Perfect for us

After a cold winter we needed a great and easy get-away. This was the best option! Morning coffee and evening cocktails on that amazing lanai, perfect weather and easy access to tourist spots when I wanted them. It was nice to have a spot to call our own!

The Lanai is a 10/10

The best part about this condo was the lanai. We spent hours lounging, whale watching and waiting for the sunset. we would stay here again or at least stay in the building again. The location was perfect and quiet. The pools were lovely and the grounds were gorgeous.The kitchen was fully equipped, TVs worked great, shower was lovely and we were happy to have all the beach amenities, even if they were falling apart.One thing that was frustrating was that the air-conditioning didn't seem to be working in the bedroom. We found it very difficult to cool down the bedroom even with the multiple fans. when we discussed this with the rental company, the only suggestion they gave us was to turn the fan on high, which it already was. The bedroom also did not have appropriate window coverings so you are up at 6 AM with the sun whether you like it or not.

Amazing Place!

We had a fantastic stay here. The property is exactly as described, maybe even better. The apartment was in excellent shape when we arrived. The space is clean and comfortable; the bed was very comfortable with high quality linens and pillows. The kitchen had everything we needed to prepare our own meals. The bathroom is clean and spacious and the shower works great.The large lanai or patio is the main attraction here. It’s absolutely stunning, and the view is incredible! We watched sunset every night that we were at home.The Royal Sea Cliff itself is a lovely property with two pools. Generally speaking it is a nice quiet resort with no loud parties or craziness. It’s well maintained and the grounds are beautiful.The traffiic on Ali’i Drive can be quite busy, so you have to allow yourself a little extra time to get out of town if you’re going elsewhere on the island. Not a big deal just something to be prepared for. We walked the 2km into the main shopping area one day which is a fairly easy walk, just be mindful of the heat and the fact that the return trip is uphill. :-)We would definitely stay here again - and next time we hope to stay longer!

Enjoyable Stay, Great Venue & Location

Thank you for sharing your condo with us. The complex was beautiful, location was quiet and the lanai was spectacular! The pool was great as well. Thank you for supplying nice beach towels, the beach chairs and the cooler. We used all of them. Grand Welcome did an amazing job helping us out with multiple issues. Awesome

Condo has a huge lanai overlooking the ocean. Watched brilliant sunsets every night. Owner left chairs that were great for the beach. Easy to get to snorkeling, shopping or whatever you want. Parking easy. This place is fantastic and we look forward to returning.

IT’S PARADISE

The unit is lovely but the lanai is spectacular. As I write this, I am having morning coffee and watching the surf. A gentle tropical breeze carries a wonderful floral scent and the doves are announcing sunrise. Apart from WIFI that needs an upgrade, everything is perfect!

We have stayed here before and the second time around was as good as the first time. One of the big pluses of this place is the lanai where you get a fabulous view of a sunset and the ocean. The condo was clean and well suited for our needs. Definitely would consider a stay at this place the next time we visit Kona.

Past it’s Prime-Dirty

The biggest problem with this condo was how unclean it was. Large hair ball in shower, used Kleenex in bedroom, layer of dust on all plants and fans, floor so dirty that turned bottom of our feet black. TV in living room didn’t work, dryer is about to fail, outdoor furniture is duck taped to keep it together, Wi-Fi is horrible, and all the literature is outdated and incorrect inside the condo. We were left with enough supplies to last one day, we have had at least 3-4 days worth when staying at other (non-VRBO or Air B&B) condos. This Condo has a great view and great location but the management and cleaning of it is extremely poor. This COULD be a great condo, just not right now.

Amazing views and lanai

This condo was amazing! From the moment you walk in the place makes you relax. The condo is comfortable, well equipped with everything needed. We had an issue with the AC working but it was quickly taken care of. The most amazing thing about the condo was the lanai and views. We will be back!

Great place to stay

We loved the condo and it was a very comfortable spot to base our Kona trip. It is fully stocked and it’s nice to not have to eat out all the time. The beds are comfortable and the large windows that open really help you stay cool at night. The veranda is nearly as large as the condo and is perfect to sit outside, eat breakfast, watch the sunset, and listen to the ocean. The underground parking is nice to keep the vehicle out of the sun occasionally, although we parked outside most the time. We didn’t use the pool, but they cleaned it every morning and it looked great. While the decor is dated it is very clean and comfortable. Our only squibble is the air conditioning. We were there in August and it couldn’t quite keep it cool. However, we were gone all day everyday so it didn’t matter much. Even following the instructions exactly meant a warm evening when we got home. But we opened the windows and it didn’t take long to cool off the bedroom so we could sleep and they have provided large fans to help. A better thermostat and system would make this place more expensive so it is a trade off. Overall we would stay here again for sure!

Five Star Potential, Three Star Performance

On the basis of the location, fantastic lanai, and quality of the interior this property starts off with 5 star potential. But the rating started to go down as soon as we entered the property. Both TVs were on and blasting, but we couldn't figure out how to control the TVs or even turn them off. And for the first time in my many rentals in Hawaii, there were absolutely no instructions or guides on the utilities or amenities on the property. So, we just unplugged the TVs since we weren't here to sit and watch TV. When we later did try to turn the TVs back on, none of the remotes out did anything. A note to management resulted in a 'we'll get to you tomorrow ' when someone came and found two other remotes that weren't out when we arrived. It seems a little petty to complain about the TVs, but there were other problems. The air-conditioning controlled cooling erratically, with out regard to the supposed controls on the thermostat (which had no temperature gauge to see what the temperature actually was. There was a trash and recycling room in the hallway, but the recycling overflowed in three days and wasn't emptied until we complained after six days. In the meantime, the trash chute had a sign posted saying 'do not use'. So, you get the picture. We had a lovely stay at a fantastic view property in a great location. But the amenities and hospitality was among the worst we've experienced, which is quite a shame given the cost and potential if the property.

Waves and Pool

Great one bedroom, with a well stocked kitchen. The a/c is not even necessary in this unit if you open the doors and use the provided fans which allows you to listen to the ocean. It was nice when we could park in the covered secured garage with a short walk to the elevator. Beach chairs/umbrella/cooler and a short drive to white sands beach nearby was an awesome amenity. Bed was comfortable and shower was terrific as everyone described.

Lovely!!

The condo is awesome, perfect size for one couple. The lanai is to die for!! The location is awesome. The unit itself was fairly clean, but the dishes could have been cleaner as we had to hand wash everything before use. The coffee pot basket and carafe had to be washed before use. There is no guide on how to reach anyone after hours. Kids were partying at the pool after 10 pm and I couldn't reach anyone to report it. The numbers listed in the book did not work.
