Important things to note
Layout
. This is a multi-level house with stairs between floors and may not be suitable for guests with mobility issues
Guest limit
. Maximum 10 guests strictly enforced, including children
. External CCTV is in place to monitor occupancy compliance
Restricted areas
. Basement, garage, storage rooms, and some backyard areas are not accessible for safety reasons
Fireplace
. Not available during warmer months (November to next April)
Garden
. The front yard contains rose planting. Please do not enter restricted areas
Noise
. Quiet hours apply from 10:00 PM to 7:00 AM. A noise monitoring device is installed in the property. It does not record audio or conversations and is used solely to monitor noise levels to help ensure compliance with house rules.
Events
. Parties and events are not permitted
For your privacy, we have a noise decibel monitor installed in the kitchen. It measures volume levels only and does not record audio or conversations.
Smoking
. Smoking is strictly prohibited inside the house
Pets
. Pets are not allowed
Condition
. As a large house regularly used by guests, some areas may show minor signs of wear but remain fully functional
. Nature and Pest Control: Australia is a nature-rich country, and occasional insects are inevitable despite our regular professional pest control. Insect spray is provided in the apartment for your use. Should you encounter an unusual amount of pests, please contact us so we can assist.

-BBQ equipment
Due to the increased rain during the autumn and winter seasons, we have temporarily moved the BBQ equipment indoors for storage.
If you would like to use the BBQ during your stay, please contact us at least one day in advance. We will arrange to place it beside the outdoor table for you.
Guests will need to purchase their own charcoal. Thank you for your understanding.

Please note that some owner belongings are securely stored within locked cupboards or restricted-access areas of the property. These areas are not accessible to guests. For your safety and the convenience of all parties, we kindly ask guests not to attempt to access or tamper with any locked storage areas. Thank you for your understanding and cooperation.

Illegal Activities

Illegal activities, including drug use, are strictly prohibited. Any violation will result in immediate eviction, forfeiture of all fees, and notification to the authorities.

Access to building amenities may be unavailable due to maintenance or building management. Please follow all building by-laws.
Damage to Common Facilities

Fire Alarms
Tampering with or covering smoke alarms is illegal. A AUD $150 inspection and cleaning fee will apply if interference is detected.
Emergency Call-outs
If guest actions trigger a fire brigade response, the call-out fee (approximately AUD $2,000) will be charged to the guest.
Cooperation
Guests must cooperate with any fire safety inspections required by the building.
