Excelente ubicacion
A pocos pasos de la terminal de buses de tira se encuentra el hotel una excelente vista desde la terraza y de algunas de sus habitaciones, desayuno muy completo, y el personal realmente amable, recomendado.

Hotel bien ubicado, con instalaciones algo viejas
El hotel esta bien ubicado, en pleno centro de fira. La habitación es amplia, pero la cama un poco vieja. Las imagenes muestran piscina, la cual no pertenece al hotel, si a uno que se encuentra a 100 metros, la cual se puede utilizar. El desayuno esta bien. Las personas quebtrabajan en el hotel son muy amables.

Had booked the Theoxenia for two nights. We were asked on the day of arrival the exact arrival time so they could make sure our room was ready, but we were informed upon arrival that something had happened that delayed other guests regarding their cruise ship schedule and so we were moved to another hotel. The exact situation was a little unclear as it was difficult to understand the receptionist. She was extremely nice and apologetic, and I understand things happen, but it was unclear to me why we were the ones relocated, instead of the guests with delays, to another hotel when we were there on our booked dates and why we weren't informed of this change until we arrived. We had specifically chosen the Theoxenia. The hotel we were rebooked at, The Delion, was very nice and accommodating, but it was down a very slippery, steep, set of stairs, which was very challenging due to my physical balance problems. The whole situation got extremely weird when the Theoxenia receptionist showed us to our room in the new hotel and then offered us an envelope of cash as way of apology for the inconvenience, left us, and showed up again 15 minutes later asking for the cash back, that she had given it to us by mistake! Our names were even written on the envelope we were handed! It was just a very strange and subpar situation. The hotel we ended up at was nice enough, but we feel that we didn't get the experience we paid for.

Thank you for the feedback and great detail of what you encountered. To clarify: The envelope was meant to be given for payment for your urgent relocation to your new hotel receptionist, not you. The amount mentioned was practically the same amount you have paid for your room without any corresponding commissions and taxes. The receptionist as a trainee had to deal with an urgent situation that needed immediate resolution in order to minimize any delays on your checking in. As needs of the hotel are constant and guest’s desires must be addressed as soon as possible we decided to provide you a room at the famous Caldera where steps are involved in all occasions. We were not notified that a disability issue was part of your room reservation thus this decision, practically to even things and have you in a room by the cliffside. If you had attempted to explain at check in, a different choice would have been made as Fira town has numerous hotels next to each other. Addressing this review, we believe it is unfair as you practically never stayed at Theoxenia. Apologies again for your discomfort.

Wonderfully comfortable and friendly stay
Extraordinarily friendly and helpful from the moment I arrived, this was a fantastic experience. Spectacular views from the room balcony. Breakfast served was excellent. Room and bathroom were spacious and clean. Bottles of water provided. Good heating for cool nights. Bed nice and comfortable. Plenty of storage space. Shower has good hot water and water pressure. Adequate charging points. Excellent airport pick-up and drop off service. An absolutely wonderful stay and hopefully I will get a chance to re-visit.

ホテルのスタッフも皆さん本当に驚くくらいとても感じが良く、お部屋もとても広くて清潔で立地も最高。朝食も屋上テラスで朝日を見ながら食べれて、夜は夕陽、星空が観れてこれまた大満足。 強いてネックを挙げるなら①出かける際に毎回カギを預ける必要があること②観光税の支払いが現金のみ③私たちの部屋はバスタブはあったけど栓がなくて聞きに行ったら『水を流さないといけないから栓はない』という返事。せっかくバスタブをリクエストしたのに意味ないなと微妙な気持ちに④連泊しても朝食の内容は全く変わらないから初日の感動が薄れてしまうのが残念。 それでも次回泊まるか？と聞かれたら、もちろんイエス！そのくらい、本当にスタッフさんもお部屋も感じが良くてステキなホテルでした！

The hotel was amazing all around! From the breathtaking views of the caldera, breakfast served out on the terraces, and Michael who was so very helpful from the moment we arrived made our trip to Santorini one never to be forgotten. All of the staff were very hospitable and went out of their way to assist with transportation and give advice on things to do in town. I will definitely be coming back here!

Very well located for a short visit to Santorini. We had a sea/caldera view from the large terrace- well worth paying a bit more for. A small water (bathroom) issue, which I think will be addressed having raised it, but otherwise the service, including tasty breakfast on the terrace, was very good indeed.

