Welcome to Buena Vista River Ranch, a private riverfront estate on the banks of the Arkansas River in Colorado's Upper Arkansas Valley. Set halfway between Buena Vista and Salida with the Collegiate Peaks on the horizon, this is the rare mountain home where the river is your backyard: walk down the lawn, put a boat in at your own ramp, cast a line from your own bank, or just sit in an Adirondack chair and let the water do the talking.

THE HOUSE
A beautifully finished main house with three bedrooms, nine beds, and three full baths, built for gathering. The great room and open kitchen are where everyone lands: a fully stocked kitchen sized for cooking for a crowd (two refrigerators, dishwasher, drip coffee and Keurig, everything you need for a big family dinner), a long dining table, and a living room that opens onto the patio. Radiant floor heat in winter, mini-split A/C in every room in summer, and a dedicated office with fast Wi-Fi plus Starlink backup if you need to sneak in a workday.

Sleeping arrangements: a king suite, a bunk room built for kids and cousins, a queen bedroom, and comfortable sofa beds in the living room. Pack-n-play and crib on site. The main house sleeps 13, and with the optional private apartment the property sleeps up to 18, with everyone under one roof and nobody on a floor.

THE OUTDOORS
This is why you came. A private hot tub under the stars. A fire pit ringed with chairs and a mountain view (subject to Colorado fire restrictions). Two Traeger grills with pellets stocked. A big patio and outdoor dining. Ping-pong, cornhole, board games, and a kids' electric car in the garage. Parking for ten vehicles, with room to park rafts, trailers, and campers down by the river.

THE LOCATION
Buena Vista is the rafting capital of Colorado, and the outfitters are two minutes down the road. Mount Princeton Hot Springs, Cottonwood Pass, the Collegiate Peaks 14ers, and world-class fly fishing on Gold Medal water are all an easy drive. Downtown Buena Vista (breweries, coffee, the South Main river park and whitewater play park) is ten minutes north; Salida's historic downtown is twenty minutes south. City Market grocery and a liquor store are on the way in.

THE OPTIONAL APARTMENT
A separate private apartment with its own entrance, kitchen, and bath can be added to your stay for a grandparents' suite, a couple who wants their own space, or the friends who always show up. Message us to add it.

GOOD TO KNOW
Check-in 4 PM, checkout 10 AM. Quiet hours 10 PM to 8 AM; no events or gatherings. This is bear country, so trash straps and coolers inside are a must. Cell service at the house is weak for most carriers, so plan on Wi-Fi calling. Pets are considered case by case; please ask before booking. The fire pit and indoor fireplace follow current Chaffee County fire restrictions.
