Relaxing Friends Trip
Cook and staff are fabulous. House is a bit more dated than pictures indicate, but well maintained and excellent location in a quiet bay. Local activities are worth checking out. Our group is quite seasoned in our travels, and our trip to Sun Kissed was over Super Bowl weekend. There were challenges with the house internet, but staff made accommodations to make sure we saw the game and were well fed. A great time was had by all in for our group of ten!

Great location
Upon arrival we were instantly impressed with the villa and its location. We actually thought that it looked much nicer than the pictures. We had ample space within and outside of the property. The bedrooms were a great size and the bathrooms were huge in size with mainly walk in showers. The outdoor spaces as well as indoor catered for both comfortable dining and lounging. There’s a choice of areas around the poo to sunbathe or relax on a sun lounger. There was also equipment to enjoy kayaking or floating in the sea. The beach was steps away from the villa and it felt like a private beach as it is only shared by a few villas. There is plenty to explore at sea too as we stumbled upon a mini cove great for snorkelling. As soon as we got there we were met with a warm welcome by the staff. They went over and above to ensure that we had a great stay. The meals that were prepared were authentic and delicious. Arranging meals was very flexible and you could order whatever you desired to eat. The Wi-Fi and water pressure could be improved. Prior to the holiday, we were asked about trips that we wanted to do and an itinerary was prepared for us by the manager. They could also provide transportation. However, we decided to hire our own vehicle as this worked out more cost effective. We did many fantastic excursions and visited different parts of the island. We had an amazing holiday.

Perfect for Family of 8 - Sunkissed!
This is a property you will want to return to each year! Our family of 8 found SunKissed Villa to be perfect. Plenty of room to gather or spread out. Each space unique and with a lovely & tranquil view. Comfortable beds w/nice respite AC in each room. Clean house, beach, pool and pool deck. Walkable gated community where each person felt safe. We made our way to the bar outside the gate for drinks. A perfect spot between OR & MB. Our group did activities together (Glistening waters a must do!) to some apart (distilleries versus waterfalls & ziplining) The difference maker for this property is the staff. Cleveland was friendly and safe driver. He was thoughtful about where he took us and always had great things to share. We also had a great driver in Wayne. He made our excursion so special with added detours to learn about the area and history. Jermaine was a new butler, He greeted us with rum punch and was attentive. Miriam was so sweet and helpful. She took care to clean our rooms, wash and dry a few clothes, and helped to make everyone feel so warm and welcome. -Johnno (a new family friend) there every night & day. He made us feel safe well taken care of... he built the best bonfire. But if you come - come for Amoy. Amoy was more than an amazing chef (have everything she makes!) She knows how to make your visit a delightful and delicious experience. Lastly, thank you to Deana, our wonderful concierge.

A bit disappointing
The initial experience was very good aside from the bedrooms not being cooled prior to our arrival making it very hot. We quickly learned the water pressure was on existent but since we had no plans to leave we decided just to deal with it. Things really shifted when the chef’s mood changed. We set a menu but also told her we were going to try to find fresh fish. She never mentioned her allergy to crab. Without detailing every event by day 2 the chef didn’t hide that she was not happy to deal with us. We are a very simple group and constantly complimented her cooking. Something just wasn’t right and it was clear. I reached out to mgr about our experience so they were aware - on the day we left. 6 days ago. Haven’t heard a peep. With great reviews I questioned my experience but all six couples traveling together felt every detail of this very strongly.

The home was very comfortable, pool was welcomed, and the staff members were both professional and very friendly as they strove to meet our family's needs during our week's stay. There are some "upkeep" items with the house that need attention, and I will advise the owner on those.

Nothing Short of Amazing
We recently had the pleasure of vacationing in Jamaica with a group of friends for a surprise 50th for my wife. It was an incredible experience that exceeded all our expectations. It was simply breathtaking, vibrant culture, and warm hospitality by the staff at Sun Kissed, provided us with an unforgettable trip filled with fun, relaxation, and adventure. The crystal-clear turquoise waters were straight out of a postcard. We spent countless hours swimming, snorkeling, and soaking up the sun, enjoying the perfect tropical paradise right at the house. Amoy (chef) and Orville were just awesome!! Wain drove us all over as we had the opportunity to explore the stunning Blue Hole, where we climbed and hiked amidst the cascading waterfalls. It was an exhilarating adventure that brought us closer to nature and created lasting memories. The Jamaican people are incredibly warm and friendly, making our stay even more enjoyable. Everywhere we went, from the staff to the locals we encountered, we were greeted with genuine smiles and welcoming spirits. They made us feel at home and their vibrant culture added a special touch to our vacation. Sampling traditional Jamaican dishes like jerk chicken, ackee and saltfish, and fresh tropic fruit that Amoy brought daily. WE CANNOT WAIT TO GO BACK!! -Diaz

