Nice property
Location was great for us as the family we were visiting was only about a 10 minute drive into Lee’s summit. The property is peaceful and the hot tub was a nice touch.

Great family get away
We stayed there with family including a 2yr old and infant. The rooms were clean there was plenty of room to play. 2yr old ran around outside. The kitchen was a nice size for cooking. We ate and played games around a good sized table. Furniture had wear and tear but we were okay with that.

Late Christmas
Nice guest house worked well for our extended family to celebrate late Christmas. Is wheelchair accessible which was a necessity for us. Location perfect for us close to Lees Summit.

Please invest in a home inspector to identify / fix property challenges
In 40 years of staying in all types of accommodations we’ve never left a poor review. This property and the poor communication with the property manager compels us to leave one here. My intention was to include the whole text thread for context, but we only have 1,500 characters here. The following is a piece of our text thread after bringing the initial list of challenges to the property manager’s attention. Property manager text @ 7:54 AM: I totally understand I will let my maintenance crew know that you will be leaving and will have them reclean after you leave They should be here around 11am I get that you can’t stay in a disgusting place with your family. Reviews are real Hole in carpet is a floor drain needed for if they is any flooding with ADA complaint home Leak in ceiling spots are from 9 years ago no active mold just old water damage I understand it’s unexceptionable It’s disgusting and you all will need to leave. I wish we could have made it work Our text reply @ 9:26 AM: Hi Bre, We’re out. The towel rack came off the holder in the master bath when the towel was taken off this morning. Just seems like a set screw tightening. The property manager wouldn’t process a partial refund after releasing us though and stopped communicating with us 6 days ago, 5 days before the original check out day, despite multiple attempts from our side.

Quick Family Trip
We met our adult children for Monday Night Football & Pre-Thanksgiving get together! The ease of getting to Arrowhead Stadium was great! We spent all day the following day just hanging out together & this place was perfect! It had everything we needed and was so comfortable! We would highly recommend!

Nice Stay & Great Location
The location was very handy to everything we had to do and to family. We came into town for a wedding and it was close proximity to the wedding venue and meeting with family in Lee’s Summit. The neighborhood was in a very nice community of other homes. Communication with Bre was great. She was very kind and responsive when I messaged her.

Great Place - close to KC, but in the country
We enjoyed our stay. Clean and comfortable and convenient. I have 4 brothers who came into town for a few days. We played golf, and did a lot of other things around KC. Great place. Thanks.

We were in the are for our son’s wedding, he lives in Lees Summit and the wedding was at Powell Gardens. The house was close to both places. Bre responded to all of my inquiries quickly and was extremely helpful.

Family gathering
The unit is very nice and it’s in a great neighborhood. The cleanliness of the unit was not good. Furniture was dirty, and some of it was broken. If they get a new cleaning crew, I would highly recommend this place.

Baby Shower stay
We were in town for my daughters baby shower, usually I stay with one of my daughters when I come, however, since I had so much to do I decided to rent a place. Main reason I rented here was the kitchen. I had so much room to prep everything plus had enough room for everyone who came from out of town. Very nice house, relaxing. My sister met the young lady who took care of the property, said she was very friendly and helpful. Definitely will recommend to anyone who may be looking for a rental when visiting the KC area.

Wedding week
We chose this property because of the location and the amount of sleep space available for our family. The unit was spacious enough for our littles to run around and allowed private space for each of our 2 children and their families. That completes the positive! The entire space was not clean or neat. We were very disappointed in the condition of the furnishings. Multiple dirty and damaged items. We decided to just make the most of it. I could make a long extensive list of ways to improve this listing. If someone is seriously interested in specifics I would be happy to discuss our observations. This listing is missing the mark. Could be improved with a bit of TLC.

Thank you for staying in our home. Yes the 8 acre country guest house is a rental with solid oak cabinets, ADA friendly step in home over 1800 sqft It is a rental so some wear annually to scuffed walls but those are repaired touched up annually. Furniture is professionally cleaned and sanitized often as well Maybe an update on some chairs out front could be done soon. Thanks for the notes

Great location
House was perfect for wedding location, close to freeway, stores, gas station. House could definitely use some updating and little TLC. Lots of cars came in/out of the shared driveway (even a motor home, food delivery service, & horse trailer)

Thank you for staying. Yes, it is a large estate on 8 acres and there are two homes on the property. Both are available for rent if you do not rent both there is a shared driveway but not shared parking plenty of parking for both homes.

Recent
Location of property was ideal for the locations of the events we attended. The cleanliness of the property was poor, looked like it had not been cleaned for months. Bre did offer to send over a crew to clean it. Also, it is in need of minor repairs and paint. When you check in you do not want to spend your time taking pictures and documenting issues, so you do not get blamed for the damage that you did not cause. Bre did respond promptly to our text message in regard to some of the issues and need for additional hand towels.

Peaceful & Comfy
Quiet, comfortable stay on peaceful and pretty grounds. Great location that is easy to get in and out of and travel to the city or Lees Summit or Blue Springs and lots of dining options and grocery stores nearby. Had pretty much any amenity you could need (kitchen tools, etc.). Don’t expect brand new, immaculate, top-of-the line furniture, appliances, etc. BUT it makes sense here as it is a well-lived in, family-friendly home. The master bed was super comfy. The host was kind, responsive, and easy to work with leading up to our stay. I would definitely stay here again if in the area.

