    Chamberlands is a beautiful lakefront community located on the West Shore of Lake Tahoe in Homewood, California. It is a popular destination for short-term vacation rentals, offering stunning scenery, easy access to a variety of activities, and a variety of amenities to make your stay comfortable and enjoyable.     Things to do:

    Skiing and snowboarding: Chamberlands is located right next to the Homewood Mountain Resort, which offers world-class skiing and snowboarding for all levels.
    Hiking and biking: There are many hiking and biking trails in the Chamberlands area, ranging from easy to challenging. Some popular trails include the Tahoe Rim Trail, the Rubicon Trail, and the Eagle Falls Trail.
    Swimming and sunbathing: Chamberlands has a private beach and pier, where you can swim, sunbathe, and enjoy the stunning views of Lake Tahoe.
    Fishing: Lake Tahoe is a world-renowned fishing destination, and you can fish right from the Chamberlands pier or beach.
    Boating and kayaking: You can rent boats and kayaks from several different companies in the Chamberlands area.
    Dining: Homewood has several restaurants, including the Chambers Landing Bar and Grill, which offers casual dining and live music on the weekends.
    We want our guests to have an amazing time. Please read the information below, to ensure this property is a great fit for you and your guests.

    ** IMPORTANT NOTICE **
    By proceeding with the reservation and entering the property, Guest(s) and all other persons material to the reservation acknowledge and accept the following Rules & Policies, without exception.

    01. Check-In / Check-Out Policy
    Whenever possible, we will be happy to accommodate early check-in and late check-out requests, within reason. In June, July, August, and during Holidays, this may not always be possible, but please do ask. Unauthorized late check-outs will result in a Schedule Interruption Fee of $150 per hour. The cleaning services cleaning team may not enter the property following check-out, with or without your permission, until all guests and all belongings have vacated the property.

    02. Maximum Occupancy
    The total number of Guests MAY NOT EXCEED 8 (EIGHT) ADULTS AND (2) CHILDREN, FOR A MAXIMUM TOTAL OF (10) PERSONS OF ANY AGE AT ANY TIME. Occupancy limitations are governed by City and County ordinances, as well as Fire Department regulations. Violations of this policy place the Property Owner’s Short Term Rental Permit at risk. Should the maximum occupancy exceed the limitations at any time during your stay, an immediate $1,500 per additional person County Ordinance Penalty Fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.

    03. Pet Policy
    REGRETFULLY, THIS PROPERTY IS AN ANIMAL-FREE HOME, AND IS EXEMPT FROM PERMITTING ALL CLASSES OF SERVICE AND SUPPORT ANIMALS as per the Rules & Regulations of the Homeowners Association. This exemption is filed with the applicable reservation platforms and will be enforced for the medical and legal protection of the Property Owners. Should a violation of this rule occur, the following penalties will be immediately incurred by the Guest(s) and all persons material to the reservation: (1) you will be assessed a per animal, per day penalty fee of $500, (2) your reservation will be immediately terminated, and (3) you will forfeit all fees paid.

    04. Maximum Parking
    This home allows a maximum of three (3) vehicles. Street parking is not available in this neighborhood and additionally may not be permitted by local laws. Guest(s) accept full responsibility for vehicle damage, theft, fines, or loss while on or off the property. Garage parking is prohibited and excluded from your reservation.

    05. No Smoking
    Smoking (including vaping) is not allowed anywhere on the property—inside or out. Should a violation of this policy occur, an immediate $500 remediation fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.

    06. Quiet Hours
    Quiet hours are between 9 PM and 8 AM. Quiet is defined as the absence of voices, music, and other noises anywhere outside of the residence. The County Ordinance Enforcement Officers and the neighboring community are extremely sensitive to the strict enforcement of this policy. Response to a noise violation report may result in a $1,500 County Ordinance Violation Fee. In addition, should a violation of this policy occur, your reservation will be immediately terminated, and you will forfeit all fees paid.