60t birthday party
7 women all gathered at Sunkissed to celebrate our dear friend's 60th. We had a great time because the villa was perfect. Plenty of room inside and out. Everyone had her own bathroom and bedroom and the outdoor terrace era was so nice. We could all be together or break off from the group at any time for peace and quiet on the beach.

Amazing 65th Birthday Celebration
Sun Kissed Villa was the perfect location to celebrate my 65th birthday with 7 best girlfriends. It was absolutely gorgeous. First, Deana helped setup an unforgettable weekend. Every local vendor recommended was top notch. She was always reachable and accommodating, like when we had flight delays and needed to rearrange transportation. I can’t say enough about the staff who became family to us. Chef Amoy had free reign with meals and she did not disappoint. She is an amazing cook. Her sweet plantains are to die for. Amoy made several local dishes and took special care with my birthday dinner on the beach. Orville provided great service during our meals with his charming personality. Johno didn’t just make sure we were secure at night. He made sure we had everything we needed during our stay. He even helped us turn the living room into a stage for our talent show. His bonfire during the beach dinner made for great pictures. Miriam quietly went about the business of keeping the villa clean and in order. Even our driver Clevie was the best. When he saw that we like to party he brought the boombox onto the bus as we went out on excursions. If you’re looking for a beautiful location with a great staff Sun Kissed Villa is the place for you!

70th Birthday Celebration
The house is great for a large family. The staff is fantastic and taking care of the group. Amoy really did a great job with the food preparing various local dishes along with crowd favorites. If you want a great place to truly relax you have everything you need. The pool is great, the beach is great for all ages, the house is clean, and the beds are very comfy. We were there over New Year's and Jahno made the most spectacular bonfire on the beach to celebrate as well as lock up each night. Jav was always there for great drinks and our DJ. Marian was behind the scenes keeping the place looking like a resort. Between the staff service and the great house and location, you can’t go wrong staying at Sun Kissed Villa.

This stay was amazing
The staff was great. Always on point and willing to help. Bird made authentic, great tasting food for every meal. Grounds were clean every day and the house was spotless, even with 10 of us staying. Cleveland, our driver, really made our trip special his knowledge of the island added a memorable touch. The house is not in the cities but a short distance from almost every where we wanted to go. All without the hustle and bustle of a city. I would recommend this house to anyone who wants to stay in Jamaica.

Bird, the chef was excellent and all meals were of a high standard. He was also very good with music support during our stay! Several of the bathroom amenities did not work and this detracted from the stay. While walking around the pool, two electrical boxes project a little from the surface, making walking very unsafe. This caused an injury, and extreme care needs to be taken while walking around the pool.

Wonderful family vacation!!
Perfect venue for making wonderful family memories!! Loved the villa and the very caring and highly professional staff!! Appreciated Bird’s ability and willingness to adapt to our dietary restrictions and prepare such sumptuous meals and provide us with useful and helpful advice about entertainment options around town. Bird and Al were also phenomenal at Karaoke and made it easy for even the shyest family member to sing out loud! Marianne kept the place spotless and handled all of our laundry requests. Jahno kept the pool and the grounds impeccable and stayed up late with the rest of us! You simply can’t go wrong with Sunkissed Villa!!

Family Vacation
We had an awesome time at the villa. The staff was amazing from beginning to end. Bird even entertained us and DJ for us one day. They danced with us, song karaoke and the whole nine. The groundsman took care of everything we needed at the property. The housekeeper kept the property nice and clean each day. We will definitely stay here again.

