At the edge of the small village of Mali Kosi, 300 meters above the Kvarner Bay, the Villa Anna (named after our little daughter) presents itself as a quiet getaway for your holiday.
Our 250 m², built to the highest standards house is fully air-conditioned, operated with environmentally friendly air heat pump and equipped with underfloor heating.
Decorated in the colors of Istria, the warm natural tones of the walls, modern furnishings made of solid oak and natural stone walls delight the guests.
On the first floor you will find spacious room suites with balcony and sea view. Exclusive box spring beds, fitted wardrobes and large bathrooms in top equipment (Villeroy & Boch ceramic, with bidets and rainwater shower) leave nothing to be desired. The bedrooms are equipped with draft free cold water air conditioners and mosquito nets and have automatic shutters if you want to sleep longer.
A fully air-conditioned TV room with large satellite TV and DVD player invites you to retire or just enjoy the sea view with a book. Even children are looking forward to a TV and game day in the multi-function room - (at the same time, the generous set also has a double bed when fully occupied).
On the ground floor you will find an open living space with a huge window area, which offers an incredible view of the "Kvarner" and the island of Cres.
A solid extendable oak table for 10 people and leather chairs by "Dieter Knoll" offer comfort and coziness. Depending on the season, the open fireplace in the evening ensures romance and a "couch-cuddle feeling".
Since we like to cook, the kitchen has everything your heart desires. The equipment is included by WMF & CO with Siemens coffee machine and "soda stream". The cooking enthusiasts we inspire with a large ceramic hob, a "wok" cooking with gas, retractable extractor hood, an oven, large dishwasher and private herb garden in front of the house.
The "American" refrigerator offers plenty of space and has ice cubes "unlimited". Perfect for a cool drink on the large covered patio with a glass balustrade for an unobstructed view of the ocean. A large table group for 10 people invites you for breakfast or later the brand new "Rösle" grill for your culinary barbecue. The spacious pool deck (60 m²) offers comfortable sunbeds, deck chairs, parasols and a shady gazebo. The infinity pool (8m x 4m) delights with light salt water and a jet shower for shoulder massage. Of course, then the fresh water solar shower may not be missing.
In the lower ground floor is a large bright double room with sofa bed and bathroom with terrace and direct pool access. Your "wellness oasis" is on the same level. A handmade lime tree infrared sauna spreads its fragrance and a touch of luxury. They are elevated on cozy, warm natural wood loungers and look over the pool to the sea. Directly in the room you have a shower and a "water bar" for a sip of mountain water from the nearby Ucka mountains. Treat yourself to a nap between 2 saunas on the adjacent loft bed with cozy cushions, box spring mattress and topper.
Your little "in-house wellness trip" you may end on the cozy reading sofa with a book from the in-house small library. A quiet spot can also be found around the house, on the green lawn or under our 150 year old olive tree.
Fancy a hike? Directly in front of the house begins the path, which leads you after about 1 hour leisurely walk directly into a small secluded bay. Do not forget a towel and a refreshment, a swim in the crystal clear sea is nothing to beat. You can also go to Rabac and then take the trail to Mali Kosi.
The old town of Labin, the local fresh market for your shopping, the lively life on the promenade in Rabac, everything is within 10-15 minutes from the house. A holiday, as he can not be more beautiful! Relaxing, cozy, comfortable and varied, every minute of your stay!

You are welcomed in a house in ISTRIAN warm natural colors equipped with modern furniture in solid oak and natural stone walls!

On the first floor the spacious bedroom suites with balcony and sea view are awaiting you; - equipped with box mattresses, build-in closets, large bathrooms perfectly equipped with Villeroy and Boch ceramics and rainwater showers. All you need are air-conditioned and have a good night's sleep?

A full air-conditioned TV-room with large satellite TV and DVD player allows you to relax, read a book or have a fantastic sea-view. So the kids can enjoy a TV or play day! A double bed is also available when the house is full occupied!

On the main floor you are looking at the unimaginable view of the sea and opposite lying island of Cres.
A massive dining table for 10 people with comfortable leather chairs wants to offer comfort and cosiness, and all the time of the year.

Being fanatic hobby cooks, we have equipped the kitchen with all the modern kitchen appliances and utensils you heart might desire!

From kitchen and sitting room you can walk straight out on the covered terrace with a spectacular sea view and enjoy breakfast / dinner / drinks again with adequate furnishing for 10 persons, and new grill equipment available.

At the pool-deck (60m2) are sun beds, chairs and umbrellas available as well as a shady pavilion. The infinity saltwater pool (8x4m) has a sweet shower and massage.

With a handmade infrared sauna made of .... Wood, where you can relax on comfortable bricks while looking over the pool!

Feel like a walk? Straight next to the house starts in a relaxed pace which will lead you to a small lonely bay! Do not forget to bring some refreshments and handkerchiefs, and enjoy a refreshing swim in the crystal clear water!


You also have the opportunity to walk along the coast to Rabac and enjoy the tumultuous life along the promenade with plenty of cafés, bars and restaurants as well as various activities for children. Boat and water rentals are also available as organized boat trips.

From the house itself you have about 5 min. drive to Labin where you want to have a fresh food market, as well as an interesting picturesque historic old town on the hill side!
