We stayed here as a group of 2 couples and 5 kids under 5 years old. This property was so well stocked with several baby/child/family items that it made our trip a breeze. The pool fence and tall locks on the doors gave us all peace of mind with little ones around. The beach umbrella with stakes, stroller, beach wagon, beach bag, and sand toys made for the best time at the beach. The beds were very comfortable and the property in general was very well-maintained and clean. The neighborhood is quiet and felt safe. The pool and yard were so fun for everyone, and we even saw a few geckos in the afternoon sun. We loved eating on the patio/lanai each night. The pizza oven has a bit of a learning curve but the pizza was so good! I would highly recommend this property for groups with children. I can’t say enough about the thoughtfulness of the hosts throughout our stay! We loved the Grinning Gecko!!

This place was perfect for our stay. Plenty of space, the pool and outdoor area were wonderful and the private pool house gives you a second master room. Very clean and updated. Host is very responsive and the house was amazing!

Had a wonderful time with my sister's and best friends. We enjoyed the pizza oven, the pool, the outside area as a whole, lots to do. The host was very quick to answer any questions that came up. The weather wasn't as cooperative but we played games and watched movies...I know my kids and grandkids would love the place....would stay here again

Bret and Kim were excellent hosts, they were quick to respond with answers and solutions. We had a ceiling fan that we could not make work, the remote needed new batteries, they had batteries delivered to the house within an hour. The house was wonderful for our 3 families of 11. The pool and Lina I were so relaxing. We had Christmas dinner on the lina. The house is located in a great location for many family activities. If we go to Bradenton again we will use this house again. Thank you Bret and Kim

We really enjoyed our stay. The owner was great with excellent communication throughout and the house was clean and well stocked. We appreciated the thoughtfulness of setting up the pool gate ahead of time as we had our 18 month grandson with us and blowing up all the pool rafts. The outdoor space is awesome and many entertainment amenities- games, tvs in the right spots, and great seating to enjoy the fire at night. The saltwater pool was a huge hit with everyone. Kitchen is well stocked and the beds were comfortable. All around we had a great stay.

Where do I start? The hosts thought of everything. Half of what I brought, we didn't even need. We had plans, but spent most of our time at the house because there is so much to do. I can't say enough about the pool and yard. The pizza oven, outdoor kitchen, games, I could go on and on. Spotlessly clean. Convenient location. Quiet neighborhood. We didn't need the she- shed, but it was so cute. I can't wait to go back! The only note about the listing is it is 2 bathrooms, not 3. I would rate this as in the top 2 rentals I have stayed in- the other one being a mountain cabin in NC.

Quite Homey

This property checked so many boxes for our family. We wanted to bring our dogs, have a fenced in yard and a space for our family to relax all together. The pool, outdoor game areas and “she shed” were a great selling point, but we only utilized the pool, outdoor grill/kitchen. The game room was great, though we didn’t utilize it as much. All beach needs were well equipped. All the tv’s were great, but we only really only used 2 of them. We never got to utilize the outdoor fire pit/couches & outdoor tv, we were busy enjoying the pool. There were extra floor fans to move around if needed more air flow, but the ac @ 74 was perfect! The bedrooms were spacious and bathrooms adequate. The master walk in shower was great, but there was no caddy to hold small items, just a bar. We had enough linens and towels provided. The ONLY negatives to note were, 1) the living area couch, which was a big selling point for us as we like to watch movies as a family as it would fit us 4. Well it was not the most comfortable to lounge on, especially after a long day in the sun. It was harder than we are used to, but it was a lovely shape. And 2) the water filtration system in the refrigerator wasn’t working. And then there was no ice. Though our hosts ordered us a Britta water pitcher, we still had to buy gallons of water and ice. But, all we drink is water and my kids like a lot of ice. Other than these 2 minor issues, it was a wonderful house, close and we would gladly stay again!

Great house!

We were in town to watch some collegiate baseball at GT Bray park, this was a perfect location, very close!The house was spaced out perfectly, giving everyone the option of being together or doing their own thing.So many amenities, the pool, games, stocked kitchen, washer and dryer....and the She Shed was an excellent place for anyone that needs to get some work done, WiFi and AC worked great.Communication with our host was timely and thorough for any questions that came up.

I survived Family Vacation

We loved the location & the amenities the house had to offer. We would definitely booked this house again!! I messaged the owner's about empty propane tanks and they were filled within an hour. Great communication and speedy response! The person who came to get the tanks was also wonderful and super friendly. The biggest downside for us was only having 2 bathrooms and the location of them. When you have kids in the pool that need to use a bathroom your options are go into the primary bedroom (which has carpet) or go through most of the house to access the other bathroom. The kitchen was wonderful we could finally all sit together in the same space while on vacation and hangout while cooking both indoors and outdoors. We loved having a grill & the pizza oven. I highly recommend this house for a family vacation. There is enough space for when you need me time.

Spring Break Trip

We had a fantastic stay at this property! The home was exactly as described—clean, comfortable, and with plenty of space for our group to spread out and relax. The kitchen was well-stocked, making it easy to prepare meals.Communication with the host was excellent. They were responsive and helpful both before our arrival and during our stay, replying quickly to any questions we had.One of our favorite parts of the home was the seamless indoor/outdoor flow. We spent a lot of time in the beautiful backyard, enjoying the private pool and patio. Whether we were swimming, relaxing in the sun, dining outside, or just hanging out, it was the perfect space for all of it.The location was also ideal for us—just a quick and easy commute to IMG Academy, which was the reason for our visit. Beaches were accessible, though plan for a bit of extra time due to traffic. We also loved how convenient it was to reach local restaurants, shops, and grocery stores.

Wonderful Beach Weekend

The house was even better than the listing. Much larger than it appeared online. We had such an amazing time there. They have thought of everything you made need during your stay. Beach gear, towels and toys Little things like extra kcups, paper towels and ziplock bags, All of the additional information needed for the house is on the bulletin board and the labeling of cabinets was so useful. The pool and backyard were the girls favorite place to be. Nice large area to hang out. Spent one day at Anna Maria island which is 15-20 mins away easy trip. Publix nearby. Very convenient location. We throughly enjoyed our weekend.

Spring Break

The house is truly amazing. It's a great option for a family as it's a little something for everyone to enjoy in the house. With that being said we did come across a few hiccups during our stay. The a/c went was out our first day, which so happened to be the warmest day of our stay. We let the host know that the thermostat didn't have any power at all. We were not offered any fans and no one came out until the next morning to look at it. The heated pool was only heated one day after numerous times of asking about the temperature. Someone who was there for the air finally looked at it. But the next day someone else came back out to clean the pool I believe (honestly not sure the reason he was there) but during that visit the temperature was turned back down. The lights around the patio either didn't work or we couldn't find the switch,we asked twice about that and didn't get a response. This made it hard to enjoy the very nice patio once the sun started to go down. We stayed 4 days and 3 of the 4 days technicians were there due to the A/c. We did not receive anything to rectify all of these inconveniences. We were offered a coupon for ice cream. I must say again how wonderful the house was my family of 11 enjoyed it and there was more than enough space. These issues could have been one offs and things do happen, we just felt the hosts could have addressed our concerns better and with more urgency.

Love the Grinning Gecko

We loved staying at the Grinning Gecko. The house was just as described. Great location, close to beaches and shopping. The house had everything we needed and then some! Would absolutely stay there again.

Great host and amenities!

Great kitchen, super kid friendly, tons of items for the beach. The host was very generous when we requested a last minute check in. We would return!

Amazing place

Very fun and exciting place! We don’t always find good place that are accurate on there listings. This place is better than we expected.