Family memories made.
The staff was excellent. Very accommodating, welcoming and friendly! We had the best birthday dance party courtesy of DJ (Chef) Byrd and Jahno built the most amazing bonfire imaginable!! Al was on point during meal service and clean up. Marianne quietly went about the housekeeping while constantly laughing at our goofy little girls. The house is absolutely gorgeous. Some of the photos in the listing don’t match the current layout. (I believe that one of the pics might be from another house altogether.) Not a big deal but it did make room selection with the littles a bit more difficult. There is definitely some maintenance necessary that should not fall on the staff to fix and they should be addressed sooner than later. One big example is the set of large accordion doors for the living room. They cannot be opened because there is a broken key in the lock. As a result there was no air flow in that section of the house so we didn’t spend any time in there whatsoever. Do not be afraid to ask the staff for the things you need (beach towels, bath towels, something specific from the store… etc) they will do their very best to accommodate you!! This truly was a slice of island living where we made beautiful family memories with the help of our wonderful staff.

We are so happy to hear our guest had a wonderful time. I was not aware of a broken key prior. I will have this sorted as soon as possible. The room is open on both sides which would allow for airflow. The bedroom layout is slightly different as we have upgraded the house recently but due to our schedule not been able to take new photos just yet. Only 4 bedrooms of the 6 are currently shown. Wonderful trip
We were a group of 12. Most of us were in our upper 40s. We wanted a nice place that we could have to ourselves and have our own good time. This is the perfect place for that. The accommodations were excellent. Bird Man's cooking was top notch. We filled out the rental sheet with what we would like and met with him on our second day to prepare meals for the rest of the week. No one went hungry during our trip. Al, Jay and Mary Ann were all very friendly. Al ended up being our resident D-Jay for the week. Jay made sure everyone was safe and locked up the place in the evenings. Mary Ann took care of the clothes and linens and made sure our rooms were always clean. The beach was nice and calm. There is a small stretch of shells as you get in the water but only a few feet before getting to sand. The kayaks and paddle boards were a hit. I don't think they went a day without being used. The bay was nice with calm waters and a cool current circling through which made it nice. The pool was nice and relaxing also. The pool table was used extensively throughout our stay also. The only complaint I have was the communication prior to our trip wasn't as good as I felt it should have been. Some of the items we requested weren't at the house when we arrived either. We did find out the concierge responds way better on What's App compared to email, so we started using that mode. This drastically improved communications. It wasn't a make or break deal without the items being there, but that's what keeps it from being a full five star rating from us. All in all the group feels it was a solid 4.8 to 4.9. If we're in the market for a big house to stay in again, we won't hesitate to have this one on the list. Thanks.

Amazing Vacation and Good Vibes!
Sun Kissed Villa was breathtaking. I honestly don’t know where to start. Our friends/family of 11, enjoyed every minute of celebrating my girlfriend’s 30th birthday in Jamaica. Overall, our stay and the staff were so amazing. Deana (the concierge), was very helpful and also amazing. She helped choreograph a surprise for my girlfriend by decorating the master bedroom and scheduling a private massage for her and so much more prior to our arrival. Upon, our arrival we met the staff Bird (chef), Al (butler), Johno (pool assistant) and Marianne (housekeeper). I can’t stress this enough on how amazing and awesome the staff were. They treated us like family and made us feel so comfortable. We had such an amazing time with them. Every room was beautiful, comfortable and clean. The pictures online doesn’t do much justice of how spectacular the Villa really is. Bird, accommodated all of our food wishes with a menu/meal request provided to him for breakfast and dinner of our liking. The food was very delicious and it was served to us family style every time, which we all enjoyed. Al, was always available and in sight when needed. He made sure we were pleased for anything we asked for. Johno, was super nice and friendly. He made us all a tasteful ginger tea and set up a beautiful bonfire. Marianne, was super quiet but yet so nice and friendly. Each day as we left the Villa, we always came back to a nice clean room. To whomever comes across this review, I will highly recommend staying at Sun Kissed Villa. The staff and concierge was so delightful. The outside and inside of the Villa was once again spectacular. The Wi-Fi was amazing, we were all able to enjoy our social media and connect with families back home. Although, we had our own private transportation the house was fully stocked with groceries prior to our arrival. If we had any cons, it will be that we were not used to the natural beauty of humidity as we walked into the Villa. However, each room had its own central A/C; plus we were outside majority of the time enjoying the pool and private beach. Not to mention, Bird and Al were great DJ’S, we even had a karaoke night. Also, some of us went kayaking accompanied by Bird and Al. If we were ever to come back to Jamaica, we all would love to stay here again. We would like to thank you all again. I wish I can give more stars then five!!!

