Bass and Battlefields
The location is outstanding, across the street from the river, and if your are a fly fisherman it’s nervana. We were able to fish early and late in the day, with great success.

Great property and great location!
Although the house is small, it easily managed our party of six! The location is beautiful and very close to downtown Fredericksburg and many fun activities. Would highly recommend and we will consider this property in the future!

Relaxing and quiet
We were in Fredericksburg for our granddaughter's wedding. There were lots of activities leading up and after the wedding. This cottage was the perfect place for us, the older ones to escape and enjoy some much-needed rest and relaxation. Everything was perfect. I would recommend this river cottage to anyone young or old.

Perfect Fredericksburg Stay
The location of this listing is perfect. You're right across a street from the Rappahannock River, and the property is great for kids. Very well maintained, and fun to stay at. Would stay there again

Charming cottage
Our family stayed at this sweet little cottage while in the area for a few days. It was clean and had everything you'd need as far as kitchen utensils, etc. There was even a well stocked shelf of toys and games for the kids. It was conveniently located to restaurants, shopping and the kids enjoyed walking across the street to the river in the evenings. Although we didn't use it, the fire pit was a really nice option outside. Check in and check out was very easy and the property managers number was handy although we didnt need to use it. This was a great spot to stay!

Amazing location
We absolutely loved the cottage. The location was amazing and the cottage was just lovely. Patti does a great of job of supplying all the little extras you may need to make your stay perfect. One of the best places I've ever stayed in terms of a BnB. Incredible amenities, extremely quiet, comfortable and accommodating. LOVED the backyard area and just overall one of the BEST places to stay. I HIGHLY recommend this to anyone passing through Fredericksburg or wanting a sanctuary to unwind the brain and soul.

Cute cottage
The cottage was exactly what we needed for a night. We stopped on our way to our vacation destination. It was a cute little place with everything you need. The beds were comfortable. The lights out back were really nice. Unfortunately we were not there long enough to enjoy it. We will defiantly be back when we have time to enjoy the area.

Quick Trip
We came in town for my grandfather's funeral and in spite of the occasion the kids loved the trip. The place has plenty of room, tons of toys and games for them and super comfy beds. You can tell the owner really thought of everything. We love staying in houses so we can cook and save money on food and the kitchen was perfect. We had everything we needed to make a wonderful breakfast. The property was fantastic and the kids loved exploring the back yard and woods. After check out we went to park next door and the river was beautiful. Side note: coolest thing they had was the bluetooth speaker and light in the shower.

We were only in Fredericksburg for one evening, but we really loved the river cottage. We were even talking about coming back in the summer just for a couple nights. The cottage was small and very comfortable. The house was extremely well appointed and the owners thought of everything! I would highly recommend the River cottage to anyone looking to come to the Fredericksburg area for any amount of time. The location is very close to downtown Fredericksburg and easily accessible from 95. However, the location is very quiet and private. It is across the street from a beach/park on the Rappahannock river so there may be more people and traffic during the heat of the summer. But it is also an excellent location if you just want to go to the beach yourself .

Family visit
My son lives in Fredricksburg so needed a place to hold the family for a visit. This place was perfect location to my son and loved the yard space. The provided coffee and shampoo/conditioner was a great bonus.

The cottage is exactly as advertise and very clean. Host is responsive and has thoughtfully provided almost anything guests could need. We were with elderly parents in town for a family wedding and it was a perfect way for us to take care of them and give everyone space, security and privacy. My 86 year old dad enjoyed reading in the sun at the picnic table, and really wanted a firepit gathering but the wedding ran too late. He was able to walk to the river and to view a rugby game on the field across the street. My 84 year old mom was happy to sit on the couch with the huge TV blasting while we were out running last minute errands and fetching lunch for them from Billigan's barbecue. They didn't need to navigate the brick sidewalks and loud restaurants downtown but we younger people could and did. It was a beautiful day and the streets were filled with families in costume trick or treating at the downtown shops. My daughter and sister had a run on the park trail. After the wedding We were able to leave the exhausted folks in the cottage while we joined the bridal party at bars downtown for a few hours of post-wedding revelry. Many people thought the bride, still in her gown, was in costume! It was great fun. We all ended the weekend with walk to Amy's Cafe for Sunday brunch.

Everything you need and nothing you don't.
The place is older and small but the yard is plenty of big and it's comfy enough to sleep a full night. It's nearby to Amy's Cafe, which is a must-visit. I can't recommend this place enough.

Road trip stop
Stayed here one night as a resting stop on a long move from South Georgia to PA. It was everything we could want or need. A very clean, well-maintained small cottage. I definitely recommend it.