A secret gem, this hotel is right in Thira however provides a calm place to relax after a day of activities. The property had excellent accommodation and facilities. The staff were very attentive to our needs, the breakfast was amazing and everything was literally only a few steps away.

Theoxenia Caldera in Fira Santorini was an incredibly clean, with large rooms. We stayed in room #2, Monterra(?) . The terrace has amazing views of the sunset behind the volcanic island and the white rock. While we did not use it in early season, the outdoor pool with water jets provides for extra ordinary views. It's nestled above the shopping stores on the main walk way. Two amazing ice cream shops right at your desire's door step. The rooms were spacious with a balcony. Our room balcony looked over the street and the amazing waters of the Santorini. However, we had limited views due to the buildings in front of us. If you are tall, you can see the water and the volcano - else get to the terrace. The staff was extremely helpful, kind and attentive. We had an issue with the toilet flush not working well and they looked into it right away. Getting to hotel from airport is a 30 Euro drop (pre-season) and a bus is available back to port or airport for about 2 Euro's. Either way, you have to walk about 3 city blocks to get to hotel from any transport option. If you don't like going up the stairs for any number of reasons, this is not the place for you as it has about 14 odd steps to get from street level to lobby. No elevator that we could see. Over all, a great experience. We would stay here again.

Very friendly staff, gorgeous view and delicious breakfast served in the room. Picture perfect location, centrally located on the island and a 5 minute walk to the bus stop to visit other areas. Highly recommended!

Good location no such view as advertised
The hotel has a good location. The staff was very nice. We were disappointed that almost none of the rooms have an ocean view, but a building in front of the room. It doesn't look like the picture, you can have a nice view from the terrace only. The room reservation didn't say that there was no view as the staff claimed.

This is because you had booked a room with city view and not Caldera/Volcano view. You could always walk up the 17 steps to the second floor to enjoy our terraces and patios that view the Caldera. It is rare that some guests do not read any of our descriptions and then feel they were misinformed. We loved this hotel. The location is ideally situated, the sea view spectacular. Because of Covid, our ample and delicious breakfast was delivered to our room at our requested time. When we weren’t out exploring the island, we could gaze at the sea while wearing the hotel bathrobes, basking in the lap of luxury. The staff provided helpful suggestions to maximize the enjoyment of our experience.

I generally don't write reviews but I am super excited to write this one. This is the best hotel we ever stayed. A-class service hands down. The owner is genuinely a very nice person, who made us feel like we are his extended family. He is super responsive - we sent a few messages prior to our arrival and received responses within a few minutes of sending. We had made a last minute request to pick us up from the airport and he sent his staff to pick us up. Upon arrival, he gave us wonderful tips such as what is open/closed during the winter time we were in, where restaurants, nearby rental car locations are, best spots to take Caldera pictures in Fira and best landmarks/tourist spots to visit in Oia including the best spots for sunset viewing. The breakfast served was delicious...served to our room due to Coronoa restrictions. Hotel is in a great location, our room offered wonderful Caldera view. Our return flight was on Christmas day and so public transportation was not available. The owner was kind and gave us a ride to airport. We are so glad we chose this hotel during our unforgettable trip to Santorini.

Theoxenia is a very small hotel with great people and knowledge of the island, as we are serving guests for many many years already, from generation to generation and until this Volcano island completely re-destroys itself we hope to be here to assist people in getting to know this island as much as possible for these few days while in Santorini. All the staff was excellent specially George he went above and beyond to make sure all our needs were met. I had my 87 year old mother with me and he was always so worry that everything she needed was available. I have gone three times to Santorini but this has been the best place I have ever stayed. The view was wonderful and the room was huge and the price was so reasonable

Hotel is very disappointing! The nice pictures of the pool are from the sister hotel, not in this hotel, jacuzzi not working, no water pressure and rooms need to be updated. View is perfect but so is every hotel here. Will not come back here .

Thank you for your feedback. For the past 20 years we have no pool but we are using the Aressana's one. Jacuzzi is working just fine but is not heated when the temperature outside is 30-36 Celcius, but on day temperatures to use as refreshing whirlpool. Rooms are outdated although we have made changes the past 4 years and we are working on our next renovation, thus the inexpensive room rates in comparison to the rooms from the rest of the Hotels in the area. And yes, there are plenty of Hotels around, but obviously you chose us for the good reviews and the price comparison. Again, thank you for your kind feedback and generous rating.
