The space • Full kitchen • Two full bathrooms • Wood burning fireplace *Wood is not supplied, you will need to bring your own. Bundles can typically be bought at gas stations or groceries in town* • Open layout • Covered balcony • Top floor location • Ski locker located on the first floor of the building • Laundry room with pay washer and dryers located on the first floor of the building. Washers and dryers can be paid via coins or an app. *Please note that this is an older building and sound may travel between units.*
Sleeping Areas: • Bedroom Area 1: Located at the back of the loft area, features a queen bed and small flatscreen TV. There is a door separating it from bedroom area 2. • Bedroom Area 2: Twin bunk beds, dresser and an ensuite full bathroom with a bathtub. This area is separated by doors from the loft area and the back bedroom area. • Loft Area: Single twin bed, open to the living room below. • Yes, this is a quirky layout. To be clear, you'll have to walk through bedroom area 2 to get to bedroom area 1.
Location: • 2.5 Blocks to Main St. • 5-7 minute walk to the Snowflake Lift and bottom of Snowflake Run*. There is a full service ticket window and ski shop, Charter Sports, there as well. Snowflake Chair will take you to Peak 8 or 9. *Snowflake Lift and/or Snowflake Run and other businesses may be closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations. • 5-7 minute walk to the Quicksilver Lift. *Please note peak 9 may be closed early and/or late season. • Ski in - Either take 4 O'Clock Run down to around the Pine Ridge Complex (just before Park Ave) and walk across 4 O'Clock Road back to the complex or ski to the bottom of the Quicksilver Lift/Peak 9 and walk back to the unit. *Please note that Peak 9 and/or 4 O'Clock Run are snow dependent and may be closed early and/or late season. • Near the Upper Village Pool, easily walkable (140 yards) and features 2 outdoor hot tubs, 1 indoor hot tub and a heated outdoor pool and an interior entry/exit option.*Open seasonally, see details below. • Nearest bus stop is across from Sundowner entrance on 4 O'Clock Road. This bus will go to the Snowflake Lift and on to Beaver Run (peak 9). • Top floor location - This condo is on the third floor and requires stairs to reach the front door. There is not an elevator in the building. • Ample summer trails within a short walk from this property, including the Sawmill Reservoir Trail which starts at the Snowflake Lift and follows a beautiful stream up to a reservoir with great views.
Maximum Occupancy: 5 Parking Limit: 1 - This is an open and large parking lot so there is no height restriction and most large vans will fit fine. Additional vehicles will have to park at one of the overnight pay lots in Breckenridge. More information can be found at BreckPark.
Upper Village Pool Clubhouse: • Please note it is not located on-site but is adjacent to the building parking lot (140 yards from condo building) • Heated outdoor pool • 1 Indoor hot tub • 2 Outdoor hot tubs • Open noon-8pm • This clubhouse is open seasonally and has the following CLOSURE dates: - Fall Maintenance 2026: Approximately the end of September to end of October or mid November - Spring Maintenance 2027: Approximately mid April to the Friday of Memorial Day weekend.

We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. • The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. • There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

Other things to note » The minimum age of the primary renter must be 21. » Maximum occupancy (5) cannot be exceeded at any time. » There is a $25 fee to return lost and found items, in addition to any shipping charges. » This is an end unit, 3rd floor condo. There is no elevator in the building. » Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates. » There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time. » This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes. » There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night. » Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. » Pets are strictly prohibited per the HOA. » Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
