Shoreline Towers is a staple in Destin history as one of the first resorts in the area and has recently undergone a $30M+ renovation for all guests and residents to enjoy!

Your stay with us will be in unit 1045, located in Tower 1 directly on the beach! As the complex has had a major face lift, we will be undertaking our own interior, kitchen, and bathroom renovation this winter to modernize this already spectacular condo! Be sure to take advantage of our new owner, pre-remodel special through mid Oct!

The open living and dining area provides a comfortable place to gather, share meals, watch a movie, or simply unwind after a day in the Florida sunshine. New large windows and dual sliding doors fill the space with natural light and showcase spectacular views of the Gulf.

Step onto the private balcony with your morning coffee and watch the dolphins play, enjoy the refreshing coastal breeze, or settle in at the end of the day as the colors change over the water and the sky to breathtaking sunsets.

The full kitchen features generous cabinet and counter space, full-size appliances, a dishwasher, cookware, dishes, and the essentials needed to prepare anything from a quick breakfast to a family dinner.

The Gulf-view primary bedroom features a king bed, large windows, private balcony access, and an ensuite bathroom with an extended vanity. Wake up to beautiful greens and blues of the gulf without leaving your room!

The spacious guest bedroom includes two queen beds and large floor to ceiling windows that bring in abundant natural light. A second full bathroom provides added privacy and convenience for families and groups.

The condo comfortably accommodates up to 6 overnight guests (HOA Limited) and two additional (8) for general gathering.

THE LOCATION
The condo places you close to the best of Destin while providing a comfortable retreat from the activity of the surrounding area. ASSOCIATION RULES:
• Renters and their guests must adhere to all rules on signs posted throughout Shoreline
Towers property at all times.
• No excessive noise, music, or disturbances will be tolerated on Shoreline Towers property.
• A speed limit of ten (10) miles per hour on all Shoreline Towers property is strictly enforced.
• All garbage should be placed in plastic bags for disposal and deposited in trash chutes
located on each floor on the side of the elevators.
• No one under the age of 25 is allowed to rent a unit.
• Each unit must have an adult over the age of 25 residing in the unit during the duration of
their stay. There are no exceptions to this rule. Renters are subject to being removed from the property if not in compliance.
• The maximum number of overnight occupants allowed to stay in a two (2) bedroom unit is six
(6) Persons. There are NO EXCEPTIONS to this rule. Guests will be
removed from the property if not compliant and the owner will be notified.
• The use of rollerblades, skates, and/or skateboards is not allowed anywhere on the property.
• Drones are not allowed on Shoreline Towers property without prior manager approval and
supervision.
• All renters and renters’ guests must be registered with Shoreline Patrol before coming
onto Shoreline Towers property.
• Smoking or vaping of any type is prohibited in most areas of Shoreline Towers property.
These areas include, but are not limited to the Clubhouse, sports courts, sidewalks, tower
corridors, tower stairways, foyers, parking garages, pool, beach, beach, beach walkover, and
building entrances. Smoking is allowed in exterior parking lots and designated areas only.
• All lawn chairs and shoes must be removed from the walkways every day.

PETS / SERVICE ANIMALS
• Pets are not allowed on Shoreline Towers’ property and are restricted from Destin beaches by county ordinance.
• Renters are allowed to bring service or assistance animals only, as defined by the
American Disability Act, on the property with prior notification. The Association reserves
the right to ask if the animal is a service animal and what work it is trained to perform.
• Must use designated service animal walking areas.
• Must pick up after your animal.
• The Association may require removal from the premises of any animal which:
1. Loss of control and the handler does not take effective action.
2. Is not housebroken.
3. Threatening behavior that poses a direct threat to the health and safety of others.
4. Excessive barking, high noise level.
• Please Note: Emotional support animals are not classified as service animals under the ADA and are considered pets for the purposes of this policy.

BALCONIES
• No feeding the birds from the balconies.
• No throwing anything from the balconies. Violation of this rule will be subject to immediate removal from the property.
• No beach towels, bathing suits, etc. should be hung from the railings.
• No grills are allowed on balconies or anywhere on the property other than the BBQ area.

BEACH - Practice Kindness and Respect
• No personal beach chairs/items are to be placed in front of rental sets.
• No outside umbrellas are allowed when beach service is available (Mar – Oct).
• No tents, tarps, or canopies are allowed on the beach at any time.
• Okaloosa County prohibits smoking or vaping of any kind on the beach.
• Keep the volume of your music low so it can only be heard by your party.
• No feeding the birds.
• No glass allowed.
• Remove all trash and personal items daily.
• Clean up after yourself and fill the holes you create.
• For the safety of our swimmers, fishing is discouraged between the hours of 10 am and 5 pm.
• Keep off the dunes at all times.

Please check with beach attendants if you have questions and they do enforce these rules.

ALCOHOLIC BEVERAGES
• Possession or consumption of alcoholic beverages by persons under 21 years of age
is strictly prohibited by Florida law. It is also illegal to furnish alcoholic beverages to
persons under 21.
• Any person in violation of these rules will be subject to immediate removal from the property.

FITNESS AND WEIGHT ROOM
• Fitness and weight room hours are 5:00 am to 10:00 pm CST.
• Please use the back door entrance (near the tennis courts) before 8:00 AM and after 4:00 PM.
• No one under the age of 16 is allowed without adult supervision.

SAUNA
• The unisex sauna hours of operation are from 8:00 am – 4 pm, CST.
• Men enter and exit through the Men’s restroom, and Women enter and exit through the
Women’s restroom.
• No one under 16 is allowed in the sauna without adult supervision.

SWIMMING POOL AND DECK
• No lifeguard on duty: SWIM AT YOUR OWN RISK
• Hours of operation: 9:00 am – 11:00 pm, CST.
• Adults must always accompany children under 12 in the pool area.
• No glass containers.
• Smoking is not permitted.
• Swim diapers must be worn by all children when appropriate.
• See posted swimming pool rules in the pool area.

BBQ AREA
• Children under the age of 12 are not allowed in the BBQ area without adult supervision.
• No loud music in the BBQ area.
• All garbage and trash should be placed in provided trash cans.

TENNIS AND PICKLEBALL COURTS
• Hours of operation: 8:00 am – 10:00 pm, CST
• Courts are available on a first-come, first-serve basis
• No skateboards, skates, rollerblades, or bicycles are allowed on the tennis
and pickleball courts

PARKING
• All vehicles must have a properly displayed visitor parking pass. All visitor parking passes shall be attached to the rear-view mirror inside the vehicle and the information must be clearly visible from the front.
• Only penthouse unit guest vehicles may be parked in the garage parking area
and only in the spaces specifically marked for that unit. Unit 1045 is not a penthouse unit.
• All vehicles not displaying a valid parking pass or vehicles otherwise violating any of these
policies are subject to being towed from the property at the owner’s expense.
• All vehicles must have a current license plate.
• All vehicles must be in good working condition with no flat tires.
• All vehicles must be parked within the lines of a parking space and no more than one
vehicle or 2 motorcycles may be parked in a single space.
• HANDICAP PARKING: All vehicles parked in this area must display a handicap decal.
