8th floor beach front condo in Tides @ Tops'l

Dear Guest,

We wanted to make you aware of some recent changes at TOPS’L Beach & Racquet Resort that may affect your stay.

A new company, Secret Sauce Brands, recently acquired and began operating portions of the TOPS’L Resort and Club facilities under a new management structure. As part of these changes, new policies and restrictions have recently been implemented for certain privately operated resort amenities.

Unfortunately, we were only informed of these changes on May 22, 2026, and had no advance notice that they would be implemented during the current guest season. These decisions were made solely by the new commercial entity managing the TOPS’L Club amenities and are not associated with, controlled by, or directed by us or The Tides Association.

At this time:

• Beach access is through the walkway located between the Beach Manor and The Tides buildings.
• The Blue Dunes Grill restaurant is no longer accessible; however, there are many other nearby beachfront dining options available walking distance.

We believe these changes are temporary in nature and will likely be resolved soon through ongoing negotiations between the new restaurant operators and the TOPS’L Master Association.

The TOPS’L Master Association is also working to provide alternative guest amenities during this transition. Beginning June 1, food trucks are expected to be scheduled on-site so guests have convenient dining options within the resort. An ice cream truck is also expected to begin daily visits to the property.

Guests will still have access to:
• The beach
• The Tides exclusive pool
• Putt-putt
• Basketball
• Shuffleboard
• Pickleball courts
• Beach chair service through Dolphin Beach Services (fees apply)
• The SunLine Shuttle service (fees apply)

We completely understand that these changes may be disappointing or frustrating, especially for returning guests familiar with previous access arrangements. We wanted to communicate these updates proactively so expectations are clear and there are no surprises during your stay.

%&%&%&%&%&% UPDATE November 2023: Replaced queen bed set with a bunk bed configuration. a double bed and two twin beds are now located in the 2nd bedroom %&%&%&%&%&%&

%&%&%&%&%&% UPDATE September 2022: We renovated unit 810 again and this time we removed and replaced the entire floor with a brand new hardwood floor which is soft on your feet with gorgeous colorful beach look; also both bathrooms got remodeled. I have added these pictures to the end of the phone gallery so you can see the new floor with the current furniture %&%&%&%&%&%&

Unit 810 is a perfectly updated, luxurious 8th floor condo. From the entrance hall, you can see straight through the condo to your private, expansive, 8th floor balcony and the breathtaking gulf of Mexico. In addition to a dining table, your balcony includes a small sitting area for you to enjoy your afternoons. From your balcony, your view will stretch from the gulf all the way back over the lush greenery of the Destin resorts.

The kitchen is fully equipped with breakfast bar. You will also find a washer and dryer for your up-most convenience.

The master bedroom has a luxurious king size bed, flat screen HDTV, DVD player, and the master bathroom has beautiful tile work, a whirlpool tub, and a walk in shower. The second bedroom holds one queen bed, flat screen HDTV, DVD player, and its own private access to the second bathroom. The living room sofa also converts into a bed.

At The Tides @ Tops’l. If you’ve never made your way to Tops’l you don’t know what you’re missing. This place has everything. Beautiful beach. In fact rated best by Southern Living. And if you can’t trust them who can you trust. Incredible views. Close to golf.


The Tides are part of Tops’l Beach & Racquet Resort which is smack dab in the middle of 52 beautifully landscaped acres bordered by the Gulf of Mexico and by Topsail Hill State Preserve. WOW! There’s 600 feet of private, sandy white beaches. There’s a ton of stuff to do here, with the daytime activities and nightlife of neighboring Sandestin and other noted communities to the west, and a nature preserve for quiet and solitude to the east. Tops'l provides the best of both worlds.

At tides you will have many wonderful amenities such as free wireless internet, pools, tennis, pickleball, community grills, basketball, putt-putt, nature trails, and many kids programs. Also, tops'l hill nature preserve is upon a national historic registry spot (next to beach manor on tops'l resort) where usa military tested captured German v2 buzz-bomb rockets there in 1944.

And if that weren’t enough, Silver Sands Outlet Mall, one of the largest in the US, is less than 5 minutes away. Sandestin's popular Baytowne Wharf is just across the street to the west with shops, excellent restaurants and entertainment on the bay. Concerts on Wednesdays and family movies on Thursdays are popular family outings on the lawn at the Wharf. Sandestin's recently developed Grand Boulevard Town Center, nearby to the east, has upscale shopping and many excellent restaurant options. There’s so much to do here you won’t be able to fit it into a week’s vacation. So stay two! That’s what I’d do.
