For security, the property is equipped with outdoor cameras. Cameras are not located in the house.



Short Term Rental Agreement:

This Short Term Rental Agreement (“Agreement”) is made between the Guest (“Guest”) and the Host (“Host”) for the property located at 506 E. Ridge St, Kings Mountain, NC (“Property”).



1. Reservation & Payment

Guest agrees to pay all rental fees, cleaning fees, and taxes as listed at booking.



2. Check In & Check Out

• Check in: 4:00 PM or later

• Check out: 10:00 AM

• Self check in: Access is provided via keypad entry. Your personal code will be sent before arrival.

• Guest agrees not to share the access code with anyone outside their group.



3. House Rules

Guest agrees to follow all house rules, including:

• No smoking inside the home

• No parties or events

• No pets

• Only registered guests may stay overnight



4. Use of Property

Guest agrees to use the Property responsibly and keep it in good condition.



5. Damage & Security

Guest is responsible for any damage beyond normal wear and tear. Host may charge for:

• Broken items

• Excessive cleaning

• Missing items

• Damage to furniture, walls, or amenities



6. Safety

Guest agrees to use all amenities safely, including the firepit, grill, and fitness equipment. Children must be supervised at all times. Guest acknowledges that use of the Property and amenities is at their own risk.



7. Cancellation Policy

The cancellation policy listed at booking applies. Guest agrees to review the policy before confirming the reservation.



8. Compliance With Law

Guest agrees to comply with all local laws, HOA rules (if applicable), and community standards.



9. Host Access

Host may enter the Property for emergency repairs or safety concerns with reasonable notice.



10. Agreement Acceptance

By booking the reservation, Guest agrees to all terms in this Agreement.