The property has deteriorated significantly from what is shown in photos, and is in need of an upgrade. Showers didn't work properly, bath tub in one room was unstable, WiFi does not work in bedrooms, no lights in closets, property needs repainting, funky smell coming from drains, bar sink inoperable, pool needed chlorine treatment, beach eroded, and there's a cargo pier nearby that is omitted from photos. The one saving grace is the friendly staff. In particular, the chef was excellent. They are in need of better management, however. We were never visited by the concierge, and it was obvious that there was no clear leader on the team to ensure that guests had the best possible experience.

Amazing place, host and staff
All you could ask for. Beautiful and comfortable place on the beach. Truly top tier, but what made it magic was how well thee tire staff was - Marion, Jonno, Al and Bird went above and beyond all expectations. All three generations of our family were effusive in their praise. Spotless place, fabulous food, nightly domino games by the pool, we’ll planned excursions and more. 110% would do again.

Great views and friendly house staff.
Overall, the house had beautiful views and a friendly staff. There were only a few reasons I didn't give this home a 5 star review and because of an incident that occurred on our last night there. We were traveling with young children and requested snacks be served on arrival. When we arrived they were running late on turn over, which is understandable, but there was no snacks. We had to wait almost til dinner before we got anything, even after asking multiple times. This was unfortunate because I had sent over a simple menu for the first few days long in advance. The facilities were in good overall condition. The master shower did not work well and never produced hot water. The tub in the master was not secured and rocked back and forth freely. The other bathrooms got hot water but the first night we had to remind the staff to keep the water heat on. I believe it’s Solar heat during the day, with an electric backup. If you book the VRBO experience , keep in mind grocery cost is very high. There is not much you can do about that. The cook made an excellent Escovitch fish, jerk chicken, Curry Goat and Lobster tail while we were there. Also, it’s definitely a good idea to book your own transportation. Some of the add-on services the experience provided, are highly over priced. They also require full cash payment which seemed odd. We ended up paying a 5% surcharge through VRBO to be able to use our credit card. We regret not looking into this. Last and main reason for not giving it a perfect review is that on our last night there, a man appeared in our backyard very close to the house. He was acting very sketchy and would not leave when we asked him to. He claimed to be security, didnt have any proof, and kept asking for rolling papers. Our nightwatch had been sleeping and didn't hear us calling, so we ended up contacting the concierge/planning manager (who never greeted us nor came to see us during the ENTIRE stay). After an hour or so, they told us this random man was the community gatekeeper. The whole situation was super scary and just left us all on edge, the rest of the night we didn't feel safe at all. I'd like to end with stating that the house staff was very good with the kids and had great vibes. They did make our stay enjoyable and the view was perfect.

During the stay of this guest, no issues were brought to the attention of any member of our team. At the end of their stay they were un-cooperative with settling their final bills. The guest then requested compensation in exchange for not writing this review, which we do not support. Issues mentioned here are not representative of the occurrences and the verbal feedback received from the guest. Snacks were provided by the chef. The guest - on arrival changed what was originally requested as snacks and the new request was also supplied by the chef, albeit slightly delayed due to the change. The house was in fact ready at check-in. The guest was aware of all costs and requisite payment methods prior to arrival in the island. The guest stayed at the house for 4 nights and were out for majority of their stay – as a result our concierge could not pin them down but spoke with them several times during their stay, over the phone. The issue with the person at the property is unclear as the feedback received is the guest made “rolling paper” friends with the person and subsequently fabricated an issue to seek compensation.

An Amazing Vacation
The overall experience of the staff and the villa was amazing. We were supposed to stay here 2020 but the vacation was pushed back because of COVID-19. Throughout the entire time the property manager was in contact with me and was very helpful. Because this was my first time staying at a villa she made sure that I understood everything. She assisted with everything from picking out activities to locations for photography shoots. The onsite staff was amazing; everyone from the driver to the chef. The food was prepared daily with special attention to food allergies but also included local dishes. If you decide to stay here know that the villa is located down a private/gated street so you can go for a quick walk if you like. All of the bedrooms are location in one section of the home while the common areas are on the other. Perfect location for families or friends who just want to be in a more intimate setting, I will most definitely book here again.

