Our space is a fully equipped ground-floor home in a calm residential pocket of Palaio Faliro, offering absolute comfort and an unusually airy atmosphere thanks to its 4-metre original ceilings. It accommodates up to 4 people in 56 m² of interior space, a 25 m² covered front terrace, and direct access to a private mature garden. Our home opens directly onto a private garden of citrus trees, roses, hibiscus and a hammock between the trunks. A private green pocket genuinely rare this close to central Athens.
The apartment is laid out on a single level (four marble steps up from the garden path to the front door). The bedroom has a queen bed, a full wall of wardrobes for longer stays, garden-facing windows, and French doors that open straight back into the dining room when you want everything to flow as one space.

The open-plan living, dining and kitchen sits under the same 4-metre ceiling, a comfortable grey sofa that converts to a double bed for two extra guests, a dining table for four, and a galley kitchen with marble backsplash, oven, fridge with freezer, Nespresso, filter coffee maker, kettle, sandwich press, and a full set of cookware. The ensuite bathroom has a walk-in rain shower, separate vanity, and the washing machine built in.

Outside, the 25 m² covered front porch is perfect for morning coffee in the mint-green Acapulco chairs or an afternoon working from the small table. A side patio under the lemon tree offers late-afternoon shade and a table for two. The garden itself wraps the side of the house, with roses, hibiscus and the hammock strung between the citrus trunks.

We are located in Palaio Faliro, the gentle family-friendly stretch of the Athens Riviera before it climbs into Glyfada and Vouliagmeni. Right on your doorstep, in a calm residential street lined with mature trees, you will find bakeries, supermarkets, grocery stores, pharmacies, restaurants and neighbourhood cafés. Everything you need for the duration of your stay, all within a few blocks. A few minutes' walk takes you down to the Faliro seafront promenade and Edem Beach, where the cafés, fish tavernas, Flisvos Marina and Alimos Marina line the coast all the way down to Glyfada.
From here you get the best of both Athens: the calm of a leafy coastal suburb and the energy of the historic centre, easily reached by tram, metro and main bus lines. The Stavros Niarchos Foundation Cultural Center, the SNFCC park, library and opera house designed by Renzo Piano is a short walk along the coast. The Acropolis, Plaka and Syntagma are about 30 minutes away by tram or metro.
Nea Smyrni centre (cafés, restaurants, the famous Nea Smyrni Square) is under a kilometre away, a pleasant walk through the residential streets.
