  • Summary:

    Tortuga Bay is an A-frame lakefront retreat on Lake Anna's quiet private side, sleeping 13 across 5 bedrooms and 3.5 baths. A sandy beach, private dock, and a shallow swim cove sit just down the lawn. Gather in the open kitchen and living space, play pool and foosball in the converted game room, then unwind in the hot tub or around the fire pit. A separate guest suite with its own kitchenette and balcony adds privacy for larger groups.



    The Space:

    Tortuga Bay is a striking A-frame retreat on 1.5 private, wooded acres with 200 feet of shoreline on Lake Anna's calmer, warmer private side. Warm wood finishes and an easy lake-life feel run throughout, and there is no HOA.



    MAIN HOUSE - UPPER LEVEL

    - Master Bedroom: a queen bed

    - Bunk Room: a kid-favorite room with two bunk beds (Twin over twin and twin over full) and its own TV.

    - The upstairs hall bath features double vanities, a walk-in shower, and a separate clawfoot soaking tub.



    MAIN HOUSE - MAIN LEVEL

    - Two comfortable queen bedrooms.

    - A full bath with dual pedestal sinks and a combination tub/shower.

    - An open-concept gourmet kitchen with an electric cooktop, stainless appliances, and a butcher-block island, flowing into the living and dining space.

    - A laundry closet with a stacked washer and dryer, plus an entry nook with storage cubbies.



    DETACHED PRIVATE SUITE (over the garage)

    - Its own queen bedroom plus a futon, a full bathroom, a kitchenette, a TV, and a private balcony, ideal for grandparents or a couple wanting extra space.



    GARAGE GAME ROOM

    - A pool table, and foosball table, games, a TV, and an additional refrigerator and 1/2 bathroom.



    OUTDOORS & WATERFRONT

    - A sandy beach in a shallow, swimmable cove shaded by a weeping willow, easy even for the littlest swimmers.

    - A private dock; guests are welcome to tie up a rental along the dock (please bring bumpers).

    - Private hot tub, a lakeside fire pit with firewood provided for s'mores, and a hammock.

    - A covered deck off the kitchen with a gas grill/smoker, plus a main deck with multiple seating areas for sunrise coffee and sunset gatherings.

    - Water toys include 2 youth kayaks, an adult kayak, a paddleboard, and a canoe.

    **The boat ramp on the property is intended exclusively for launching non-motorized watercraft such as kayaks, canoes, and paddleboards. Motorized boats, jet skis, and other powered watercraft are not permitted to use the ramp.

    **Please note that there is no community boat ramp within this neighborhood, and there are no public boat ramps available on the private side of Lake Anna. Guests wishing to use a motorized boat during their stay may arrange for a rental boat to be delivered directly to the dock or consider booking a property that offers boat ramp access for launching motorized watercraft.

    Guest Access:

    Self check-in is easy with a smart lock and a unique code for your stay. The home has a circular gravel driveway plus space to the left of the garage, with room for up to 6 vehicles. Please park only on the driveway, not the grass, to protect the septic field. Full arrival details, directions, and your code are sent through the guest portal before your trip.



    The Neighborhood:

    Tortuga Bay sits on Lake Anna's private (warm) side in Bumpass, the quieter, more residential half of the lake. The private side has no public marinas or ramps, so the water stays calm, warm, and uncrowded, with an extended swimming and fishing season. Mornings are glassy and the shallow cove is ideal for little swimmers, while anglers love this side for bass, crappie, and catfish right off the dock.



    Nearby you will find lakeside dining at The Cove and Tim's at Lake Anna, plus Vito's, Asian Cafe, and Tavern on the Rail. Sip and sample at Lake Anna Winery, Cooling Pond Brewery, Coyote Hole Ciderworks, and Lake Anna Taphouse. Families love Lake Anna State Park, the Boardwalk's mini golf, and Moo Thru ice cream. Marinas at Anna Point, Dukes Creek, and Sturgeon Creek offer gas, rentals, and bait. Fredericksburg is about 35 minutes, and Richmond, Charlottesville, and Culpeper are each about an hour away.



    Getting Around:

    Lake Anna is roughly halfway between Richmond and Charlottesville and about 1.5 to 2 hours from the Washington, D.C. metro area. A car is recommended for your stay to reach the lake and explore local dining, wineries, and marinas. Detailed driving directions to Tortuga Bay are provided in your guest portal before arrival.



    Other Things to Note:

    A few property-specific notes for this home:

    - Pets: dog-friendly. Up to 3 dogs welcome, subject to approval, with a $100 fee per dog.

    - No smoking anywhere on the premises. Designated outdoor area only.

    - Located on Lake Anna's private (warm) side

    - The boat slip and boat lift are not available for guest use.

    - The boat ramp on the property is intended exclusively for launching non-motorized watercraft such as kayaks, canoes, and paddleboards. Motorized boats, jet skis, and other powered watercraft are not permitted to use the ramp.

    **Guest Requirements:**

    Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

    After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

    Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

    - $30 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

    - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