Amazing fun filled retreat!
Upon arrival we meet all of the staff and began out tour of the property. Every room is adorable, comfy, clean and cute. When you walk out on the pool deck it is just as pretty as the photo. The staff was amazing. Bird our chef made amazing meals, three times a day because we didn’t want to go off property because of Covid. With this guy, you will not go hungry and he can cook. Marion the housekeeper, was the ninja silent one that would magically clean all the rooms when we were sitting down for breakfast. Al our Butler, livened things up and made sure that we had everything we needed. Jonas, made us a bonfire one night, made sure the grounds were clean always and locked down the house at night. Overall it was an amazing experience, I had 4 couples and we all had an absolutely wonderful time.

Best Vacation Ever
Our family needed this getaway so much, but staying in a villa for the first time, we did not know what to expect. What we found was an extended family and exemplary service from our chef, driver, house keeper and grounds keeper. Each in there own way made the trip special for our family. Amazing stay at the Sun Kissed Villa!
This place is absolutely amazing! From the private beach to the personal chef, it has everything!! This was the most relaxing vacation I've ever experienced! The place is big and offers so many places to hang out on the property. The staff was excellent, very friendly, and accommodating! We loved the food options! We asked the driver to take us to the local grocery store after our airport pick-up so that our group could choose some food items/beverages. We didn't leave the villa for 5 days and had the best time just relaxing by the pool and the beach. I would highly recommend this property to other travelers.

It was an amazing experience, the properly looks better in reality than in pictures. The staff was very accommodating and very engaging. I would recommend this property to anyone and I'll definitely be planning a trip again.

December 2020 - 11 day stay
The property was exactly as advertised and displayed in the on-line pictures. Staff was excellent and provided friendly service. Excellent meals. My family is Jamaican. I know Jamaican cooking! The property provides a nice venue for a quiet visit to the island. Only two areas for improvement would be on the wifi, which is suitable for infrequent social use but not if you intend to work remotely. Secondly, I suggest additional water sport options such as a new paddle board and perhaps boards for body surfing. I've traveled to a number of islands and stayed in a variety of accomodadtions. Overall, I highly recommended this property.

Perfect location.
This is our second time renting a staffed villa and it's the way to go! The house is spacious and each bathroom is big and each bedroom is air-conditioned. There is lots of space to lounge inside, but we spent most of our time outside. We loved having the beach and water right there! Jono made the most beautiful bonfire - he set it up like an architect. Jono was there everyday with a smile. The food that Gloria cooked for us was delicious. We asked for mostly Jamaican fare each night. Planning the menu was easy. Gloria was great to prepare what we needed. Jono went out and got meat pies for us. Marianne did a great job of keeping the house clean with daily upkeep. She also did our laundry for us as needed. It took minute to get used to having staff to take care of us but we learned fast! The pool deck could use a little upkeep. Deana was great about taking care of what we needed for the property and getting the transportation set up.

Family Fun at Sun-Kissed Villa
Our family of 6 adults and 3 children had a great time this week. Sun-Kissed Villa and the staff was everything we hoped for. Gloria prepared all our meal selections and desserts to perfection. She was prompt, polite and so sweet! Marian kept the villa and our rooms very clean and was attentive to anything we needed. Johno kept our beach area raked, the pool area clean and made us the biggest bonfire on the beach complete with 8 foot bamboo skewers and large marshmallows. The children loved this special treat! We will definitely recommend the villas to all our friends and family! We do have a few suggestions for the property owner. The pool decking is needing to be resurfaced. It's not terrible but it's starting to crack and chip in many places. If possible, increase the bandwidth of the Internet as it's pretty slow and often couldn't get a connection. The pool table and cues could use some updating. Lastly, you should put better lighting in the kitchen as well as a ceiling fan for better circulation.

