Excelente servicio.
Un hotel antiguo, limpio, muy bien ubicado y acogedor. La atención de Luca fue excelente, con mucha disposición a ayudar, en todo momento. La única dificultad fue que nos tocó el piso más alto sin ascensor.

El lugar está perfectamente ubicado. A pocos metros del vaporetto, puente de Rialto, plaza San Marcos. La habitación es muy espaciosa y prolija. La limpieza, excelente. El detalle negativo que destaco es que nos tocó una habitación en el 3° piso y son muchos escalones para subir con las valijas. Fue realmente incómodo y cansasor. Volvería solo al 1° piso. El personal suoer atento y agradable. Nos facilitaron un mapa y respondieron todas nuestras consultas turisticas

Perfecto, mejor de lo que imaginábamos, muy céntrico, el personal muy amable y dispuesto. Fuimos con nuestras hijas de 12 y 14 años nos alojamos en una habitación cuadruple y estuvimos de maravilla. Totalmente recomendable. Seguro repetiremos!!!

The host was amazing, very friendly and helpful. The accommodations were good. We were only there one night, but it was a very convenient location!! The wifi was quite slow and shower water pressure was low, but the place was clean and comfortable for sure.

Très bon accueil, les gérants sont aux petits soins et les petits déjeuners proposés formidables avec des produits frais italiens ou internationaux, fruits de saison, croissants chauds… les chambres sont spacieuses et propres (électricité est parfois arrêtée mais il suffit de rallumer avec une clé), la literie recente, les lits parfaitement refaits chaque jour. C’est très calme car dans une petite rue non passante, un petit point noir est peut-être la difficulté de trouver l’hôtel au départ et l’absence d’ascenseur quand la chambre se trouve au 4eme étage. Mais sinon très bonne impression générale.

My husband and I enjoyed staying at this place Old building but clean and have everything we needed Location is excellent Walkable to everywhere Luca at the office was very kind and helpful He even carried my luggage up to my room after I checked in Also he let us leave our luggages there after we checked out because our flight to London was late evening And he emailed us instructions about finding place so we didn’t have any trouble to find it Just one thing I don’t like was that there is no elevator but it worked out okay for us

Although the location was fine, the space was meh. Shower was the smallest ever, the Wi-Fi never worked, the a/c didn’t cool the space down, 3 story carrying luggage. On top of that we got in mid day and there was no service with the key left on the counter. I would have selected a different location had we known.

This was a great place to stay, very clean and very comfortable. It had plenty of space and A/C!!! The host was so welcoming and helpful. We arrived early and were able to stash our bags and walk around Venice then come back. As well we had to checkout well before our train was leaving, so they held our bags for us so we could explore the city before picking up the bags. I had a fragile mask in a bag and they were very careful with it and communicated it to everyone in the staff to be careful with it. I highly recommend. I would stay here again if I ever go back to Venice.

Property is centrally located. Clean, basic room with a mini fridge. Big plus we had a AC that worked. No elevators, so be prepared to carry your luggages up the stairs. The host was very professional and helpful.

We booked with this hotel because Expedia listed Air Conditioning as an amenity. When we arrived, we learned there are stipulations such as daily surcharges and also certain months when AC cannot be used. There is also an optional, daily fee to use appliances such the mini fridge. The cost is not worrisome to me. I believe businesses should stand to make a profit. But the bait and switch nature of this operation was disheartening. If there are certain months of the year when the AC units will not be operating, it should be explained up front on the Expedia listing. What if my wife is pregnant and I want to make her as comfortable as possible? Also, the hotel operator (Luca) did not follow through on his communications. For example, he committed to check if a fan was available for me to borrow. During another conversation, he offered to leave mosquito repellent in our room in case we needed to open the windows at night. Neither one of these solutions materialized, which is totally acceptable. But Luca didn't close the communication to at least tell us he came up empty handed. My wife and I felt we were being deceived, so we checked out earlier than scheduled and we booked another hotel in the area. We didn't care to seek any reimbursement as to honour the reservation. On the bright side, the woman we dealt with at checkout was very lovely, and the property is very clean. But if you intend to pay for and use the AC, I recommend you confirm this ahead of time.

