Smoky Mountain Top 2-bedroom condo in lovely Gatlinburg

Our FULLY STOCKED (minus food/coffee) smoke and pet free condo (with pool house) is 15 minutes to downtown Gatlinburg. It is approx 20 mins to Dollywood and Pigeon Forge. It is about 30 mins from the North Carolina border. LOCATION: Keep in mind that you are driving up to 3,000 feet above elevation. In this area, you can be in the main drag of tourist attractions and get an amazing view. (even to go hiking to various locations, is a little bit of a drive. You are in the mountains.) You can relax up in the mountain at the condo or enjoy hiking, snow skiing, mountain coasters, dinner shows, white water rafting, golf and more

2 Bedrooms w/King size beds. Bedrooms have TVs & Roku players.

Private High Speed Secured Internet Connection to be sharing with only guests of the condo.

We ask you to pack your common sense, respectfulness, and common courtesy when choosing our condo. Many people choose not to and results in us making some crazy rule to remind them of this. And of course, we want you to relax and and have fun.

Must be 25 years old to rent
Noise to be kept to a minimum from 10 pm to 9 am
NO Feeding wildlife as it dangerous to you and others
Dispose garbage to the dumpsters on property during your stay and when you check out.
No peels, bones etc in garbage disposal.
No feminine products in the toilet.
Be respectful of the condo. We don't ask you to clean when you check out. However, we are requiring you to tidy up. ie: If you spilled something, clean it up, don't leave clumps of hair around, put furniture back in place, pick your garbage and dispose it at the on-site garbage dumpsters
Put dishes in the dishwasher and run the dishwasher. Don't leave dirty dishes when checking out.
Take your left over food with you.
Throw away your coffee grounds after using the coffee maker. Please don't leave it.
Turn lights off when checking out.
Place dirty towels on bathroom floor.
Make sure all windows and doors are locked.

Our condo is good for couples, solo adventurers, business travelers, and families (with kids). This condo is approximately 865 square feet. You will have an amazing view of the mountains and minimal drive to various destinations such as snow skiing resorts, downtown Gatlinburg, Pigeon Forge and Dollywood. (Our condo's view is of the mountains, not at the ski resort. You can see the ski resort as you approach the condo complex. (Summit)

When you are at the complex, you will see an abundance of wildlife in the area. It is common to see wild turkey, deer, bunny rabbits and yes, black bear roaming the grounds below. It is in a nature location with prime view and relaxation. Absolutely don't feed the wild life as it is not just our rule but a Tennessee guideline.

***.You will be required to fill out/sign house rules and a emergency contact (rental form) before we will give you access. No exceptions! The rental form consists of providing names of guests, phone number, car plates and who you want to contact in case of an emergency. Why do we have this? Glad you ask. We have this to help get in touch of our guests due to natural disasters such a snow storm, wildfire, etc. We don't EVER contact the emergency contacts unless we can get hold of our guests after several times of getting in touch with you. In efforts to keep us on the same page, the other form is a list of house rules and fees if you do anything to damage our condo/condo property.

- Fireplace: You may purchase wood from our main office if you would like to use the fireplace. If you use our fireplace, make sure you open the fluke when using it and close it when the fire is out. After ashes are completely cooled off and safe to do so, we also require that you properly dispose the ashes in the dumpster. DON'T LEAVE THEM IN THE CONDO when you check out. We will charge you an extra $150 cleaning fee if ashes are left in the condo or in the chimney.

Maintenance calls are to be made to Zambock LLC, (Pete and Renae) on the phone number listed above. (Note: If you clog a toilet, you are unclogging it or paying for the plumber.) Please do not contact the main office on site as they will not be able to assist you in your needs. All maintenance calls will be handled accordingly and will be done in the time frame of a third party. We will strive to get things as quickly as possible. However, it is up to the third party’s time frame.

Let’s talk hair: Please clean up your clumps of hair up and don’t leave it for the cleaning crew or myself. As someone who sheds a lot of hair, I don’t leave it for the cleaning crew as it is a common courtesy to others. We will charge you $150 in addition to your cleaning fee if you don’t clean up your clumps of hair. We are not here to look for every strand of hair in order to charge you. That's petty! This just comes down to being respectful of the condo and of others.

We will charge you if a towel is missing or damaged. It kind of goes without saying. Yet: we have to say it. This includes using the towels to clean off your makeup or using them for hiking or the pool. We DON"T supply beach towels and you will need to bring your own. We supply one round of towels for our guests per stay.

Strict check out time is at 11 am Eastern time. Check-in at 4 pm Eastern time. If you miss your checkout time, you will be subject to a $250 removal fee and all items will be removed from the premises. Host (and hired staff) will not be responsible for your left behind items. It is up to the host's discretion as to the best method to handle the left behind items. Host (and staff) have access rights between these hours or in the event of an emergency or repair during time frame of guests staying. We (or staff) don’t go into your place while you are there unless there is emergency, repair or between checkin’s/checkout’s. Once checkout time has past, guest(s) understands that they don’t have access rights to the condo and guest(s) access is null and void. (Basically, check out by your schedule time and you are good to go.)

Please do a thorough search for your personal belongings prior to departing. We will be happy to ship your lost or forgotten items but the courier service we use charges a minimum $50.00 charge plus the actual cost of shipping and insurance. Therefore, please be sure that you have everything before you depart. In addition to the $50 charge for leaving items behind, you will be subject to an additional charge of $110 for picking up your items and is left to the host discretion to decide if you will be charged the additional fees. These additional fees are on top of the original $90 cleaning fee that you already paid upon reserving the property and is non-refundable. If we don't hear from you that something has been left behind within 4 hours after your check out time, we will assume that you are surrendering your items and they will be discarded. Depending on the on the items left behind, we may hold it up to 24 hours for you, but this isn’t a guarantee. You will still be subject to the additional $110 for surrendering left items and is up to the Host’s discretion. Therefore, please use the checkout list that is emailed to you when you are given access to the property. The checkout list is also on the back of the door for your convince.
