    Harbor Village is right across from the marina with walking trails located right off the neighborhood. Two minutes from downtown Garden City and 15 minutes from the Idaho and Utah State run beach access. Only 15 minutes from Beaver Mountain Ski Resort. Seasonal Pool and Tennis courts as well.

    Jogging/walking trail is right out in front of the neighborhood, with close access to downtown Garden City. Marina is across the street. Overflow parking for additional vehicles or trailers.

    Amazing views of the lake and marina. 15 minutes from Beaver Mountain Ski Resort. Property is professionally managed locally.
    HOA will not allow charcoal or open flame BBQ on property grounds.
    BEAR LAKE LODGING RENTAL AGREEMENT

    Tenant desires to rent the Premises from Manager and Manager desires to rent the Premises to Tenant under the following terms and conditions.

    1. Premises: Tenant understands that in certain circumstances beyond the control of either party, the Manager may be unable
    to provide the exact Premises to Tenant. If the Manager is unable to make the premises available to the Tenant, Tenant agrees
    that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this
    agreement, or (2) occupying a substantially equal substitute property offered by the Manager.

    2. Tenant: The “Tenant” of the Premises shall be the name listed on the reservation unless otherwise specified.

    3. Manager: The “Manager” of the Premises is Bear Lake Lodging, LLC.

    4. Rental Deposit: The reservation deposit will be 33% of the total cost of the reservation. This Agreement does not become
    binding and the Tenant`s reservation will not be booked until the reservation deposit has been paid in full. Payment of the
    entire balance due thirty (30) days prior to the day on which occupancy will first occur. Returned checks are subject to a
    $25returned check fee.

    5. Cancellation Policy: The Manger`s Cancellation Policy differs based on the type of property Tenant rented. Reservation
    booked through 3rd party websites follow this cancellation policy unless otherwise stated at booking. Airbnb and Vrbo
    reservations will follow the policy specified on those booking sites. It is the responsibility of the Tenant to understand which
    type of property was rented and where they booked it. See below for cancellation policies:

    VRBO/Expedia: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation balance is due
    30 days prior to arrival of scheduled reservation(s). If Tenant cancels any reservation(s) at least 30 days before check-in, they
    will receive a full refund. Reservation canceled between 14-30 days before check-in will receive a 50% refund. Otherwise, no
    refunds will be issued.

    Cabins & Town houses: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation
    balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be
    charged for any and all cancellations. If Tenant cancels any reservation(s) 30 or more days prior to arrival tenant will receive a
    refund of paid deposits less the cancellation fee. Reservations cancelled between 30 and 14 days prior to arrival will forfeit the
    entire 33% of total reservation deposit. If cancelled within 14 days prior to arrival, no refunds will be issued unless state
    mandated due to Covid-19. Then an internal credit will be issued and must be used within 1 year of booked stay and in the
    same property that was previously booked.

    Condos: A deposit of 33% of the total reservation amount is due at time of booking. The remaining reservation balance is due
    30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any
    and all cancellations. If Tenant cancels any reservation(s) 15 or more days prior to arrival tenant will receive a refund of paid
    deposits less the 10% cancellation fee. No refunds will be issued for reservations cancelled within 14 days prior to arrival unless
    property is able to be rebooked. If booking is cancelled due to Covid-19 then an internal credit will be issued and must be used
    within 1 year of booked stay and in the same property that was previously booked.

    6. No adjustments for late check-in or early check-out: No refund of monies paid will be made if the Tenant checks in
    after the date and time specified above. No refund of monies paid will be made if the Tenant checks out before the date and
    time specified.

    7. Check in time: Check in time is after 4:00 p.m. on the first day of occupancy as specified above. Tenant may go directly to
    the property with the key code to enter unit. Tenant understands and agrees that Manager does not and cannot guarantee
    exact check in times. Tenant further understands and agrees that Manager is only obligated to make the premises available for
    check in after 4:00 pm on the check specified. In the event that the Manager is unable to make the premises available for
    occupancy before 8 pm. on the first day of occupancy, Tenant agrees that his legal remedies will be limited to (1) canceling this
    Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute
    property offered by the Manager.

    8. Check out time: Check out time is before 10:00 a.m. on the final day of occupancy, as specified. Tenant agrees that, in the
    event Tenant and/or his guests fail to vacate the premises by 10:00 a.m. on the final day of occupancy specified above,
    Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the
    late check out, including but not limited to increased labor or cleaning costs and any costs resulting due to the inability to rent
    the premises to a subsequent renter or any decrease in income from an already-confirmed subsequent renter. In addition, if
    Tenant fails to vacate the premises by 10:00 a.m. on the final day of occupancy, as specified above, Tenant agrees that
    Manager may remove Tenant’s baggage and property from the premises and shall have a lien on said items as provided for in
    section 38-2-2 of the Utah Code and shall have the right to sell said property within 30 days if Tenant does not (a) demand the
    return of the property and (b) does not satisfy the lien against said property.

    9. Maximum Occupancy: The Tenant agrees not to exceed, except for guests who shall not stay overnight, the maximum
    occupancy of the premises. If Tenant or Tenant’s guests violate this provision, Tenant agrees that this Agreement and Tenant`s
    right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this
    provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees Manager is
    authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the violation of
    this provision. This occupancy limit extends to outdoor areas such as decks and patios. Recreation vehicles (RV’s) tent trailers,
    trailers, camping equipment may not occupy or park on or near the premises.