    07. Trash & Recycling
    This is bear country. We love and respect them, and everyone must accept responsibility for keeping them alive and the property damage-free. The Lake Tahoe Community is highly sensitive about the responsible disposal of trash and any type of wildlife attractant(s). Local residents routinely report violators to the local Sheriff’s Department, without warning. Bears that enter a residence, garage, or vehicle are subject to euthanasia by the Department of Fish & Game. Please know that it is against State Law to leave any type of trash or wildlife attractant unattended. Therefore, all trash and recycling must always be securely placed inside a locked bear box at the end of the driveway. Overflow garbage and recycling must be taken off-site by the Guests and never left in a garage, vehicle, near a door or window, or any other unsecured outdoor location. Guests assume financial responsibility for all violations of the law. Local and State fines for improper storage and/or disposal range between $1,500 and $5,000 per occurrence. In addition, should a violation of this policy occur, your reservation will be immediately terminated, you will forfeit all fees paid, and the Property Owners will be entitled to reimbursement by the Guests for loss of revenue due to revocation of their Short Term Rental Permit.

    08. Housekeeping and Check Out Practices
    Your cleaning fees cover a standard level of service, including floors and surfaces, linen changes, and laundry processing. Unlike a hotel, this is a personal residence, and as such, the cleaning fee does not accommodate excessive or unanticipated services not typically required for a residential stay. Thank you for caring for this property as if it were your own.

    After you check out of the property, there may be a period of time before the cleaning service arrives. Our bears are very motivated by homes with accessible food and trash smells (even when the doors and windows are closed), so we kindly ask that Guests please:
    (1) Return all indoor and outdoor furniture to their original locations/positions.
    (2) Leave used beds unmade (no bedding on the floor, please).
    (3) We appreciate you collecting all dirty towels and placing them near the washing machine - we always love it when guests start the first load when they leave.
    (4) Secure all remaining trash in the bear box or dumpster provided, ensuring the door is firmly closed and locked.
    (5) Load the dishwasher with any remaining dirty dishes and start the wash cycle.
    (6) Return Amenties Passes. Replacement charges range up to $200 for missing passes.

    We don’t want to put any undue pressure on Guests to do our job. We hope you understand because when a bear breaks into a home, they are not eligible for a “second chance” or relocation option (not to mention the damage to the property).

    09. No Guarantee of Services
    Our WiFi and electricity are reliable. Although rare, unpredictable conditions may cause occasional outages (this is the Sierra Mountains). Likewise, indoor and outdoor amenities that are listed in this posting and depicted in the photos are subject to seasonal, operational, and/or functional availability. Interruptions or lack of availability of any of these services and/or amenities do not alter the terms of the Rental Agreement.

    10. Security Cameras
    As a function of our bear and snow awareness practices, your safety, and the security of the property, exterior-only motion-activated security cameras may monitor the front door, driveway, side yards, and other common areas. Tampering with or disabling cameras is strictly prohibited and will result in immediate termination of your reservation and forfeiture of all fees paid.

    11. Property & Property Use
    This property is for residential vacation use only. Events, commercial activities, subletting, or transferring your reservation to another party are not permitted. In the unlikely event of eviction or other actions required to enforce the Rental Agreement Rules & Policies, an hourly administrative fee of $35 per hour will be charged to the Guests.

    12. Reservations
    For weekend stays, all Friday night reservations must include the following Saturday night. Reservations that exceed twenty-nine (29) days cannot be approved prior to (1) submission of a State Applicable Residential Lease Application, to include but not be limited to written proof of income and performance of a credit check to confirm a credit score of 720 or higher, and (2) execution of a State Applicable Residential Lease Agreement. Payment for the cost(s) of completing any of these requirements shall be made by the applicant(s), upon demand. Note that security deposits and other upfront fees may apply.

    13. Cancellation Policy
    Our cancellation policy is STRICT. A maximum refund of 50% is available for cancellations made at least sixty (60) days in advance. An additional 4% of your total reservation may be deducted from any eligible refund to cover the costs of non-refundable credit card fees charged by the platform.

    14. Accidental Damage Protection
    We need Guests to report any damage so that we can ensure the property is maintained in a safe and rentable manner.
