The Bluebush Cottage sleeps up to 6, with 3 bedrooms and 2 bathrooms. From it's vine wrapped verandah, to its stained glassed windows and antique claw foot bath, this special little spot invites a Bridgerton moment! Sneak a glance across the couch or play cards with the ladies in it's spacious lounge area with a cosy gas log fire for those chilly winter nights. Full kitchen allows for an afternoon of baking or enjoy the gas BBQ on the back verandah for a picnic in the gardens to take in the picturesque views over the Molly Morgan Ranges. Common Area guest facilities include full size tennis court, saltwater swimming pool, and billiards table.
Please note: This is a rural property that runs on tank rainwater. Whilst the water is filtered for cooking and bathing, we suggest guests bring bottled for drinking purposes if they are sensitive. The tennis court, Volleyball, Breezeway billards table, ping pong and pool are shared facilities.
Bedding Configurations (Sleeps 6 guests): Bedroom 1 - 2 x Singles Bedroom 2 - Queen with En-suite Bedroom 3 - Queen Main bathroom shared by Bedroom 1 & Bedroom 3 guests.
How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.
Arrival Details: Access to the property is made easy for you. We will send you an access code just before 2pm on your arrival day via SMS and you will use this code for the duration of your stay.
Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO.
Guest Amenities: We are Eco-Friendly - to help reduce wastage, we supply a Thankyou shampoo/conditioner/body wash in all showers which is used by guests but are to be left at the property. In addition, guests are advised to bring any additional personal preferred bathroom products/amenities they require. All products must be septic safe.
Pools: Our Swimming Pool is an unheated salt water pool. We maintain this year round but it is quiet cold in the cooler months. Guests are welcome to access this though, if they choose between 9.30am - 6.30pm daily. Children 16 yrs and under must be supervised by an Adult at all times.
Fires and Firewood: The Bluebush Cottage has an internal gas fireplace with instructions for use. BYO Fire-pits & Firewood may be permitted - please check with Management prior to your stay. Fire-pits & Firewood can be provided at an additional charge, must be pre-booked.
Party Policy: We welcome Weddings, Milestone Celebrations, Family Reunions, Corporate Stays and Retreat Groups. Please be in touch with us to discuss your needs. Some events can be self-catered accommodation only bookings, however we also offer packages for Catering, Bar Services, Elopements, etc. Additional charges may apply for your event.
Pets: We are not Pet Friendly. Assistance Animals & Companion Animals are permitted on application.
Generally, all standard reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws unless permission has been given by management. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. Inappropriate/anti-social behavior is not permitted.
Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing by management. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by conditions may apply to allow this including strict departure timing for visitors. We will always try to be reasonable with reasonable people within property constraints and House Rules.
Cameras and Noise Monitoring: We are progressively rolling outdoor Cameras at our property in 2024/25. Noise Monitoring will happen during your booking as Management live onsite. Outdoor Noise Curfew is strictly 10.30pm. Music/Noise/ Celebrations that may extend past this curfew must be approved prior to your booking to ensure Managment can notify neighbours.
Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'
