2 bedroom property (1 ensuite) in the heart of the Old Town

  • A beautiful apartment located in the middle of Edinburgh in an exclusive conversion of the old Traverse Theatre. Private gates access this quaint and cobbled courtyard off which this spacious ground floor two bedroom apartment is located. A plethora of Edinburgh attractions, restaurants and bars are only minutes away from this great location. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi. It is operated by the authorised tenant, Lewis Mason (The Principle) and managed by Edinburgh SC (Self Catering) Ltd on their behalf.

    Accommodation

    The apartment hallway provides plenty of space for luggage and coats etc., and two ample cupboards house the utility cupboard with drying space.

    LOUNGE/DINING ROOM

    This room features two sets of patio doors out to the private courtyard at the front and allows a view of the back. This area is fitted with solid oak flooring. There is a comfortable sitting area which consists of two comfortable sofas, easy chairs, dining table and some smaller items of furniture.

    KITCHEN/DINING AREA

    The kitchen is fully fitted and equipped with a fridge/freezer, washing machine, dishwasher, gas hob and electric oven, microwave oven, cutlery and crockery.

    BEDROOM ONE

    Located at the back of the building this quiet, carpeted bedroom contains a double bed. It has an interesting feature wall preserved from the old building behind which is a separate dressing area and en-suite. A large built-in wardrobe provides plenty of storage and hanging space with other small items of furniture. The en-suite is fully fitted with shower, sink and WC.

    BEDROOM TWO

    Located at the back of the building this quiet, carpeted bedroom contains twin beds (default) which can be made up as a double or 2 singles. . A large built-in wardrobe provides plenty of storage and hanging space with other small items of furniture.

    BATHROOM

    This beautifully spacious bathroom is a great place to relax after a busy day touring the sights. Fitted with both bath and shower, sink and WC.

    Additional information

    * All gas and electricity are included in the rental. GCH throughout
    * Linen and towels are provided.
    * A modest amount of complimentary tea and coffee for arrival
    * Ironing facilities and a hair dryer are provided.
    * Street parking is available but is expensive.
    * The airport drop off point and main railway ( Waverley station ) are 10 minutes walk.

    Please note that prior to arrival a refundable 200 pounds key/security deposit must be provided.

    Restrictions

    * No smoking is allowed within the apartment.
    * Well behaved pets by prior arrangement.
    * Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.

    Access Arrangements

    A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure are sent out in the formal confirmation. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).

    Please note that arrivals after 19:00 will incur a range of late arrival fee.

    **LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.

    A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure.

    Cancellation
    In the event of cancellation the following terms and charges will apply -
    a. 6 months or more prior to arrival – full refund minus a 5% admin fee of the total booking amount with a £50 minimum.
    b. 42 days or more – 25% of the total booking fee.
    c. 41 days or less – full rental fee.

    These cancellation terms DO NOT apply to any bookings made under specific "Non refundable" offers on any OTA's such as booking.com, Airbnb, VRBO .

    Please consider obtaining personnel holiday insurance to cover this and other potential losses.

    Getting there

    There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 500 metres from the apt.

    1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the apt is the Princes St stop which is approx 650 metres away. Cost 9.50 pounds for adults and 5.50 pounds for children for a RETURN journey.

    2. Airport express bus, every 15 minutes right outside terminal building, drop off point on Waverley Bridge approx 500 metres from the apt. Costs 8.50 pounds per person for a RETURN journey.

    3. Taxi, many can be found right outside the terminal building and will cost 35 - 50 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked.

Unbelievable location - quiet considering where we are in central old town. Easy access to everything and the short walks are inspiring. Good hosts - easy. Would be nice with a view but ok natural light considering it’s a garden apt. Would def stay again and we’re picky (stay 4/5 star hotels usually).

Ideal location. Need hooks and shelving in bathrooms and bedrooms. There was no place to hang towels in bathrooms. A luggage rack would be nice. Instructions posted on how to use towel heater would be helpful. Would probably stay here again because of location.

Perfect location!

Flat was exactly as shown in the pictures. Was in a perfect location at the base of Victoria Street in Old Town. Host was helpful and quick to respond to any of our questions, even allowing us an early check in to drop off our bags. Washing machine was a huge bonus! Had all the amenities of home and lots of space for 4 adults to spread out. Walkable to all of the major tourist attractions.

Great location

We loved being centrally located in Old Town in a quiet refuge where we could rest and refuel in between adventures. The shared spaces were pleasant and the bedrooms were nice and dark for good sleeping. … The wifi was somewhat intermittent, so we needed to leave plenty of time for downloading tickets, research, etc.

Vieles super, aber nicht alles…

Die Wohnung ist mitten im touristischen Hotspot von Edinburgh. Man kann fast alles zu Fuß erreichen, allerdings sind rundherum natürlich nur Geschäfte (Restaurants, Läden, Kneipen etc.), die entsprechend teuer sind und fast ausschließlich von Touristen genutzt werden. Wenn einem das bewusst ist, ist man gut aufgehoben.Die Wohnung ist sauber, es gibt keinen Renovierungsstau, die Einrichtung ist in Ordnung. Nun zu den kleinen Problemen: das Internet funktionierte über den kompletten Aufenthalt (eine Woche) nicht, da dies wohl am Provider lag (dann gibt es auch keine Erstattung)! Ein Toilettensitz war defekt und wurde ebenfalls nicht repariert.Letztendlich waren wir trotzdem sehr zufrieden.

The property is great however we arrived to a fried fish smell that created us for at least 2 of the days we were there. We had to buy air freshener and spray it several times. No it was not the fish restaurant next door which is delicious by the way. When I called to speak to the management company they said never got a complaint and what did I want them to do. The tone of the voice was not helpful and didn't care. What he didn't know was there were breathing issues for one of the guests.The worst was their policies were very strict. You had to pay extra to get access if you arrived beyond 6 pm and when they say 10 am check out don't think of staying 1 minute more as the cleaning crew is there knocking on the door...It's a great location but location isn't everything.

We didn’t actually stay at this exact location- they had a flood and we got “upgraded”. It was very nice and the location was literally next to st Giles so I won’t complain there but we did go from 2 bathrooms to 1. But I get it- not their fault their place flooded. They meet you at the location and it was super annoying and awkward and our room wasn’t ready despite us not showing up until five pm. With all that the place would have been fine and deserve a good rating but this is the deal breaker: the heat was set to 9* C which is 48F. We could change it but it would autoset back to that after 3 hours. It’s October and cold…. We figure it must be a mistake and email since our phones were being iffy only to get a response saying they couldn’t do anything about it as it is set by the host. are you kidding me!? That’s not even a reasonable temperature to be set at. They also don’t replace toilet paper during the stay which seems crazy. Especially after going from having two bathrooms to one.

Great location, great space, beautifully set up, and it's even set back in a courtyard so you don't hear the noise from the street. Only one problem: the beds are rock hard. If you like a VERY firm bed, it would be perfect for you.
