    In a sea of vacation rentals all trying to outdo each other with the newest amenities and trendiest designs, Beach n’ Bunks offers something different: a classic Cape Cod beach house like the ones many of us grew up visiting.

    This is a casual, no-frills beach home made for guests who appreciate the old-school Cape: days at the beach, family BBQs and dinners, outdoor shower, board games, movie nights, and comfortable shared sleeping spaces for close-knit families and relaxed groups. (While including the modern must-have updates like Wi-Fi, dishwasher, AC units, provided linens, etc.)

    Carol and Howard’s family beach house is just steps from a gorgeous private association beach directly on picturesque Cape Cod Bay. For guests looking for simple summer fun, sandy feet, salty air, and easy beach access, it doesn’t get much better than that.

    🌊 Is Beach n’ Bunks Right for You?
    Beach n’ Bunks has everything you need for a classic Cape Cod beach house experience, without trying to be something it’s not. This is a casual, no-frills family beach home where the real highlights are the private association beach, the relaxed old-school Cape feel, and the ability for a close-knit family or group to stay together near the sand.

    Guests who will love Beach n’ Bunks are usually looking for beach days, family BBQs, shared meals, board games, sandy feet, outdoor showers, and a simple home base near Cape Cod Bay.

    Beach n’ Bunks may not be the best fit for guests looking for luxury finishes, high-end furniture, brand-new appliances, hotel-style bedrooms, lots of privacy between sleeping areas, or a highly updated designer home.

    It is best suited for families and relaxed groups who are comfortable sharing space and want a classic Cape Cod beach stay focused more on location, beach access, and time together than on luxury amenities.

    What to bring?

    Towels, linens, and and a limited amount of basic supplies are provided. However, guests should bring their own toiletries and expect to make a run to the grocery store for supplies and other items to last for the trip. Please ask us for more details if you have questions about what to bring or not bring.

    👶 Traveling with infants and toddlers

    Beach n` Bunks welcomes families with children of all ages. Please note, however, that the home is not baby- or toddler-proofed. Parents and grandparents should bring any necessary safety items such as outlet covers, baby gates, and similar equipment.

    Guests are also welcome to order items in advance and have them delivered to the home for their stay. If helpful, please ask us about local baby gear rentals and we are happy to point you in the right direction.
    As with any home, children should be supervised at all times, especially around stairs, kitchen items, the grill, and other potential hazards.

    ♿ Helpful mobility information

    Stairs are required to access the upstairs bedrooms. However, `Bedroom 1` and a full bathroom are located on the main floor and its is suggested that anyone with mobility issues use these rooms.

    Dog Beach Rules: From April 1 to September 15th dogs (or other domesticatred animals) are prohibited from being on SDA beaches between 9 a.m. and 5 p.m. Owners are responsible for keeping their dogs, other pets and domesticated animals always leashed and under their physical control. Always pick up any animla waste and dispose of it properly.

    Access to the entire home (except the basement), the yard, the beach.

    PLEASE NOTE: All cancellations (even those within the full or partial refund window) will be net of credit card fees (~4% per transaction). We have no control over these fees and when they are charged they are gone for good. We`ve researched far and wide and have not found a solution to this issue. By booking you agree to this policy. Thank you for understanding and we will continue to look for better options on credit card fees and refunds.
    Please be kind to the home and the property. We understand you are on vacation, and we want you to relax and have a great time! However, we kindly ask that you treat the home as if it were your own family vacation home. The homeowners have invested valuable time, energy, and money to create a space they love. Additionally, other guests want to enjoy the space as it was intended. Please practice common cleanliness and courtesy with the items in and around the home. We greatly appreciate this!

    Please help protect the wood floors from the beach sand. Keep sand outside: There is a washing tub by the rose fence in the front yard for feet and shoes before entering the house. Our family uses the outside shower before changing from the beach. This keeps the sand off the floors and out of beds!


    TRASH - On Monday mornings please bring trash and recycling out to the curb when you check out. Please return the empty receptacles to behind the shed (If an observed holiday falls on a Monday, trash may be delayed by 1 day. Pick-up will then be Wednesday morning instead of Tuesday morning). It is important to bring the trash out each week, so the next guest has space for their trash.
    Please dispose of food items in the receptacles. Food in the yard attracts pests. We appreciate your help with this.

    PLEASE BE MINDFUL OF THE SEPTIC. The system is the last line of defense between waste and the local environment. Flushing ANYTHING other than toilet paper will jeopardize the system. Please only use septic safe toilet paper. Thank you!

    No candles or any other open flames permitted in the home. There are flashlights available if there is a power outage (see safety).

    No parties (small gatherings of close friends and family are encouraged).

    Be considerate of neighbors who may need to work in the morning.

    If utilizing the AC or heat in the home, please make sure the windows/doors are closed. This will minimize energy waste. (Nightly rates are directly tied to our costs - including utilities. If these costs rise, our nightly rates will likely rise).

    Promptly alert ProHost™ of any concerns/issues that arise during your stay. We prefer to address any matters as quickly as possible to make your stay wonderful.

    If something is damaged or stained (we get it, stuff happens!) please let ProHost™ know ASAP. The sooner we can assess the issue, the better chance we have of minimizing the extent of the damage.

    Please use paper towels to clean spills. The bath and beach towels should not be used to clean small spills or for kids’ clean-up.

    Some days may require that we (or the homeowner/vendor) come on-site to mow the lawn or tend to maintenance of the property. If we require access to the house (inside), we will do our very best to give you a heads-up prior to arrival. This would be an unusual situation.

    There is one camera (Ring doorbell) on the property. Live or past footage is only reviewed if there is an issue, or we get a call from a concerned neighbor. Guest privacy is always respected.

    Please read the check-out instructions (section 13) in this booklet to review some items that are very helpful to us prior to your departure. These small requests help us keep the home nice and provide a better experience for the next guests. We thank you for your help!

    HOA (neighborhood association) and Beach Rules will be prpvided and guests must adhere to these to avoid issues with neighbors and to ensure we can continue renting Beach n` Bunks to other guests.
