Other Things to Note:

Rental agreement sent upon acceptance; booking is confirmed only when signed within 24 hours, or it may be cancelled without refund.

 

Pet fee is $150 per dog. Note that booking platforms only charge 1 pet fee. Please let us know how many dogs you will be bringing so we can request the appropriate fees.

 

➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.

 

⚠️ Amenity Badges (Important Update for 2026)

Effective January 1, 2026, the Towamensing Trails Property Owners Association updated its rental program. Eight (8) blue amenity badges with lanyards replace wristbands. These are permanent badges provided for guest use during your stay.

📌 Please DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned and placed back in their designated location at the end of your stay.

🚨 IMPORTANT: If any amenity badges are LOST or STOLEN after checkout, a $150 replacement fee will apply.

 



✅ Driveway accommodates maximum 6 cars (township limit).

🔴 All vehicle information must be provided.

🔴 Please message us 5 days prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.

✅ Guest will have vehicle access to the community trash collection center.

📌 For example: Since our maximum limit is 12 guests, you can buy 4 extra day passes for your group.

🎟️ How to Get Extra Wristbands:

▪️ Visit the Boat Rental Office (near lake/beach area adjacent to clubhouse)

▪️ Bring rental packet and photo ID.

▪️ Cost: $10 per person, per day

▪️ Payment in Cash

▪️ Children under 5 do not need a wristband!

Guests are not permitted to have outdoor fires in Towamensing Trails.

 

Given our property's rural setting, you might occasionally notice small insects. Rest assured, we have comprehensive year-round pest control measures in place. Please let us know if you have any concerns!

 

⚠️ Quiet hours are 10:00 pm - 8 am (HEAVILY enforced by HOA). HOA/neighbor complaints result in a $500 fine.

⚠️ No fireworks allowed; results in a $1000 fine and immediate eviction.

⚠️ No parties. Strict rules against house parties.

⚠️ No extra guests without prior approval.

⚠️ No Smoking within 25 feet of the property ($500 fine for smoking in the unit).

⚠️ No trash left outside including on balcony ($310 HOA penalty). All trash must be disposed of at community dumpster.

⚠️ Friendly Note: 🐻 Tucked in nature, you may spot a black bear. They are generally well-behaved and prefer distance. Secure food and trash, and they will continue on their way.

⚠️ Winter Driving Note ❄️: During winter, 4WD/AWD is strongly recommended. We plow when possible, but weather changes quickly. Guests are responsible for towing if stuck.

⚠️ Lost & Found Shipping Policy: Left-behind items returned 📦 with a $50 handling fee separate from shipping costs 🚚.

⚠️ Guests are responsible for properly bagging and disposing of all trash in designated bear box or trash shed before checkout ($5 per bag disposal fee for trash left inside/outside designated area).

📌 Submitting a valid ID and signing rental agreement is required post-booking, or reservation will be cancelled.

📌 Refundable security deposit required for one-night reservations and bookings outside Airbnb. For Airbnb, security deposit is optional add-on.

📌 For Airbnb one-night stays, an additional $100–$200 damage waiver is required via Resolution Center.

📌 If prior guests don't follow guidelines, we drain, clean, and refill the hot tub 🧼🦠. This may take until the evening of your first night to fully heat back up 🔥🌙. Professionally serviced after every stay with time-stamped photos on file. Extra guest-requested service outside standard turnover incurs an additional fee.

For non-Airbnb reservations ONLY, eligible refunds are subject to a 6% processing fee & mandatory $50 damage waiver fee added once confirmed.

▪️Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
