    The Space:

    Escape to your own private slice of the Texas Hill Country! Set on 9 scenic acres overlooking the Blanco River, this unique property features three charming cabins with 420 feet of private river frontage. Accommodating up to 18 guests, it's the perfect setting for family reunions, wedding groups, retreats, and memorable getaways with friends. Enjoy the privacy of separate cabins while gathering together to take in the peaceful surroundings and beautiful river views.

    Guest Access:

    Our property is gated and there is a large hill down to the three cabins. Please be advised that you will need to climb a few stairs to get to River Ryder from the parking area. The Jameson and B's Bunkhouse have two stairs to access the deck to the front door.



    The Neighborhood:

    ★ “My family and I absolutely loved the cabins! They were so nice and comfortable! Located a mile from the venue that my son got married at which made it so much easier on us!”





    The property is located just outside the city limits of Kyle, Texas, along the Blanco River. Our property contains three cabins with private river access to the Blanco River. All of the land in between the cabins and the river is available for your enjoyment.



    The neighborhood near the Blanco River is family-friendly, featuring modern homes and easy access to schools and parks. It offers a suburban atmosphere with nearby shopping, dining, and recreational facilities. The presence of Blanco Vista Elementary, Laura B Wallace Middle School, and Jack C Hays High School makes it an attractive area for families with children.



    Getting Around:

    A car is best suited for transportation to our property. Uber and Lyft are available, but they are not as reliable in recent months. We are approximate:

    30 mins to Austin-Bergstrom International Airport,

    55 mins to San Antonio International Airport, and

    30 mins from New Braunfels.



    There are several areas of interest in the surrounding area to explore in which a car would be necessary.

    The cabins are approximate:

    1 mile to Texas Old Town, and Thistlewood Manor,

    3 mins to Downtown Kyle,

    25 mins to Downtown Wimberley for great local shopping,

    15 mins to the San Marcos Outlet Mall,

    25 mins to The Salt Lick in Driftwood, and

    30 mins to Downtown Austin.



    Other Things to Note:

    Features Description:

    • Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.



    • Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.



    • Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.



    • Age: All guests must be 18+ with the exception of children with their parents.



    • Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.



    • Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.



    • Pets: All pets must be approved prior to arrival. An approved pet fee of $50 per pet, per night applies. Pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet.



    • Pets are not allowed on the furniture. If the guest leaves the house, the pet should be kenneled or taken with them. If any damage is caused by the pet, there will be additional charges assessed reasonable to the damage made. Pets are not allowed in the home wet. Cats are not allowed in any of the homes. Please be respectful of the rules set forth above. We love dogs, but also want to make sure our cabin stays clean for future guests. We will send you a payment request for the non-refundable pet fee if you agree to the above rules.



    • Check-In/Out: Check-in at 4:00 PM. Check-out at 11:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.



    • Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

    • Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.



    • We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.



    • We can host a maximum of 17 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.



    • All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.



    • We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.



    • Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.



    • Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.



    • Please note that we do not accept package deliveries at the property. Any packages sent to the address may not be received, and we cannot be held responsible for any lost or misplaced items. We recommend making alternative arrangements for package deliveries during your stay. Thank you for your understanding.



    • Please note that the riverfront area is shared among guests staying in the other cabins.



    • Please double-check the property before checking out to ensure you have all of your belongings. We are not responsible for any personal items left behind. While we will make every reasonable effort to locate and return lost items if found, we cannot guarantee their recovery and any shipping costs will be the guest's responsibility.

We were in town for my daughter’s graduation from Texas State and we had an absolutely wonderful weekend. Having the 3 cabins was perfect as it allowed for us older ones to have some quiet times while the younger ones enjoyed their time together. We all talked about how great it would be to have a little family reunion there in the future. We will definitely be back!!

Best time on the Blanco

We had our annual family river trip here and it was awesome! It’s rare to have a section of the Blanco all to yourself but we did. The 3 cabins were all clean and beautifully decorated. The access to the river was phenomenal with some great fishing and a nice swimming hole. The Vaughn’s were very easy to work with and communicated well with us! I highly recommend this place!

Beautiful location

We had a great stay. The cabins were pretty clean. They do lack cookware in some, eating utensils in one (only 4 forks and 2 spoons. Only 1/2 roll of toilet paper in two units. We definitely had to make a run to the store after checking in. Some of the eating utensils were dirty. We still enjoyed ourselves and the location was pretty.
