The space
Included at your stay: Three tennis courts, two horseshoe pits, fitness room, two basketball keys and nets, badminton area, canoes and kayaks, kids playground, games room, indoor pool, sauna and hot tub in pool area, paddle boat & stand up paddle boards with equipment.

I own 5 weeks out of the year (fractional ownership) in the heart of beautiful Muskoka.

The cottage has a modem/router so you can connect directly to the internet with an Ethernet cable or use the wireless connection. Almost all of the resort cottages and building have wireless internet so internet is available almost everywhere on the resort, even areas of the beach!

The cottage (Meadowvale model ) is approximately 1,275 sq. ft. and is fully stocked. Utensils, bottle opener, cork screw, plates, pots, pans, baking sheet, pillows, sheets, towels, coffee maker, gas stove, gas BBQ on the deck, BBQ utensils, gas fireplace, air conditioning, blender, sheets, pillows, dishwasher, washer, dryer, detergent for clothes washer, Adirondack chairs, two parking areas, more parking at resort club house, DVD player, soap, shampoo, conditioner, dishwasher soap, dish soap, salt, pepper, 2 wall mounted satellite TV's and free internet access included.
Guest access

You have access to all of the amenities at the Blue Water Acres Resort.

You have sole access to your cottage.

Other things to note
Snow shoe rentals are the only extra charge at the resort not included in your week.

Equipment for activities are provided free of charge.

There are no ice skate rentals.

Other Things to Note

There is docking space but space is very limited. A reservation is required and it's on a first come first serve basis. Let me know at time of booking and I will check the availability. You can always cancel if no spaces are available.

Alternatively you can park your boat at the large general parking area by the resort office.

There is a small library of books and DVD's available from the resort office. You must sign out any books and DVD's and return them before you leave.

DAMAGE LIABILITY & RESORT FINES POLICY

No upfront security or damage deposit is collected at the time of booking. However, by agreeing to stay at the resort you agree to follow all of the resort rules and regulations. The Guest assumes full financial and legal responsibility for any damage to the property, missing items, excessive cleaning requirements, or community resort fines incurred during their stay.


🚭 Mandatory Resort Smoking Fine:

The Guest explicitly acknowledges that the resort enforces a zero-tolerance policy and levies a $500.00 deep-cleaning fee if cleaners or sensors detect any trace of smoke or vapor post-checkout. The Guest agrees to be billed directly and hereby promises to pay this $500.00 fine via Interac e-Transfer within 24 hours of notification if smoking is detected.

Damage Billing:

Any physical damage to the cottage, structural elements, linens, or furniture will be documented with photographs and invoiced directly to the Guest at cost. The Guest agrees to settle all damage invoices immediately upon receipt.


🐾 No Pets Allowed:

Due to resort rules, pets of any kind are strictly prohibited on the premises.

The Penalty: If a pet is brought onto the property or inside the cottage without prior written consent, it will be considered a material breach of this contract and a $500.00 deep-cleaning fee will be levied and the Guest may be subject to immediate eviction from the property with no refund for any remaining nights. The Guest agrees to be billed directly and hereby promises to pay the $500.00 fine via Interac e-Transfer within 24 hours of notification.
