Note - This property is a duplex. The 2 bdrm 1 bath is on the upper level of the home.

• No Smoking or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed to accommodate deep cleaning.

•No pets - $500 Penalty & subject to property removal without a refund

• No parties or events - $500 Penalty & subject to property removal w/o refund

• There can not be any more than the allowed number of guests (6) in or on the property at any one time, a violation could lead to the immediate removal of all guests without a refund. Any outside visiting guests must be approved by owner/host

• Absolutely no fireworks on the property - $500 Penalty & subject to property removal without refund

• Our amenities are for all guests to enjoy, if any are damaged/lost/stolen at the end of your stay you will be charged the full retail value plus up to a $100 inconvenience fee

• Extra Persons beyond the number of guests reserved at time of reservation is subject to $50 per person per night charge (max 6 guests allowed)

• Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

• Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

• Damages - subject to cost of the item for repair or replacement

• Check-in is anytime after 4:00 PM

• Check-out is 11:00 AM or earlier

• No early check-in or late check out unless agreed upon by owner/host & guest.

• Quiet hours are from 10:00 PM to 8:00 AM per city ordinance, please help keep our neighbors happy and our home in good standing with the city.

• For your security and protection, the property is equipped with exterior cameras on the front entrance and backyard of the home.
