I debated lowering the rating by two stars but didn't think it would fair to the team at KBM. But here goes...
First, in fairness, all the pros: the home is quiet, clean, and located right on the golf course with great monkey pod trees right outside the window. The kitchen was stocked with whatever you need to prepare a meal, a cocktail, glass of wine, or whatever. There was plenty of space in the living / dining areas to spread out. There were two king beds with two full baths which made it great as we were traveling with our teenage daughter who really enjoyed having her own space. In truth, the second suite is not as 'grandiose' as the main suite, but still nice. I spoke/worked with both Kevin and Janice - both of whom were very accommodating and quick to respond. It was a great spot to launch our Kapalua, Maui adventure.
The cons - this is kind of a biggie as it speaks to the 'trust' factor that comes with renting any condo. One morning my wife and I left our teenage daughter asleep in the condo and ventured out to do the coastal trail hike. Midway through our hike my daughter began texting furiously asking if we were in the condo because she could hear voices. Apparently, a maintenance crew had gained access to the condo and did some work on an appliance. I don't begrudge the HOA for working to keep the place in great shape, but I do fault the HOA and KBM for not communicating those intentions to me. I left the condo that morning with my valuable unsecured, my daughter sleeping in the second suite, and felt violated by the entire incident. Needless to say, I didn't leave my daughter alone for the rest of the trip.
I fault KBM only in that they did not adequately prepare me for the possibility of the unit being entered. Kevin explained to me that the notice should have been included in my arrival packet (it was not) and the HOA was supposed to provide notices to each unit (no such notice was provided). I suppose the only good thing is that after sharing my displeasure KBM they did agree to speak with the HOA to firm up the process for notifying tenants. Kevin also offered me a gift card for dinner which I declined, because I didn't want to feel as if I couldn't share this incident. It was a big deal.
Smaller cons - the place is a little older, it could use a little paint in spots (something major happened in the living room ceiling which is yet to be painted over), and the AC (as others have pointed out) is not particularly strong.
