greedy guest took two before I got there so they were one short.).

This is NOT a hotel! These are trailers in a dirt lot. More suited to temp housing for men coming in to work. Not couples on vacation. Did not stay, even though we had already paid in full.

The rooms are super clean. Closest place to stay to travel to the Calsbad Caverns. Staff was friendly and I would highly recommend.

I enjoyed staying here very much. Owner was very friendly, helpful, and a pleasure to talk with. Rooms were c-trains converted into the most lovely "tiny house". Ideal for 1 or 2 persons. The bed was comfortable, the shower was wonderful, plenty of space for all my stuff. Complementary breakfast included a homemade delicious breakfast burrito, yogurt, fresh fruit and other good things. I highly recommend Karbani Inn.

This "motel" is really a well-maintained Man Camp of the type used by oil industry workers. The listing did not hint at the very basic conditions at this property. That said, the staff were exceedingly nice and I did have a good night's rest. They just need to properly label the actual situation on their web page!

Very clean room and friendly management. Much newer than most hotels. Odd "neighborhood" - next to an equipment storage/rental facility on the edge of town. The property is entirely gravel, n lawn. The building is a collection of manufactured homes linked together. Nice room. The one challenge was that the bed was up against the wall which limited entry options-to get in or out you have to crawl over your bedmate on the open side of the bed, which was odd and inconvenient. Overall a good value and crisp clean room

Perfect size room for a functional and VERY CLEAN hotel. Stayed here with my partner after visiting Carlsbad Caverns. This place was FABULOUS. Cannot stress enough how clean and cute the little room was. Plus, the breakfast burritos they provided the following morning were great for our long drive home to AR! Owners are so sweet and very accommodating. Affordable and Enjoyable overnight stay :)

My husband and I loved this spot! If you just need a simple place to stay while visiting the caverns, Karbani Inn is great! Not for anyone seeking anything fancy, but we loved it for that reason. Less expensive or comparable pricing to other inns and motels, and cleaner and more comfortable than others we’ve stayed in. We were pleasantly surprised by this little inn. Bonnie (the owner) is very kind and hospitable! Highly recommend.

Room was advertised as I queen bed. None of the rooms have a queen. The size of the room for two people is also unacceptable for those not romantically involved.

Unique Small Mobile Metal Hotel Room
The room is small and very compact, yet organized and clean. It looks like new! However, not a lot of room to move around in the tight space and when I compare its' tiny size to an average hotel room it is less than half that size. It's also much noisier because of the metal walls and u shaped setup. There were also a couple barking dogs across the road that I could hear. Not sure if it was a kennel or clinic? When I first walked in it reminded me of being in a tiny dorm room at college. Not much space to move around in, but a shelter and place to sleep. Overall, when comparing the small unit to an average hotel room, the unit price should be half the cost of an average hotel room due to its' small and limited size. Great for young solo travelers, who are on a limited budget.

Small but clean!
Well staying near the Caverns is expensive. That said, I paid more gor this tiny room than other motels on my trip. But since is is near the Caverns, you pay twice whatbyou would otherwise. Room was clean. Bed was good. Could have used an outlet at the bed, but there was one on the wall across from the bed. Easy to miss turn into place. Just a gravel road and trailers set up in a square. Breakfast burito was good! Home made.

Karbani Inn besteht nur aus Container-Unterkünften, liegt im Brachland eines Gewerbegebiets und erinnert eher an eine Bauarbeiter-Unterkunft. Die "Zimmer" sind winzig, aber mit dem nötigsten ausgerüstet. Für kleines Geld ist das okay, ein Standard-Kettenmotel bietet jedoch mehr.

The room was very small. It was maybe 15 x 15. Not worth the money. I guess ok for a single with not much luggage. Could not keep the suitcase open. Full bed up against wall. Very hard for second person to get in and out. Great shower. Had microwave and fridge.

Stayed for a quick stop overnight during a camping/road trip. Small, but clean and comfortable - perfect for a solo traveller. Very close to Carlsbad Caverns. Convenient location right on the highway.

Very cool concept. The rooms were small but didnt distract from having everything you need in a living space. Very clean. Well stocked. Extra storage. The ladies I encountered were extremely kind and helpful. Area around the rooms is very industrial and I wasnt expecting that. Still a cool and different place to stay. Would recommend.

Bare Bones modular accommodations. Very small but clean and comfortable. The coffee was good in the morning but basically no breakfast other than some snack food. No ice available. A good place to spend one night prior to visiting Carlsbad Caverns.

The owners were very nice and chatted with me about my stay as they checked me in. The room was very clean and I was never disturbed by anyone. The shower had amazing water pressure and the AC was very effective. The area was just outside of town but still close enough that everything was convenient to get to easily. The wifi had a stronger signal in my car than in my room, but wifi was not a priority for me to have on this trip. I was very pleased with my stay and I would absolutely book again!

This is a basic Inn that is great for solo travelers passing through town. The rooms are small, but clean. The staff (which I believe is one of the family members of this family owned business) was really nice! She gave me a small but delicious breakfast burrito (homemade!) to take with me when I checked out the following morning. I recommended this place because it's a small family-owned business and they are doing their best to keep it running and make guests happy. It's great for anybody traveling solo and needs to rest for a night or two. It's not fancy, but it works!

The rooms are very small but had everything I needed. Very simple place for a fair price. Very clean room with TV, refrigerator, microwave. Great for a single and maybe a couple. The lady in the office is terrific and very welcoming with a big smile! Breakfast burritos are excellent! Highly recommend!

For a place that looks like a prison from the outside, this motel was not bad. The room was clean and comfortable, but small, but since I'm a solo traveler, that didn't bother me. The breakfast burritos that they served were really good! I stayed there for three days and had one every day. The biggest downside to this place is that the wifi is TERRIBLE. The signal is very weak, when there is a signal at all. It wouldn't cost them that much to boost their wifi, which would make this a much more enjoyable place to stay. It was a good place overall for the price though.

Friendly staff; convenient locations for nat parks
Friendly staff; reasonable price, tiny but clean and functional room. Breakfast burritos are good. Convenient location for visiting national parks. Rooms are close so I was nervous about noise, but it was quiet at night. I would stay again. If you looking place to hang around all day, this is NOT you place(rooms to small). If you are looking for a nice place to crash at night, this is perfect.
