    The apartment benefits from a large living room equipped with 2 comfortable sofas, a SMART TV with Netflix and plenty of space to sit down and relax in the evening after a long day at work. Watch city life go by from the living room windows and admire the architecture of the tree lined street during your stay in London.



    DINING AREAS:

    The dining table seats up to 6 people and is ideal for a sit-down meal in the evening. The dining area also benefits from a dedicated workspace for you to work from home comfortably.



    KITCHEN/COOKING FACILITIES:

    The kitchen is equipped with all the essentials needed to cook an array of meals whilst away in London. There is an electric hob, oven, fridge freezer, microwave, dishwasher, kettle, toaster & washing machine/dryer.



    BATHROOMS/TOILETS:

    There are 2 bathrooms at the property and 1 shower room. Bathroom 1 is an ensuite to Bedroom 1 and is equipped with a bath, overhead shower, wash basin and toilet. Bedroom 2 benefits from a shower room, with a shower cubicle and sink only. There is an additional WC just outside of Bedroom 2.



    PARKING:

    There is no free parking available. However, various nearby parking options can be found online. Payment can only be made via the RingGo app or by calling RingGo.

Luckily for you, the property is in the ideal location and parking can be found as per the check-in instructions. There is also a great taxi service depending on where you'd like to go.

    *No Parties or Events Allowed

    This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.



    *Quiet Hours After 10PM

    This is a peaceful residential area. Please respect quiet hours from 10PM onwards.



    *No Smoking Indoors: £1000 Fine

    Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.



    *Noise & Air Monitoring in Place

    Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.



    *Travel Cots & High Chairs

    Travel cots and high chairs are available subject to availability and are charged at £10 per item per stay. Please request these in advance of your arrival.



    *Stays Over 10 Nights

    Stays over 10 nights require additional housekeeping for an £165 extra fee per week. If unpaid, the booking will be reduced to a maximum of 10 nights.





    *Online Check-In Required

    To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.



    *Check-In/Out Policy

    Early check-in: £20/half hour before stated time (if not pre-approved)

    Late check-out (after 10AM): £20/half hour



    *Security Deposit OR Damage Waiver

    We require either:

    A refundable security deposit of £250–£500 (depending on property size), OR

    A non-refundable damage waiver of £50–£150 (depending on length of stay)

If your arrival is scheduled for outside of these hours, please let us know prior to arrival so we can ensure the keys are collected and the property is accessible for you.
