Block Eight Estate is a stunning 100-acre private retreat nestled in the heart of the Hunter Valley wine country. Surrounded by vineyards, olive groves, natural bushland and beautifully maintained park-like grounds, the estate enjoys sweeping views from the Barrington Tops to the Brokenback Range—offering guests a true escape into nature.
At the centre of the property, our exclusive guest-only Wine Room sits over a sparkling lake, providing a peaceful setting to enjoy boutique estate wines while watching the sunset.
Block Eight Estate is designed to offer a tranquil and romantic atmosphere. We accommodate a maximum of ten guests at any time and operate under a strict no-children policy to preserve the peaceful, adult-focused experience of the estate.
The estate is perfectly positioned for exploring the region, with neighbouring Squire’s Vineyard and Ridgeview Cellar Door and Restaurant just a short stroll or bike ride away. Many of the Hunter Valley’s most celebrated wineries and restaurants are also within a short drive. Helicopter transfers and winery tours can collect guests directly from the property.
Home to kangaroos, wallabies and abundant native birdlife, the estate offers an authentic connection to the Australian bush. Guests are also welcome to visit our rescue dogs in the dedicated “Puppy House.” Enjoy simple farm-style experiences such as feeding ducks, collecting fresh eggs from friendly chickens, or simply relaxing in the serene rural surroundings.
Each luxury villa is thoughtfully appointed with hotel-quality linen, plush towels and premium toiletries. Villas are fully stocked with thoughtful touches, including our award-winning olive oil. All guests are welcomed with a complimentary bottle of estate wine and a gift on arrival.
THE Villa Water View Villa
Water View Villa is a luxury one-bedroom retreat with beautiful views over the natural lake and surrounding bushland. From your private verandah, enjoy watching kangaroos and water birds in their natural habitat, or unwind in a deep bubble bath.
During cooler months, the open fireplace creates a cosy and inviting space to enjoy a glass of red wine. The villa also features a fully fenced private garden, making it suitable for guests travelling with a well-behaved dog.
Other villas available on the estate include Vineyard View, Gum Trees, Barrington View, and Tree Tops (dog-friendly).
THE Important Stuff Accommodation Details
Block Eight Estate is ideal for exclusive group stays of up to 10 guests across 5 private one-bedroom villas. Each villa features a king bed and a private ensuite bathroom.
Pricing
Rates are based on a minimum guest number. Additional guests are charged per person, per night, and pricing is automatically calculated at booking. Reductions in guest numbers are non-refundable.
Arrival Details
Check-in is from 3:00pm. Guests receive a secure SMS access code shortly before arrival. Early check-in may be possible but can only be confirmed the day prior, with notification by 4:00pm if available.
Linen
Each guest is provided with one set of bed linen and two bath towels. Guests may wish to bring additional towels depending on the length of stay. Pool and lake towels are BYO.
Guest Amenities
We are eco-conscious and provide a 3-in-1 shampoo, conditioner and body wash in each villa. Guests are welcome to bring any additional personal items.
Wi-Fi
Complimentary Wi-Fi is available throughout the estate. As it is provided via a third-party service, speed and reliability cannot be guaranteed, and outages are not subject to compensation.
PET Policy
Pets are welcome only at Water View Villa and strictly subject to prior written approval.
Conditions include:
Guests must provide pet bedding, bowls and waste bags Pets are not permitted on furniture, rugs, carpets, beds or linen Pets must not be left unattended at any time Guests acknowledge rural risks including fencing, waterways, wildlife and neighbouring livestock A bond may apply for any damage or breach of pet conditions
Dogs must remain on leash at all times on the property due to local wildlife, including kangaroos which may react defensively.
Fireplaces & Firewood
Fireplaces and fire pits operate seasonally, in line with NSW fire regulations—generally from after the Easter school holidays until before the September school holidays. Starter firewood is provided for 1–2 nights, with additional wood available from the on-site woodshed.
House Rules Strict No Party Policy
Block Eight Estate operates under a strict no-party and no-excessive-noise policy in accordance with NSW Short-Term Rental Accommodation legislation and local council regulations. Breaches may result in eviction and additional charges.
Strict No Children Policy
To maintain the peaceful, romantic, and adult-focused environment of the estate, children are not permitted on the property under any circumstances. This policy applies to all bookings and is strictly enforced.
Guest Numbers & Visitors
Only registered guests included in the booking are permitted on the property at any time. All visitor requests must be approved in writing prior to arrival.
Security & Monitoring
For safety and compliance, a Wi-Fi security camera may be installed at the front entrance and occasionally other external areas of the property.
Guest Registration & Security
All guests are required to complete electronic registration prior to arrival, including valid photo identification. The primary guest must also provide contact details for all occupants. Information is securely stored and deleted after departure.
For bookings made within 5 days of arrival, verification via a credit card matching the lead guest’s ID is required. Failure to provide matching documentation may result in cancellation and refund.
Insurance
We strongly recommend guests take out domestic travel insurance to cover unforeseen circumstances such as cancellations, medical issues or travel disruptions.