Amazing Vacation - Highly Recommend!
Our group of 8 adults (4 couples) spent a week at the Sun Kissed Villa and everyone's expectations were exceeded. The property is beautiful and the location is amazing if you are looking for something low key and private. The beach is very private and we found that it was less windy that other places we visited on the island due to it being tucked into the bay. The water is warm, clear and calm. We never snorkeled, but the neighbors claimed there was a nice reef a short kayak ride down the bay. This property and beach would be perfect for those traveling with kids as well. The home itself was outstanding and with almost all of the walls opening up to the pool and the beach view. There were almost no bugs buzzing around so the doors remained open all day and night until bed time. Some of our party did get bites from little sand bugs, but those who used bug spray hardly got a one. We ate almost every meal at the house and coordinating with Gloria was very simple. We chose the meals, she ordered all the food from the store, prepared and served at our requested meal times. We paid for all the food at the end and we found the cost to be very reasonable (so much cheaper...and tastier... than eating out all week). Her cooking was amazing and one night we had fresh caught lobster. She was also very gracious about making alternatives for a couple of our party that didn't eat specific foods. They have a nice ninja blender at the house and we made all our own drinks. Recommend bringing in the allowed 2 liters of liquor if you plan on making drinks with anything other than rum. You can pack it in checked luggage or buy it at the Montego airport upon arrival. Having a designated driver (Cleveland) and van along with a personal concierge just a call, txt, or email away (Deana) made planning everything very simple and carefree which was a huge help in a new country. Johnno and MaryAnn kept the property crystal clean at all times. Johnno also built us a fantastic fire on the beach one night. We spent one day at the Jewel Runaway Bay all inclusive resort for some golf and spa treatments - it was fun but felt nice to return to our private oasis afterwards. You won't be disappointed if you book the Sun Kissed Villa!

Our Thanksgiving stay
The house is beautiful and well done. It needs a bit of updating and maintaining, especially outside the pool area. The outside grill did not work. Bathrooms were very nicely done, and there was an attached bathroom with every bedroom. The master bathroom toilet had a problem during the entire trip. You had to open the cover and give it a nudge to make it work. Toiletries. The pictures showed they had shampoo, lotion, and body wash, but there was only one bottle in all bathrooms with blue liquid on it. That was not labeled. So make sure to get all your toiletries. Internet: The Internet can be spotty after the rain, so make sure to restart it. The internet works best in the game room, living room, and the dining room and vicinity. The WiFi is spotty in the bedrooms, especially the master bedroom. Beach: the beach is beautiful, but don't expect pristine crystal clear beach. Kids loved it. Perhaps it was because of the weather in November. Kids enjoyed the pool table and the sand toys at the villa. There is also snorkeling gear at the villa, but we did not use it. They also had sunscreen and mosQuito spay. Not sure it was villas or prior guests, but it was convenient. Food: Gloria is a cook at the villa. But we felt very uncomfortable with her attitude during our stay. She had barely any smile on her face and, in fact, her attitude that made us feel uncomfortable — regretting why we did not stay at the hotel. She did cook thanksgiving dinner for us and well as my husband's birthday dinner, and there were days she only cooked one dish the whole day. But my parents and in-laws felt attitude even if she asked them to make tea or coffee. It's like walking in eggshells with her. Perhaps it was us, but it did ruin our trip. The villa did the groceries, and we paid $850+ for a six-day trip. I think it was sleep as we were four adults and two kids for three days and six adults and two kids for the rest of 3 days and we went out to eat a few meals. Other staff members were accommodating. The transportation and tours arranged by the villa were overpriced compared to the other translation around. We learned the hard way. And I an not even comparing with taxis. We were charged $220 to go for dinner 45 min away for a party of 6. We were also quoted to go for lunch $160 one hour away, but we got $100 from another transportation company. They quoted $360 for Glistening tour for 6 and we were able to find it for $150 for 6 including pickup.

Great house, good food
We’re a family of 9 and we’re fairly well-traveled—my sister and brother-in-law spent a year backpacking around the world, I’ve traveled solo to a dozen countries, and as a family we’ve been on three trips before this one. My sister has three kids now, so we looked for somewhere we could enjoy staying just at the house. The house: Pros: It’s beautiful and spacious, a perfect location for relaxing. There are kayaks and a surfboard available to go around the bay in. It’s close enough to Ocho Rios for easy day trips, but far from Negril or Blue Mountain if you’re interested in those. Gloria’s cooking can’t be beat. The staff are all friendly. I love taking pictures and I got lots of good shots of the family having fun just around the house. Cons: We asked for a chocolate cake to celebrate a birthday, which was forgotten. Some exposed wires in the ground around the pool, one of the steps was chipped. The WiFi wasn’t working for most of our stay. The house is far from both the northern and southern ends of the island. The excursions: Most of the trips we went on were absolutely lovely. Space to write is limited, so I’ll just say that we loved them all. It’s difficult to arrange a trip that is not handled by the staff. It seems that visiting somewhere without a tour guide is impossible, even for a hike. This took some getting used to for us, but most tour guides we had were great. One did tell us that he was a volunteer—this was not true As far as we could tell, the prices we got were similar with other places. Transportation fees are per person, which is confusing given that there is one large van for everyone. Tips are suggested for all staff you interact with, within the house and outside. When people gave us prices in USD, they did the math in their favor. Usually we got charged 100 JMD to USD, a 40% “conversion fee”. This happens regularly. Most things in Jamaica are negotiable. If prices are similar to the US, you have a lot of room to ask for something more reasonable. All sellers are very experienced at this and they’re never going to take a deal that’s bad for them, so you’re not being rude. We’ve traveled enough to guess how much something is worth in a country that we’re visiting. In many cases, we were definitely vastly upcharged (as in any foreign country that accepts USD), but on vacation it’s easier to just turn a blind eye. Most of what we experienced is common practice in all the tourist areas of Jamaica.