A Visit with our Fredericksburg Family
This was the perfect little house for my husband and myself. Very clean, private, and easy to find. We had no problems and Patti checked in on us by text to make sure we were fine. Great place close to everything we needed
We stayed at this cottage for our daughter’s wedding weekend. We needed the space to prepare the decorations and the kitchen for icing/decorating the cake. It was minutes from the venue and the park where we had a brunch the next day. There were lots of good restaurants within minutes. The house was well stocked with towels/ kitchen items, etc. There were outside activities which we used a bit, which would be fun at a less busy time.

Good place to rest your head
Clean small cottage by the river. It was easy to find and owner had great communication. Backyard is set up to hang out and play games though the yard definitely needed to be mowed. The cottage itself was clean and appeared comfy. Unfortunately the air freshener in the living room is very loud and goes off every 15 minutes. It is also a river cottage and does have some small insects crawling around. Kitchen, living room, and bedrooms were all great. Bathroom shower needs some upgrades. It was a one night stop on a long road trip for us and served its purpose. I don’t think it would have worked for our family to stay for multiple days.

Weekend getaway
The River Cottage was just what my friends and I needed to get away for a nice fall weekend. Our getaway was a horror movie marathon, and the living room had a perfect set up for the 5 of us to watch movies all weekend. Streaming services were easily navigated on the TV! The kitchen was well stocked; we did lots of cooking and had everything we needed. Bedrooms were nice with clean linens and plenty of room. Bathroom was clean and convenient. Though we didn't get to take advantage of it much, the backyard set up was charming and relaxing. Is recommend this property to anyone coming through the area. Thank you!

Well rested
This was a nice place to stay as resting point on our trip from North Carolina to Massachusetts. The House was cool and comfortable and in a good location. We didn't really get a chance to experience all Fredeicksburg has to offer as it was a short stay. It seamed as if there was plenty to do in the area if we had stayed longer. Overall a pleasant experience.

The home was filled with previous guests food and liquor. We had mice both nights we were there, and things just weren't clean. I would not stay there again.

Joseph, Thank you for taking time to write a review, however, the alcohol, eggs, bread, milk and bottled water were items I provided and most guests appreciate. I am extremely sorry you did not. Additionally, I have a contract with a local pest control company that inspects the home and premises on a monthly basis for prevention purposes. Never have they informed me of any evidence of mice or other pests. In the future, I would recommend reporting issues to the host in real time. I always strive to do anything possible to make my guests happy and I am passionate about providing the most enjoyable experience possible!

Fantastic getaway

Great hosts, well appointed cottage
My best friend and I had the pleasure of staying for five nights at the Rappahonack River Cottage.Patti and Freddie pretty much thought of everything as far as comfort goes. The beds were very comfortable. The cottage is conveniently located to many historic sites and places to see. There was everything we needed to make our stay a pleasant one. There was coffee, tea,milk ,eggs and many other food items all of which were available for us to enjoy f we wanted them. The cottage was clean, everything worked ,it was quiet and any questions we had were promptly answered by Patti. We weren't able to enjoy the yard or go across the street to the river because it rained several times while we were there and there were big puddles everywhere. In good weather I know it would have been great to make use of all the outside equipment provided. There were bicycles and we noticed a river tube too as well as outside seating and a grill. We highly recommend the cottage to anyone with a love of outdoors and peace and quiet.

Perfect urban retreat
The cabin is about the size of an apartment and set up in a similar way. I stayed with two friends which gave us all our own rooms. The beds were very comfortable and the rooms were set up in a different way from each other to meet any needs. The kitchen was clean and had a few groceries left by previous guests which was convenient as there was no need to buy extra spices. The towels and wash clothes were provided as were a few toiletries if you had forgot them. The location is very close to many stores and shops, however the traffic can be very heavy and I would not reccomend a new or nervous driver to attempt to get around on their own. Overall, great house, great surroundings, and comfortable. (Also, washer/dryer and dishwasher are included as are all baking and cooking essentials.)

Delightful Cottage
Super convenient location and provides all the necessities. Directly across from the river with beautiful walking paths and nearby skateboard park and sports fields. Easily get yo all the historic areas and The Marine Basic School. Excellent hosts who are exceptionally available and very kind. Would definitely stay there again if I were in the area.

Super convenient! Wonderful owners!
We had a fantastic stay! We have stayed in a lot of home away homes. This home was stocked better than anywhere else we have ever stayed. I ripped my leggings right before Thanksgiving dinner and there was even a small sewing kit! Patti was such an amazing host. We have family in the area and hope to stay here again!