Our "go-to" spot in Missouri
We first discovered the Boutique Cottage in 2019, and it has become our "go-to" place to stay each year when we travel to visit family and friends in Missouri. We'd much prefer this large, spacious, well-equipped guest house over staying in a cramped hotel room, and we're thrilled to be able to bring our two little 5-pound dogs with us. The property is located in a peaceful, quiet, safe area, gets us away from the hectic activity of the city, yet has excellent, quick access to everything we need. Owners are very friendly and great to deal with, and respond quickly to any questions. Whenever possible, we actually plan our trips back to Missouri around availability of the Boutique Cottage, as it's by far our first choice for "home away from home" in the area! We stayed 4 nights at the property with our grandkids while they were on Spring Break. The home was easy to find - very close to plenty of local attractions - and plenty big enough for us. Very quiet and comfortable!!

Not really up to date
This was better than a motel. Living room TV smaller than bedroom was not a good thing. The furniture seemed all miss matched. The Christmas tree was still up and we arrived on January 7th. No closet in the Master. In the listing I believe it said the garage is usable but it was not. Need to provide a garbage can for the unit outside. Had one that was available for two homes and it filled rather quickly. The parking is crowded since it is occupied by everyone and we made it work. I would stay again if I was staying for a long stretch as we did because it beats a hotel. VRBOs should be better than your own home or at least equal. It was clean and the hosts are nice.

Small repairs and cleaning needed
Overall this was not a bad stay. However for the price paid, I believe some small repairs and additional cleaning are needed. There are many places where some wall filler and paint could go a long way. Also the place was not super clean when we got there. For example the master bathroom trash had not been emptied, toilet paper rolls were half used and three of the soap dispensers were almost empty. Standard of cleaning, especially during Covid should be higher. However, the host was responsive and it was the perfect size and location for what we needed. A few minor repairs, additional cleaning and this is a five star place.

Our "Go-To" home in Missouri!
This was our second extended stay at the Guest House, and will continue to be our "go-to" place to stay whenever we travel to Missouri! It meets our needs perfectly, especially because we're able to bring our two tiny Yorkies with us, who love the huge yard. The home has great access to food, shopping, sports, entertainment, and, most importantly, to all our family members who live in the area. The home is very spacious, well-stocked, the property is huge and well maintained, the quiet, private country setting minutes from the chaos of the metro area is so welcoming, and safety and security are no issue as they might be in a hotel. The reservation / check in / check out process went quickly and smoothly, and Bre responded immediately to any questions we had along the way. We hope this property continues to be available for years to come - thank you, Bre and Adam!!!

OK, but there were problems. The on=site person was helpful, but not always available.
Need to tell people about the showers, different to get water! Need to repair walls and paint. Parking was unclear, we had 3 vehicles and that was a problem! Outside furniture had not be cleaned. We brought own towels for last morning as to not leave clothes in washer! Getting "rules" before arrival would have been helpful. Some of the table chairs need repair. + was charcoal was left for us, but because we did not know that, I changed my meal plans not to include grilling. Communicate, it always helps! I have been to nicer vrbo property, I would not recommend for the price we paid!

Great spot for gathering, not too far from Lee's Summit
Lots of room to gather friends and family in the common areas of this rental. Very comfortable beds, a bucolic setting, and only about a 12 minute drive to Lee's Summit, where our family's wedding took place.

Needs a little work
The size was good but a little more attention needs to be given to cleaning the inside. Cobwebs, dusty fans, dishes in the dishwasher, laundry in the dryer etc. there were some Mx issues which, if fixed, would really make this property worth the price.

It's unfortunate that " sort of" is not a response to your question.. "Did you enjoy your stay?" The property grounds were lovely and well maintained. Kate was very responsive to our concerns and kind. The front porch furniture was a bit rough, missing cushions etc. The interior had some decent accommodations but with just some attention to detail and a Phillips Screwdriver, it could be so much better. We encountered several drawers with missing or swinging handles. The shower handle in the front bathroom required Herculaneum effort to turn it on, ill fitting blinds and the refrigerator handles were missing. While listed as recently updated, it had just looked and felt a bit fatigued. Our greatest concerns included the constant odor of natural gas immediately adjacent to the front porch. The owner was dismissive when the concern was reported - indicating it's been going on for 7 years with no issues and it wasn't gas we were smelling. Bologna....it was gas. The other concerning issue was parking. We complied with the owners requirements for # of cars and parking places. However, the property next to us (shared driveway) apparently ignored the requirements. We had to seek help to get out of our parking places. It was apparent to us that this was a constant and frequent issue on this property.

Parking site maps are provided and even a new pad has been exclusively put in for the guest house they failed to mention. There is not a gas issue. When you are close to a gas meter you can smell natural gas please do not stand next to the meter and huff it. Sorry about the refrigerator door handles. We keep replacing them and guests keep knocking them off. I’m not going to keep replacing them. They are gone. Please remember this is a rental. It is used and some items may be damaged or missing as renter “including you” don’t take care of the home as your own, because it is not yours. Please enjoy your stay and please do now worry about maintaining our home we will handle that.

Great Place to Rent!
This is a spacious rental with very comfortable accommodations. It suited our needs perfectly. My friend who was wheelchair bound was even able to join us with no issues whatsoever. Great place to rent!

I had a wonderful time with my mother and I, the place is very spacious, and had beautiful landscape. Only negative my mother was freezing we set the temperature to 78 and it will always drop, it was a nest thermostat.

Good site. Plenty of living, Kitchen, dining & bedroom space. Shower fixtures were tricky. We could t figure out how to turn them on, handles were loose & we didn’t want to break them. A sign near the shower telling us to “pull” the fixture for water would have been nice. Otherwise very satisfied.

Our group gathered for a murder mystery party at this location, and it was beyond our expectation. The property was bigger than we thought and was very nice, very clean, and had a good amount of supplies for us there. We were all very happy and had a great time.
