I find it hard to believe this is a Wyndham Property! Screens in the front windows torn, plastic tarps taped with ducktape lining the halls, tall grass and weeds in ftont yard. I called to make sure I had reserved 2 beds the day before our arrival, did not have 2 beds at all. Peeling popcorn ceilng, smelled like cigaretes and pot. Would have left to go somewhere else but its the only thing in Smithville for 1 night. I DO NOT recommend this hotel. Advertised price $63 with taxes and fees $83.

I had reserved a 2 Double Bed room weeks ago. When I got there, the front desk was outside the front door smoking. We were carrying all of our stuff in and she asked if we were checking in. Umm, yes. So she came in and did the check-in pretty well. While heading up to our room, it was obvious that most others there were residents, not travelers. The halls reeked of smoke. When we finally got to our room, there was only one double bed.I went to the front desk again, and it took one of the "residents" finding her to finally get service. The best she was able to offer us was one Queen bed. We ended up having to cancel and scramble to find another hotel last minute in the late hours of the night.

When we arrived at about 9 at night, there were young adults smoking pot by the entrance while visiting with the night clerk. The room next to us was noisy and banging till about 2 am. The room did not have a working TV. Under repairs. At about midnight we heard someone trying to get into our room and asked what they were doing. They said they were trying to get in and apologized. Very weird. When speaking in the morning with the office, they had said the repair men were checking the room as they thought there was no hot water and thought the room was empty. Odd time to check, and we had hot water as well. Asked if we could change rooms for the next night and they said they would see what they could do, with no promises. Thankfully they refunded our second night as there was no way we were staying another night.

Terrible hotel!!!
The siding. On the exterior is broken. The ouside lights blink and don’t all work. The keycard locks on the main entrances are deactivated so anyone can walk in. Now to the room. The bathroom ceiling was moldy. (See photo). The floors were not cleaned well. One of the beds felt like the base may have been broken and was very wobbly. There was food in the fridge when we arrived. The hotel was non refundable so we didn’t even try to get our money back. If we could give this hotel 0 stars. We would.

I like that the room I was assigned had faux hardwood floors....I feel like it reduced the amount of potential germs & viruses that can spread. The room was clean and odor free it came equipped with the necessities like, fridge, microwave, and coffee pot. The staff were very helpful if you needed anything and guests were friendly and helpful as well...There was continental breakfast included at this location which included cold cereal, some snack items, and a waffle maker.The waffles are great 😊. Overall it was a pleasant stay and I'd definitely book reservations here again. If you're looking for a five star stay I'd absolutely recommend this location.

This place was rather good for a hotel of its class. The room was clean, the staff very friendly and helpful. Very quiet area with a goid selections of dining option in walking vicinity. It's a bit far away from the city itself; therefore, if you want to explore the city, I'd strongly recommend having a vehicle as Uber and Lyft may take a while to reach over there.

It’s what I would expect for the price range. The check-in and check out was fine. They gave us key cards, which was cool. When I got into the room, there was a VERY strong antiseptic smell. It was overwhelming. I had to step outside to breathe. As for the other stuff, we had normal hotel/motel stuff: a queen size bed, a mini fridge, microwave, and a TV. We were tired so we didn’t use it much. As for the facilities, there was a regular sink/mirror, and a bathroom. It had a toilet and a shower/bath combo. The water pressure was ok, but not too much pressure. Again, it was ok. Other things: the AC was cold, but can be noisy at times. And, the walls are thin, and can hear some outside guest noises. Oh, and the bed was a firm mattress. There were other little things that they did well, but I didn’t notice because I was tired and only stayed the night.

As we entered our room large clumps of mud were noticed on the floor. This was followed by a ripped window screen, hair on the bathroom floor, and a large water stained ceiling tile in the bathroom. Cleanliness was questionable at best. Definitely checked for bedbugs before crawling into bed.

The property needs to be updated. There was a very musty smell in the room and the furniture was randomly placed in the room. The bed was sufficiently comfortable and the staff were friendly. It was also nice that they had some complimentary breakfast foods to start the day before leaving for our meetings.

We were charged $80 the morning of our reservation, before we even arrived. Upon check-in we were charged for 2 nights plus a $50 security deposit. They tried to explain that the $80 was to reserve the room and would be put back on the card as soon as we paid in full and that we would also get the security deposit back upon check out. Neither the $80 nor the $50 are advertised anywhere on their website, Expedia’s website, or posted inside their hotel. We have also yet to be refunded. The room was fine but not worth the hassle of being charged twice as much as we budgeted for the room on the busiest weekend Kansas City has seen maybe ever. They knew we had no options to go anywhere else.

It is an older facility but has been updated. Staff was friendly, efficient. Our room had been updated, was clean, everything worked and quiet. Price of the room was less expensive than motels in KC. We are in our 70s, visiting grandchildren and would recommend this Smithville motel. We will stay there again.

The front desk lady was very nice, but using a new computer system and it took about ten min to verify that we had a pre-paid before we got to go to our room. Then the room key didn't work or the next one either, so another ten minutes to enter the room. We were tired to start with, but this made our visit a challenge to enjoy. They need to vaccum a lot of dust out of the light fixture about the shower, but water damage on the bath ceiling.

Sheets on bed were stained like grease or burn marks? Breakfast could have offered bagels or a protein. Staff was very nice and welcoming
