Ideal for holidays, business travelers, and students attending UND or Northland Community College, this is an easy way to unwind in peace while enjoying the value and privacy of having the whole place instead of a small hotel room or sublet. Located in a four-plex, the Urban Oasis sits conveniently in the back for easy parking and access. Each apartment in the four-plex has its own separate, private entry. All utilities are included, with plenty of parking available, and off-street parking is also an option. Enjoy free WiFi and explore a variety of restaurants and pubs within walking distance. The apartment is well decorated with modern furniture from Wayfair and local collections, and it offers two living areas—great for larger families. As your standby host, I’m dedicated to providing exceptional service and will go above and beyond to help you feel welcomed and well cared for throughout your stay—consider the red carpet rolled out whenever you need me.

Even though it’s in a tranquil residential neighborhood, you’re still close to popular spots like Charles, El Rocco, the Bun, and more—all within walking distance. There are also nearby restaurants, including the famous Red Peppers just a few blocks away, along with convenient amenities like gas stations. The welcoming atmosphere of the Urban Oasis will help you feel right at home.

Public transportation is available, with a bus stop within about a minute’s walk. Uber, Lyft, and local taxis are also available, and you can typically find one within five minutes—easy to locate the location.

Please reach out to your host with any questions or concerns during your stay. Before departure, kindly turn off all lights and wash any dishes you used. Please make sure there’s no leftover food on plates or in the refrigerator; dispose of it in the garbage. For bed sheets and dirty towels, please remove only the bed sheets and place them, along with the towels, in the provided trash bag under the kitchen counter.

The outside light switch is inside the apartment near the staircase—please turn it off when not in use to conserve energy. The kitchen light is controlled by two switches: one in the kitchen and one on the pantry wall.

We’re pleased to host you and hope you have a comfortable and enjoyable stay. Please respect the apartment, our neighbors, and the following house rules.

### Check-In & Check-Out

* Please follow the check-in instructions provided before your arrival.
* **Check-out time is 11:00 AM** unless a late check-out has been approved in advance.
* Please return the key to the designated lockbox when checking out.

### Registered Guests Only

Only registered guests included in the reservation are permitted to stay overnight at the property. Please contact the host in advance if your guest count changes.

### No Parties or Large Gatherings

Parties, events, and large gatherings are not permitted. Please keep noise at a respectful level, especially during nighttime hours.

### No Smoking

Smoking, vaping, marijuana use, or any other type of smoking is **not permitted inside the apartment**. Please smoke only in permitted outdoor areas and dispose of smoking materials properly.

### Respect Our Neighbors

Urban Oasis is located in a residential setting. Please be considerate of neighbors and avoid excessive noise, loud music, or disruptive behavior.

### Cleanliness

Please help us keep the apartment clean and comfortable:

* Dispose of garbage in the designated trash containers.
* Do not leave excessive food, garbage, or dirty dishes behind.
* Please report spills, damage, or maintenance issues promptly so we can address them.

### Furniture & Property

Please do not move furniture or remove household items from the apartment. Guests are responsible for damage beyond normal wear and tear.

### Keys & Security

Please keep the apartment locked whenever you leave. Do not share keys, lockbox codes, or access information with anyone who is not part of your reservation.

### Exterior Security Cameras

For the safety and security of our guests and the property, security cameras are installed **outside the property only**. There are **no security cameras inside the apartment or in any private guest areas**.

### Pets

Pets are permitted only when specifically approved as part of the reservation. Please contact us in advance regarding any pet-related requirements.

### Maintenance & Emergencies

If you notice a plumbing, electrical, heating, appliance, or other maintenance problem, please contact us promptly rather than attempting major repairs yourself.

### Before You Leave

Please make sure all doors and windows are secured, take your personal belongings, and return the key to the lockbox.