Negatives und positives gibt es zu beachten.
Bei der Buchungsbestätigung ein ungutes Gefühl bekommen. Eine sehr lange E-Mail in Blocksatz mit allen möglichen Kosten und Wenns und Abers. Im Betreff aufgeführt: KEINE Stornierung möglich!!!, was ja bei der Buchung klar war. Erst dann erfahren bei late Check-In extra Kosten von 30€. Dies steht ganz klein versteckt im Text und muss extra aufgeklappt werden. Keine Person hat uns um 22 Uhr empfangen sondern haben geklingelt und wurde geöffnet und Schlüssel erhalten.Ohne Probleme. Unser Zimmer liegt an einem Hauptweg für Touristen und ist 24h sehr laut. Haben mit Ohropax geschlafen. Ab dem 2ten Abend konnten wir netterweise das Zimmer auf die ruhige Seite wechseln. Dort ist es trotz dem Zentrum sehr ruhig. Matratzen machen wie bereits bei anderen beschrieben sehr viel Geräusche und sehr alt und unbequem. Zimmer sehr nett. Am letzten Tag war plötzlich der Tisch und 1 Stuhl verschwunden ohne Kommentar. Konnte den Koffer nach Check-Out unterstellen. Wir kommen gerne wieder, denn war für uns insgesamt gut! Lage wirklich ideal zum Erkunden der Stadt. Noch nie so zentral gewohnt. Insgesamt gutes Preis-Leistungs-Verhältnis. Luca war zu uns sehr nett und hilfsbereit.

Sehr geehrter Herr Wilke,Vielen Dank, dass Sie sich die Zeit für Ihr Feedback genommen haben.Ich bin sehr beeindruckt von der Tatsache, dass Sie nicht vor dem Late Check-in informiert wurden,(da die Zeit von 14 bis 20 überall und mit der normalen Schrift geschrieben wird...;-)...).Auch die "sehr alten" Matratzen müsste ich bemängelnda sie vor 4 Jahren gewechselt wurden.Ich freue mich jedoch, dass Sie eine gute Zeit hatten-----------------------------------------Dear Mr. WilkeThanks for taking the time for your feedback.I am very struck by the fact that you were not informed before the late check in, (since the time from 14 to 20 is written everywhere and with the regular font...;-)...).I would also have to complain about the "very old" mattressessince they were changed 4 years ago.However, I'm glad you had a good time.

Clean, spacious room - very well located - short walk to both Rialto bridge and St. Marks but just far enough off the main path to feel less in the mayhem - though a couple nights 4 am street noise was annoying/disturbing. Nice breakfast - staff very helpful. Would recommend.

Hidden fees, horrible service and amenities
A huge disappointment!!! It is listed as a B&B but charges an additional $16/ person/ day for any breakfast. Then there is an additional $30 fee for checking in late even though I explained our plane arrived at 7pm. (**late check-is defined as after 8pm**) They charged us twice on our credit card for a hold in case of any incidentals. AND they insisted the $3 tax per day be paid in CASH. They said something about saving money so they didn't have to pay additional taxes??? It seemed really suspicious and I felt very uncomfortable. The room was not convenient either. There were 2 mirrors in the room but both were in the bathroom so it was difficult to get ready. Also there was only 1 wardrobe closet so you are not able to take out clothes

Great stay at the b&b - quirky but lovely ‘townhouse’ right in the centre. Staff were great, room really nice, clean and comfortable: We would have liked to have got the breakfast included - you only get that booking direct - as it was €14pp after booking, but lots of great places around the area for breakfast. Only gripe was €30 charge for arriving late when there wasn’t anyone there to greet us and was buzzed in remotely, which seemed high. Overall great - will definitely use again

Location excellent. Very clean and bed comfortable and large. Plenty of space in bedroom. Very traditional Venetian - tall house close to others but not noisy from outside. Has a hairdryer and plenty of towels and room is tidied and bed made each day. There is no lift but that is the nature of such an old building. Would benefit from a long mirror in the bedroom but not essential.

The property is so central to st Marks square and Rialto, a perfect base for exploring Venice. Luca was very nice and explained everything. There are lots of stairs at the property, we were on the 4th floor for us this was ok but an older couple may struggle. The room was basic but clean and we had a view of the bell tower

This is an absolutely beautiful property right in the heart of the action. Minutes from all the main attractions and ferry stops. The room was old a beautiful, the bed was comfortable and the bathroom was nice. Lots of large windows to open and avoid the use of the AC. We did check the AC though and it was cool and effecient. Also Luca is amazing! 10/10 would stay again.
