Very disappointed - we made an error our booking and reserved one extra night. The owners would not let us cancel our third night and told us the "never take bookings for less than 3 nights" They also said that the entire B&B was booked for our third night and they would lose out if we cancelled. in truth we were the only ones there. Additionally this is thinly B7B I have stayed in that "served" a 3-star hotel type breakfast with packaged pastries and packaged eggs. Not good for $300.00 per night.

John, I am very sorry you were disappointed. We do require a three night minimum on special event weekends such as Dad's day weekend. Had you not originally booked three nights your would have not been able to make a reservation. When we were contacted to reduce the stay it was already past the 24 hour policy for changes or cancellations. The other guests that stayed had booked Thursday-Sunday rather than Friday - Monday There were still other rooms here on your last night. We try to be very clear about our breakfast selections. We do not have a commercial kitchen, therefore cannot cook for our guests. We advertise our breakfast as a continental breakfast. Once again I am sorry that you were disappointed with our policies over the special event weekend. We would love the opportunity to host you again in the future.

Easy checkin process, appreciate pictures that went with instructions. Decor fun to observe. Clean bedding towels etc. (may want to snag those curtain cobwebs though). Slept well, comfy bed. Would visit again.

Amazing property built in the 1900s. Very cozy and quaint, but up to date with every amenity. Would definitely recommend!

The house and room were lovely. Instructions were helpful on check in, parking and how to get to room on 2nd floor. I had everything I needed in the room.I felt very safe. I've stayed at many B&B'S and have always been served a homemade breakfast sitting at a dining table with other guests. I was disappointed in the breakfast and lack of gluten free items. I brought my own gf oatmeal and bread. Also the stay felt impersonal with no host to greet me. The bed (mattress) did not feel level ie had some sunken spots. Bedding was fine. Thanks

We have never served a cooked breakfast because our public health department would require a full commmercial kitchen. We describe our breakfast fully on all of our booking sites as to avoid the assumption that we serve a cooked breakfast. The majority of our guests seem to enjoy our selections and the freedom of not having breakfast at an appointed time. I will certainly check on the bed. We are glad you enjoyed your stay with us and would welcome the opportunity to host you again.

Grand old house with a spacious first floor living room and dining area, bright and comfortable bedrooms, and warm and clean bathroom. Love the early 20th century decorative touches like the big furniture, intricate wallpaper, and Tiffany style lampshades. Highly recommended.

Old house built in the 1890's. Our room was very spacious and clean. If you like going back in time to stay in a great house, this is it! The breakfast was continental with various options. We definitely recommend it!

The parking situation was a little rough but was manageable. The property was incredible and elegant. I really loved my stay and glad we went with this b&b over a conventional hotel.

Everything about this Inn was what I was looking for. Loved the room and beauty of an old house. Also loved the places to enjoy the outdoors. Host was very accommodating. Made our extended weekend perfect. Would definitely recommend.

Charming old home. We had everything we needed and it was comfortable. We had a detached/private bathroom on the 3rd floor, but it was fine. I just thought I was a little noisy going to the bathroom in the middle of the night. The biggest downside was the window a/c is noisy. Loved the neighborhood and walking to restaurants.

We have purchased the quietest window AC's available ... but they are still a bit noisy. Of course the good thing is that there is no air exchange between rooms with window AC. I was anticipating a Bed & Breakfast and looking forward to that but the food offered was microwavable food or plastic wrapped muffins. When we arrived around dinner time, the woman at the Inn wasn't very pleasant. I asked her for restaurant ideas for our family and her reply was - "You can google restaurants in this area and find them." Okay... There are web cams inside (common spaces) and outdoors - so not a lot of privacy as your eating your breakfast or rocking on the front porch which by the way is beautiful. The rooms are nice and clean which was a plus. The checkout was quite different then when we arrived - the Inn lady seemed pleasant and happy. So who knows, people have off days...

My apologies for our breakfast not meeting your expectations, although the breakfast provided is a continental breakfast exactly as advertised. We do have webcams in the public spaces for the security of our guests and the recordings are only viewed if there is an issue. I am also sorry Mom was not more helpful with restaurant recommendations She is fairly new to the area and does not go out to eat often. I am glad you enjoyed your room and the porch and gardens. Thank you again, and we would welcome the opportunity to host you again.

Garden Inn was like staying at an old friend’s house. It was comfortable and I had everything I needed for my stay and the location was perfect. I enjoyed my time there. And was happy to see so many restaurants and other venues in the area.

Champaign Garden Inn is a GEM
The Champaign Garden Inn was absolutely wonderful - highly recommend! The room was so comfortable (there are window units for the AC, but they were quiet and efficient!). The location was walkable to downtown Champaign and a beautiful neighborhood - we so enjoyed just walking from here, and taking a sit on the gorgeous porch to overlook the garden. The room was quaint, bed was comfortable, and the bathrooms were clean and very fun with vintage appliances. We will absolutely be back for another couple's getaway as soon as we can.
