The property was beautiful, nicely renovated, and the photos accurately reflected the home and location. The private beach access was amazing and definitely a highlight of our stay. There were some wasps near the gate, which unfortunately caused one guest to be stung, but the host was responsive and immediately reached out to pest control. We truly appreciated their effort, even though it couldn’t be fully resolved over the weekend.

Great time!

The condo was just as advertised, and was perfect for our group of eleven. We've always enjoyed staying at Green Reef, and were especially impressed with this unit. A great place to stay!

Beachfront Haven

We loved this location, I don't know if there is a better spot to enjoy the beach than this one. My grandkids and I spent three days at this wonderful property. The property is in a very quiet and safe neighborhood. The amenities offered by the host were outstanding. My family and I would gladly book this location again.

Beautiful beach vacation

We loved this property. It was the perfect location. We thought we were going to go out and explore more than we actually did. We spent majority of our time down by the beach. Walking up and seeing the beautiful sunrise as everybody ate breakfast was amazing.

Family Vacay

This was our 3rd year staying at this location but first time in this unit! Absolutely stocked with everything you would need! The personalized beach towels were a super nice touch! The beds and linens were top notch! We will definitely be back next summer!

I Loved it!

Great vacation property! Everything was well decorated and very nicely done. I think all the kinks are worked out and it’s in fabulous condition. The views were amazing. I am already booking another trip to here! I would highly recommend this property to anyone looking for a great place in Destin/Miramar Beach area.

Simple Perfection

I was in town for business and needed a quiet, convenient place to call home for a few days. This house hit the mark and then some. The property was exactly as described and pictured and the check-in, check-out process could not have been easier. The furniture, linins and such are first class. The deck was a great place to spend some time working. Absolutely stunning view of the beach and the neighborhood could not have been anymore peaceful. I will stay here again next time I am in town.

Women’s trip

The location was great and the house was decorated nicely. However, the master bedroom upstairs had dirty sheets with blood on them on arrival that had to be washed before anyone could sleep on them. The toilet in the very bottom level would hardly flush and was leaking water all over the floor. There were also several large roaches that were found during the stay. The very bottom floor had a very musty smell and you could see water marks on the bottoms of the doors etc where it had once flooded. Makes you wonder if there is mold.

This properly was as advertised. It was our second stay. Some safety upgrades have been made since our last visit which were nice. House could use some extra blankets and also spices etc etc in the kitchen. We were not able to access the property at check in, but the property mgmnt folks were responsive and changed the given codes about twenty minutes later. Once in the property everything was fine. Beach access and umbrella service was excellent. Location is excellent. The patio area is in need of maintenance. Dry rot and mold were visible. All in all it’s a nice property with the positives far outweighing any negatives.

Spring break 2024

The townhouse was beautiful inside. It was comfortable and welcoming. However, I think the cleaning people forgot to vacuum the 2 pretty blue couches because it was full of sand and some type of pet hair. I think maybe a cat because I'm allergic to cats, and my eyes got all itchy and was sneezing like crazy. Other than that, the place was beautiful and had everything we needed.

Great location. Nice home.

Perfect location right off the beach! The property was exactly as pictured and was nice and modern. We had everything we needed including towels, linens, and pots/ pans. The description does say the home can sleep 18 but it really only sleeps 15. We had a couple of people sleeping on the couches which wasn’t a problem. We were overbooked for our first night but the owner was very helpful. He booked another home for us for that night and provided a partial refund. We would definitely stay here again!

Amazing

I know everyone has different expectations for their vacations. But this place was amazing. Yes we had a hiccup or two along the way. But the response from the property owner was topnotch. The location was beautiful, the town house was beautiful and we would stay there again. My husband even asked if I thought it would be an overkill for just the two of us. Needless to say I would book with Dustin again and have already shared the location with other friends looking for a property to accommodate a large group. Do yourself a favor book the trip and make the memories.

Great location however……

The location is wonderful. The 2 kitchens and washer/dryer set up is fantastic for large groups. The beach access and chair service was fantastic; however, the townhouse itself needs many repairs. We encountered several major issues including: 3 water leaks in the ceiling of the main level living area and kitchen which splattered black mold all over the living area, a stopped up sink in the master bedroom on the 3rd floor, dirty bathrooms, refrigerator, floors throughout the house, a large wasps nest on the main level deck, nails sticking up on the walkway to the beach, a broken electrical outlet in the playroom in plain sight, trash from previous tenants scattered all about the main level, and inaccurate Wi-Fi log in information for 2 days. Communication with the owner was very difficult and after having spent multiple hours on the phone holding for VRBO customer service nothing was done.

Prime Location, Poor Execution: A Stay That Needs Serious TLC

The location of this property is stunning, with unbeatable beach access and nearby amenities. However, our stay was overshadowed by significant issues.Communication with the host was poor, causing stress from the start. Questions often went unanswered, and upon arrival, we couldn’t access the house due to an incorrect code. Resolving this required a locksmith and caused delays. Additionally, incorrect WiFi access instructions took days to fix, compounding the frustration.The property had severe maintenance and cleanliness issues. The lower level was unusable due to a sewer backup, leaving standing water and a strong odor. While plumbers were sent, their visits disrupted our plans and left the house unsanitary with dirt tracked inside. The plumbing problems also attracted cockroaches, which we found in the basement and kitchen.The outdoor areas were equally disappointing. The deck was unsafe, with chipped paint, splinters, and rusty nails. The outdoor space was neglected, with trash left by previous guests, which detracted from the experience.Though the location is undeniably excellent, these serious issues need immediate attention. I hope the host takes steps to improve the property for future guests.