Wonderful family vacation in beachside villa!
Beautiful house and perfect beach location. We had teens to grandparents age wise and couldn’t have picked a better house. Wonderful staff, Gloria the cook was amazing, so delicious. Maryann kept the house beautifully clean and attended to our needs and Johno the caretaker was always around and builds a great beach bonfire! Deana the concierge arranged various excursions for us and some scuba diving. Would definitely come back!

When Reality Actually Exceeds Your Expectations . . .
First, we'll start by saying that we are "resort people." We have traveled all over the Caribbean over the past 25 years, but always in a resort setting. The service level, food and locations have always kept us coming back. That said, this time we decided to try something new. We started by researching catamarans with a captain and chef. I am sure that we will do that at some point, but not this time. Instead we scoured the Caribbean for something different. We must have looked at 500+ locations and read review after review. Then we found Sun Kissed Villa, the reviews sounded too good to be true. The pictures seems to "extra" to be real. Nothing up was measuring up, so we seemed to keep coming back to this property and finally decided to book. The set up and organization process (travel details, the first two days menu, planning excursions, etc.) was simple, the concierge Deana made everything easy. After many long months of anticipation, we finally arrived. Cleveland picked us up at Montego Bay and we were off. 40 minutes later we crested the hill overlooking "Dry Harbor" and we knew we had arrived, what a view! The staff came out to greet us and we were instantly at ease. Gloria (cooking), Marian (housekeeper) and Jono (groundsman) were delightful. After a quick tour and time to settle, we had a drink and lunch was ready. Little did we know what Gloria was capable of . . . the reviews said she is great for sure, but she's an even better cook than expected. The home is well appointed, tiled throughout with a breezy open feeling. The outside patio was our favorite. We took every meal there and started (coffee and b'fast) and ended (cocktails, cards and laughs) each day in that space as well. The days unfolded and always went too fast, but the constants were there: Gloria's excellent cooking, Marian's warm and friendly wit and Jono's genuine and kind spirit. They all exceeded expectations. Jono LOVES cards and we spent each evening enjoying his company. He is an amazing caring human and builds a monster bon fire! We did take two excursions, the catamaran trip and a night swim in the bioluminescent waters near Falmouth. Both were excellent and worth the money. Sun Kissed Villa was better than expected. What was even more impressive is that the Sun Kissed Villa Team EXCEEDED our expectations in every way. Miss you already Gloria, Marian, Jono and Deana! We will be back!

Amazing Family Getaway
Sun Kissed Villa was the perfect place for our family spring break vacation! The staff was friendly and accommodating to all in our group. The concierge was attentive and available to us at any hour - even late night when we thought we may need a doctor. The pictures really DO reflect the beauty and comfort of the Villa. We definitely recommend staying at Sun Kissed and would book it ourselves again!

Spring Break Trip with our Besties!
We had a wonderful week at Sun Kissed Villa with our three best friend couples! We gave it 4 stars just because the house had a few issues and some little things that needed to be fixed to make it 5 star. BUT, the house was spacious and nice, and it was great to be right on the beach and also have our own pool! The staff was definitely 5 star - Gloria's cooking was out of this world, and Johno and Marion took good care of us too!! We had a great time with LOTS of laughs!

Great place to relax!
Loved the place! Great staff to take care of you during your stay! Pictures do a great job reflecting this very comfortable home. Beach steps away, fabulous pool, and warm caring staff! If you are looking for a place to get away from it all and relax, this is the place! Gloria is a fabulous cook, Marianne takes excellent care of the home and is always on the move, and Johnno will look out for the place at night and the pool and yard! Really stayed unplugged and relaxed with 7 days of sun and 80's! Valerie
