This 1 bedroom condo is the ideal retreat that welcomes you to the Atlantic City lifestyle! Perfectly located! Just a leisurely stroll leads to the famous Boardwalk, Beach and Casinos, with the comfort of staying in a place that truly feels like home.
LIVING/DINING ROOM: -The unit has a spacious living area with a dining table for 4, a comfy sectional couch that pulls out for additional sleeping, a smart TV (There is no cable, just streaming apps) for your viewing pleasure and board games for extra fun and entertainment. -The sliding glass door opens to an outdoor area overlooking the Island Waterpark.
BEDROOM: The bedroom is tastefully designed and includes a wall mounted smart TV (There is no cable, just streaming apps), desk/vanity, a king-size bed, and cozy bed linens. There is one full bathroom off of the bedroom with a tub/shower and closet storage.
LOCATION: -The unit is in a private complex on a beach block directly across from Ocean Casino Resort and next to Showboat Hotel Atlantic City. -Take a lovely, quick stroll to the boardwalk and beach.
ADDITIONAL NOTES: -Please note that, like many areas of the city, the complex parking lot has the possibility of puddling or flooding when it rains. This is out of our control, and we suggest parking at Ocean Casino across the street if it becomes problematic. -Please excuse the complex's appearance- it is under new management and the HOA is currently doing renovations and landscaping to maintenance the building and grounds. -This unit is right next to the new Waterpark, so there is the potential of noise and foot traffic.
PETS: -We will consider 1 pet but they must be pre-approved, meet our insurance guidelines, and there is an additional fee of $75. -Not all breeds or weights may be permitted. -All pets must be fully housebroken and well behaved. -You are fully responsible for damages, stains, and abiding by our pet rules.
PET RULES: -Pet must be fully vaccinated -Guests agree to never leave their pet unattended for a long period of time and always keep their pet under control. When not with the pet, the pet must be caged or contained. -Guests agree to promptly report any damage caused by pet(s). -Guests agree to pay any costs for damage done by pet(s) that exceeds the policy limit or is not covered under the damage insurance policy. -Guests agree that their pet is housebroken. -Guests agree to adhere to local ordinances, leash laws and licensing requirements. -Guests agree to clean up after their pet(s) and dispose of their pet(s’) waste promptly. -Guests agree to keep pet(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately.
ACCESS & ENTRY: -Guests will have access the entire single level, 1 bedroom unit. -There are no stairs to enter this unit, it is main level. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
PARKING: -There is ONE designated parking space for guests to use. -More parking information will be provided with your check-in message. -Your car WILL be towed if it is not parked in the proper spot, so please be respectful of other's parking spaces. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. -We are not responsible for guest's vehicles. -For any additional cars, we suggest utilizing self parking garage at Ocean Casino which is right across the street.
MAIL: -We will not have access to the mailbox, so we advise to either not ship items there or to add "leave at door" to your delivery instructions. -We are not responsible for any items shipped to the property.
ENVIRONMENTAL NOTES: -Property located in a city environment; potential for noise from cars or foot traffic.
SECURITY: -The home is protected by exterior ring camera security.
HONESTY and EXPECTATIONS: At "Coastal Cove", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.
AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.
RESERVATION/CANCELLATION NOTES: -If your dates are booked, please ask about our other listings. -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Cancellation policy WILL apply if reservation is cancelled. Please review before booking. -VRBO Trip Protection suggested for added coverage. -After booking, guests will receive a secure link to complete a rental agreement and guest verification through our third-party guest portal. This should be completed prior to check-in to avoid delays
OTHER DETAILS: -Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beaches are free; no tags or passes required. Beach amenities not provided. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS Must be 21+ to book. The booking guest must check in and stay the entire duration. Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE No parties or events. Unauthorized gatherings will result in immediate removal without a refund. Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY Lock doors and windows when leaving. Missing or damaged items will be charged: Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20 We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES Basic essentials are provided. Once they run out, guests must purchase additional supplies. One bath towel per guest is provided. Request extras before check-in.
VIOLATIONS and PENALTIES Violations may result in: Denied entry or immediate removal without refund Additional fees for damages, unapproved guests, or rule.