    10. Self-keeping Unit: The above-described premise is a self-keeping unit. Manager does not provide daily housekeeping
    service during Tenant’s occupancy. Housekeeping service may be provided for an additional fee if prearranged with Manager.
    Prior to check-out, Tenant agrees to: a) strip all beds and leave all used linens and towels near the front door, b)
    place all trash into trash bags (provided by Manager) and take to dumpsters located in vicinity of premises, c)
    place dirty dishes in dishwasher and begin cleaning cycle, d) close and/or lock all windows and doors, and e) turn
    off lights.

The host was very helpful and responsive! The place was very nice and spacious! There were a couple of things that could use some minor repairs; for example, the toilet paper holder in the bathroom could use some tightening. Other than that, we enjoyed our stay!

Great weekend get away

The view in this unit is spectacular. Kitchen was stocked well ( except dish soap) Very nice to have tv with cable. Dining table was nice to fit everyone on our group dinner and game night. Conveniently located by a store.

Amazing Location

The views from this condo are outstanding. Loved looking onto sunrises and sunsets from the decks. The space was great with 2 family rooms to hangout. I only gave 4 stars because the furniture was just really old. Sofas felt saggy. Beds too soft. Just felt like it really needs a refresh.

Big clean quiet condo

Loved the space and decoration especially downstairs with the games, simple and woodsy themed and clean. The view and size of the condo is amazing. Natalie was prompt and friendly. The pool is big and fun. 4/5 because the fridge coils were froze up upon arrival and we didn’t know until we were touching our barely cold meat 12 hrs later, once we turned it down all was well, tvs were outdated and lagged and there’s not too much hot water to spare if you have multiple guests and people needing to shower. We loved our stay. Thanks for having us!

Overall good

Two big strikes against the property. First, not necessarily the owners fault, the power went out in the middle of the night and caused chaos for my young kids. Second, the WiFi was slow and unreliable. Bonus third thing, TVs were not that good and don’t function great. It’s kind of old technology with bad interfaces. The bad internet definitely didn’t help. All that being said, the pool and hot tub for the community was nice. The kitchen was more than serviceable. Watch your step on the upper balcony—there is a floor board not secured properly!

1st time visitors to Bear Lake

We rented this condo for a family vacation and had a terrific time. The views of the lake and morning sunrise are stunning. It is a downhill walk or drive to the pool area and tennis courts so be prepared for that. Overall, the condo suited our needs however there are several housekeeping/maintenance items that need to be addressed for for future guests. I have shared them with the property management company which is fairly new and looking for feedback. Needing the most attention is the bedding in the second bedroom upstairs. Right now there are mattress over 3/4 plywood. Also, the ceiling fan in that room need to be tightened. More fans are needed to circulate the air upstairs. The kitchen needs a full size coffee pot and the ice maker did not work. They ask that the AC remain at 72 and that the toilets are prone to clogging. In my opinion, a condo that could sleep 11 should not have these issues so this needs fixing. Also, we had to use a neighbors WiFi which worked fine but why doesn't it have its own? If you can look beyond some or all of these issues, it is a wonderful place to stay.

Great Family Spot

This is a perfect place for a family trip! We have a large family of 2 adults and 6 kidsand this place fits us all very comfortably. My only wish would be a larger grill as its hard to cook for the masses with a grill that only fits 4 burgers at a time. Took us a while to get the ac to cool the house down too but ince it got there it was easy to manage. The property has a great view of the marina too. Highly recommend this unit!

Great experience! We loved it here!

We had such a great time as a family. It was quiet and although colder in April than I had expected, we had a wonderful and relaxing time. The beds were incredibly comfortable and the sunrise was incredible. We will definitely come again!

Best view of the lake. Awesome property loved it

Pretty accurate to the description. Great view of the lake , very clean and well maintained unit. As an update from previous reviews New Tv s in every room ( we didn’t even watch any ) The unit does need to update the toilet situation with the low flow toilets - if you are not careful it will clog up . But would definitely return to this property. Has a great cabin feeL to it

Fantastic place to stay.

The view of Bear Lake was awesome. The kids loved the pool. The home was very clean and neat. The beds were comfortable and everyone slept great after long days of having fun. This is an ideal place to stay and we want to stay here next time we travel to Bear Lake.

Nice place and location

The place was very nice and clean. The location was fantastic, with a beautiful view of lake. The only draw back was TV’s and NO internet. There was only one good HD TV with Satellite, with the rest of TV’s being the old CRT’s with lots of old video tapes. We did OK with the TV situation, but the internet situation wasn’t good. We’d figured with our cell phones having Hot Spots, we’d use that method in place of internet for our laptop. Bad idea... the cell phone service is awful.. slow internet and poor reception. If internet is important to you, get a condo that has Internet. Last of all, the beds are a hard as a rock. Everyone complained about their beds. If these situations could be renew, we’d be back in a heartbeat. Otherwise, we are staying somewhere else.

Great place close to the marina and the lake!

Nice condo with room for our entire group. Great place to come back to after fun in the sun! It had everything we needed. The only problem is we didn't have more time to stay! Thank you!

Great place to stay!

We had a great time during our stay at the condo. We thought the pool and such would be closer but were able to make it work by driving to the amenities. The tv’s could use some updating as well. Overall it was a great place to stay 👍

Great view of Bear Lake and confortable. Definitely would stay there in the future. Highly recommend

First visit to Bear Lake and very impressive to the eye. I found our stay tranquil and relaxing. Met some kind and friendly people.
