Annual Family Frio Getaway

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall a great place to stay. A big plus is the garage access with the extra fridge and the best part is the ice maker. This amenity took the hassle out of making frequent trips for ice especially during this heat. The pool was hot, was not as refreshing as we hoped. The house temperature was great except for 2 bedrooms would get hot in the middle of the night. I recommend taking a few extra fans. Also highly recommend reserving a golf cart ahead of time. The golf rentals were booked and this would have helped with getting to the water access nearby. This is a nice subdivision, the only downfall is the quiet hours beginning at 10pm. Although other homes did not follow this, we were worried to violate this rule. We may consider staying in this area again but will look for a home closer to the water next time for easy access.

Fabulous house!

It had everything we needed from satellite tv to its own ice maker in the garage. Our family loved the pool and outside TV.

Great Large Family stay

Overall, I recommend this vacation rental. Reviewer Comments: We had a great stay, with our 4 adult children and their families, and some extended family visitors. Each family unit got a room! I do recommend bringing dishwashing supplies, as well as spot cleaning - we cooked a lot, and try to keep clean as we go. Dishwasher did not clean well, and kitchen sink leaked, which is why lower general condition. Loved having the pool, and river within walking distance. Firepit was a little too deep for easy use for s'mores, and outdoor kitchen area nice, but fairly useless. FYI: "Pool jets" is heater for SPA. Rental "Bible" could have a little more information, such as name of WIFI, not just password.

We did have an issue with the door but they came out and fixed it right away. All stay was nice and helpful.

Spacious and Clean

Easy to rent, very friendly management, well stocked and spacious home! The only issues were the rickety dining chairs (definitely need to be re-worked or re-placed) and crazy thermostats. They will not stop when the programmed temperature is achieved, neither on a/c or heat. Also had a leak under the kitchen sink. I think for the price charged, it should have been maintained and furnished a little nicer.

One coffee pot did not work at all and the other one got the coffee only warm. Knives would not cut anything. Coated pans were flaking. No pot holders. No towels for drying. Beds were all very hard.

The pool was really great for everyone.2 complaints: you really need 2 fridge for it does hold 24 people. Dryer vent needs to be cleaned out, my cousin cleaned out what he could, plus moved all the leaves from the outside vent, but if there is more lent going through under the house, the dryer is not going to dry correctly. We had to put the timer on at least 2 to 3 times for the clothes to dry.We may try another house through your company next year in Heartstone.

Good for family oriented stays

Loved the house and the neighborhood was beautiful, however if you like to listen to music or get a little rowdy id suggest a different neighborhood. This neighborhood is perfect for families with children or quiet getaways but not for other functions, just my opinion. Would definitely come back with family for a quiet weekend.

Friends On The Frio 2021

Overall, I recommend this vacation rental. Reviewer Comments: Property was exactly as described... and in great condition! We absolutely loved the outdoor area - it was perfect for our large group. The private river access was perfect - none if us had to load up tubes and drive. Sarah recommended we rent golf carts and We’re so thankful for that - we loaded up the coolers / pop up and made our way down with ease. We will absolutely be renting from Frio Premier next year for our annual Friends On The Frio Trip!Separate from the actual house, I had an issue with the booking (my fault) and Sarah (Sales Director)was so incredibly kind and patient and we got it worked out. We we arrived, there were issues with 3 of the bed frames (cleaning people shifted the beds and the legs collapsed) - I called Sarah and within 10 minutes the Maintenance Manager was onsite, assessed the issue and had all 3 beds replaced and permanently fixed within an hour!!!! So if you have any issues whatsoever - these folks have best in class customer service.

Kisiah’s Bluff

Overall, I recommend this vacation rental. Reviewer Comments: For the most part, we had a great experience. The house was wonderfully laid out as far as I loved how there are big windows facing the outdoor pool area. So we had views of outside the whole time. The fifth bedroom (with two queens) is located outside of the house. By this I mean you can only access it outside not inside the house. For us it was not an issue as we have a 16 month old, and we slept in there so he was able to go to sleep there without being awaken by hearing the noise from inside. So if you are looking at putting younger people out there, keep that in mind. It can only be accessed outside (and it is in the front of the house.) A couple of negatives were that the pool gate with the safety latch was broken when we got there. I did not like that. My nephew jumped in the pool without supervision because he was able to open the broken gate. Thankfully we were outside to catch him. The second negative was that there were no rugs in the house, especially in the back door leading out to the pool. With this lack of rugs, the floors were very wet and slippery. My mother, who already has an injured ankle needing surgery slipped and fell, reinjuring her ankle, even after we put down some towels for this. So, my recommendation is bring some sturdy bath rugs for that area. Also, the temperatures in the bedrooms were off. Some were super cold and others really hot. LikeThe outdoor room with the two queens was super hot at night. But other than those negatives, the property was nice. Lots of parking on this property. Plenty of space to eat indoors and outdoors. Also, the master bedroom has a tall king bed, the stool to get on it it is under the bed. We didn’t find this till we were leaving, so don’t forget to look for it lol. The outdoor room has a tub and one of the indoor rooms has a tub as well. The other rooms are walk in showers which were nice. Just putting that here just in case anyone is particular about what type of shower they I like the

Family Vacation

Very nice place. Would stay here again. Did have a sewer smell at times on bAck patiio. Latch to gate to swimming pool was broke so used a bungee cord to secure it to keep the little ones out. Dryer did not dry but then discovered outside vent was covered and stopped up with leaves so was a quick fix. Very nice neighborhood and home and pool fit our needs well.

It was not far from the river so we floated to the neighborhood the first day and then walked down and set up an EZ up the 2nd day in the water. Would recommend renting a golf cart. I would recommend this house. The management was also super helpful and easy to work with.

Reviewer Comments: Loved everything about the house EXCEPT two of the queen mattresses were horrible, two people could not sleep on them at the same time because they would cave in the middle like a taco. Because of that we’re trying to find a different house for next year - I see that the last review said the same thing about the mattresses- I’m a Superhost of an AIRBNB property, one negative comment that doesn’t get fixed can cause a lot of lost rentals.

The house is awsome. super clean and in a secure gated and beautiful subdivision. the pool and hot tub are definitely a huge asset and we all enjoyed ourselves. The property manager was quick to respond and very friendly. I do have some recommendations and/or suggestions. I am not new at vacation rental. I rent at leat 3 to 4 homes a year and I do feel that it was over priced. This was a "luxury" rental at a premium pricing level. i didn't mind paying the premium dollars. However, There are a few items that I would expect to get at this price. The house only had 1 roll of toilet paper per bathroom. Even though the description does specify this, I do think it extra toilet paper should be available. There are NO complimentary shampoo or conditioner bottles. Even cheap hotels have that. No laundry detergent. So come prepared with all the little extras. no salt, no spices, no soap (one quarter size soap that didn't even lather). If I'm paying premium pricing (almost $4000) all of these small extras go a long way. the dryer does not work. bring matches if you want to use the grill. there is no lighter in the house. no comfy chairs to sit outside while drinking my morning coffee. picnic tables are fine but not comfy at all. I would most definitely come back to the house but would recommend to the management company that if you list this at this premium price you've got to provide better for your guests.