Not a Disaster

First there was the fact that the email with the arrival information had the wrong wifi password, not even close. Then there was the fact that the water from the refrigerator left a sand like sediment in glasses, and, despite a request for a repair and a promise that someone would be out for a repair, the only repair person was one for a shower door that we did not know was broken and who showed up without any forewarning. So, we had to purchase bottled water all week. Then there was the fact that we had no beach chairs or umbrellas on arrival and for two days thereafter, although we let the manager know right away of their absence. Then there was the fact that the next door unit is apparently remodeling and we could not use the outside decks for an afternoon because you could not even carry on a conversation due to the noise. Then, by Thursday, the numerous issues had been resolved one by one or we decided "whatever", and we had 2 great days without having to contact the manager with one problem or another. The unit itself is very nice and comfortable for an extended family vacation, well appointed and well stocked.

Issues regarding our stay

The host responded in a timely manner and the location was convenient to get to the beach. However, there were lots of issues. Upon arrival, we were given the passcode to the lock pad at the front door. It was not working and the door was already unlocked. Then, the house had a MOLDY scent that made all of us feel uncomfortable and uneasy. We had to buy candles for every room and the living room. Then, every shower still had strands and clumps of hair on the floor and walls along with MOLD in the corners. All the beds still had hair and stains on them so we had to buy new bed sets for all the beds. The basement room closet had a pile of dirty and used pillows along with a pile of someone else’s dirty t-shirts. The floors, especially the basement, were filled with dirt, crumbs and snacks from previous renters. We spent hours vacuuming the whole place. We even had to buy cleaning supplies to clean the counters, showers and toilets. With everything that happened made my whole family unsatisfied with our stay. On top of that, the host tried to argue with me about what time we checked in. My family and I arrived around 5pm but somehow it marked us has checking in at 11am that morning which is impossible. We had just left our house at that time. We live in Georgia. If their Google Nest door camera actually works, they will see what time we arrived. The host also refused to give us any type of refund even after sending her proof of how dirty the house was.

Nice house but . . . . This house has a very nice kitchen, bathrooms are nice, view is great.

My biggest issue is contact with the owner, tried contacting him at least 5 times, I got one response after 3 months from first attempt. And then he didn’t answer some of my questions. I almost cancelled our reservation as I didn’t trust I was dealing with a legit rental. When we arrived, there was no info left about anything. When does trash get picked up, what are your expectations when we leave, correct Wi-Fi info etc etc. I tried calling when we arrived to get Wi-Fi info (what we received when we got passcode to get in the house) was incorrect. I never got a call back. The house is nice, however, there was a hole in the ceiling of the living room that needs to be fixed, there is no light in 1st floor walk-in closet (and it’s very dark in there) and the lights in that bedroom (1st floor) only work sometimes. Many windows don’t have any coverings on them, including the 4th floor bunk room, Despite 2 small air conditioners it was hot on the 4th floor and VERY bright because there were no window coverings.The 1st level living area had no window coverings on it and that is on ground level. The master bedroom didn’t have window coverings that fit the window The stairway from the 2nd level to the first level has no railing at all, very dangerous and it’s steep! There are numerous places in the house that would be difficult for the elderly or small children would have much difficulty navigating. There was no propane in the BBQ, no coat hangers

Lovely property but still has renovations that need to be completed in order to receive 5star rating

This home was the setting for a very special family reunion, 12 adults in total. The location and having the private beach just steps away enabled us to gather throughout the day and was blessed with perfect weather and amazing sunsets enjoyed by all. All appliances were top grade, kitchens (2) were fully stocked with cooking utensils and having 2 ice machines was wonderful (no need for bags of ice) the week we were there. Beds were comfortable (bunk beds were a challenge for older adults but would be perfect for younger children) and renovations to bathrooms were nicely done. There were no handrails on any of the stairways inside that definitely is a safety issue. The sitting area in the main living area does not accommodate more than 6 people unless you want to sit on wooden chair and barstools which are not comfortable to say the least. Overall the inside renovations were completed but there were electrical issues (electrical plates not securely installed, fans not working without overhead lights on in bedrooms and motion detector light leading to main deck area not working giving no light to walkway or steps leading down to lower deck) definitely a safety issue so we purchased flashlights. It appeared that renovations to the outside areas were still in process as there were building materials, shared glass on stairs and decks, steps on stairs in need of replacement and either some type of lighting or reflective tape on all stairways, dead plants in all pots (first impression when we arrived), no umbrellas ( beach or main deck) loose rails surrounding decks and overall paint on decks. These can all be corrected once the renovations are completed. When booking I was concerned having not seen any reviews and reached out to the host that assured me that renovations had been completed but have to believe that if we weren’t the first these things would have been addressed. The only major things during our stay was problems with entry code not working. Luckily the cleaners were just leaving and upon confirming our reservation with someone was able to let us in. The lock was a problem and eventually broke where you couldn’t access the deadbolt so we were literally locked in! Luckily because it was a end unit there was a door we could use but code didn’t work on that either so someone had to be in the house at all times to let people in. Called and spoke to the host and 24 hours later a locksmith came and replaced the lock on the mail door.
