It comprises a lovely 70 m² living room (with a fireplace), a fully fitted kitchen, three beautiful bedrooms, a bathroom (with a bath), a shower room (with shower), and you can enjoy a garden of around 2,500 m². Wi-Fi (fibre optic), bed linen and towels are included – we’re just waiting for you!

The accommodation is laid out as follows:
- A 70 m² living room with a sofa, TV and open fire
- A fully fitted kitchen including: electric kettle, oven, microwave, toaster, dishwasher, hob…
- Bedroom 1: with a king-size bed (180×200) and a TV
- Bedroom 2: with a double bed (140×190), a desk and a TV
- Bedroom 3: with a double bed (140×190) and a desk
- A room used as an office with a double sofa bed
- A shower room (with shower) and toilet
- A bathroom (with bath)
- A separate toilet

For even greater comfort, the owners have decided to invest in the following additional facilities: barbecue, washing machine, cot, plancha, tumble dryer, ironing board and iron.

Outdoors:
- A 4×7 m swimming pool (private, unheated) fitted with a bar-supported tarpaulin cover, open from April to the end of September. Parents are responsible for supervising children whilst swimming. Opening dates are not binding and are subject to favourable weather conditions.

- A 30 m² terrace and a 25 m² terrace around the swimming pool, with awnings, garden furniture and sun loungers to enjoy the fine weather

Transport:
If you choose to come by car, you can park directly in the house’s private car park, which can accommodate 5 cars. A carport is also available for 2 vehicles.

- Agen railway station is 15 km away (25 minutes by car)
- Toulouse Airport is 100 km away and Bordeaux Airport is 150 km away
