Cosy Coastal Cabin near the Marina & Sea Wall in Lymington - The Boat Shed
Tucked among the yacht masts and trees, this quirky hideaway is one for adventurers, wanderers and romantics in search of a cosy offbeat bolthole with all the facilities of Lymington’s boaty resort on the doorstep.
The Boat Shed is the yachtie equivalent of a shepherd’s hut. It has a cool modern vibe. Simple, functional and with lots of exposed wood. Located quietly in a lush green shady garden, this unusual mini retreat is hidden among the trees and behind the yacht masts of an adjacent marina. Clad in silvered cedar shingle and perched on stilts, The Boat Shed almost disappears among the trees, and is reached by steps up to a little veranda that catches dappled sunlight.
Inside The Boat Shed fuses nautical style with clever architectural design to create multi-tasking living spaces. Packed into this compact sanctuary is the veranda with bistro table and chairs, an open-plan, multi-tasking living-sleeping room, under eaves sleep space, small shower/cloakroom, and a separate garden bunk room that provides a great retreat for teens.
Architect Henning StummelI has designed a mini-space with grand ideas that is well- insulated, cosy and snug. Yet this secret getaway is just steps away from bustly seaside life, the breezy sea wall and Lymington’s Open Air Sea Water Baths for splashy fun.
** This property is available for rent with New Forest Escapes, who are a small local holiday cottage agency. Do contact us directly for best rates and availability a year in advance **
INSIDE The shingle clad Boat Shed is chic and cool, cosy and compact. Raised on stilts, it is reached by steps and across a sun dappled veranda with bistro table and chairs for two. This is an idyllic spot for morning coffee, a light lunch or an evening glass of wine, with garlands of lights strung round the veranda giving it an inviting boho vibe.
Inside is shipshape. The open-plan living-sleeping area includes a dining table seating four and mini kitchen set along one wall. We love how all the kitchen essentials have been niftily concealed behind flush pale wood cabinetry. For autumn and winter stays there is log burner which makes the cabin wonderfully toasty.
Overall, this is a simple, pared down and functional space. The comfy cabin-style daybed turns into a generous double while a mezzanine space under the eaves sleeps one. There’s also a little shower room/cloakroom.
A separate shingle clad ‘bunk room’ in the garden is spot on for teens wanting their own space.
SLEEPING... Bedroom: Large double size sofa bed plus a 3ft single (on the mezzanine platform under the eaves; divided from the main room by simple wooden slatting and reached by ladder). Synthetic bedding. Bunk Room: Available as an extra when booking, providing extra sleeping space with single bunk beds. Synthetic bedding.
BATHROOM... Bathroom: Small shower room/ cloakroom
ALL THE REST... Kitchen: Mini kitchen area with sink, small convection oven, hob, toaster, kettle, cafetiere, Bosch Tassimo coffee machine, fridge with small freezer compartment. Mod Cons: Roberts radio / Fans in the property. Connectivity: No wif-fi, but there is good 4G locally and reasonable phone signal for most suppliers. Kids: Little ones are welcome, however cots and highchairs are not provided. There is space for a travel cot and highchair, so please bring these with you Pets: Dogs are welcome, with a small charge per dog, per stay. Garden is fenced, but houdinis may escape! There is excellent dog walking on the coastal paths from here. Garden: There is a small garden around the property which has mature trees and is shady. A double gate opens directly into the boat yard storage area and the coastal path walking route is just across it. Charcoal BBQ. Parking:
EV Charging: There is off road parking for 2 medium sized cars.

OUTSIDE
Set in a secluded private garden among the greenery of mature leafy shrubs and trees, you simply wouldn’t know The Boat Shed was there.
This welcoming, secret hideaway is found in the heart of yachtie Lymington – at the end of Royal Lymington Yacht Club’s dinghy yard. You can’t get much more yachtie than that!
The location feels very special with the garden providing a little green oasis of calm. There’s a table for two on the veranda while in the garden there’s a bench for relaxing and an outside table seats up to eight. If you have visitors it is just perfect. Enjoy eating outside – whether that’s picnic lunches or drinks and nibbles on summer days and warm evenings.
You'll also spot the 'bunk room' in the garden, with single bunk beds for two bods; bookable as an extra (if required).
HOME TRUTHS The single bed in The Boat Shed is in the eaves, above the bathroom. It is accessible via a vertical ladder up to the shorter side of the bedspace. On the longer side there is a floor to ceiling barrier of slatted wood. The bed is 3ft wide, so only suited to sleep one. Teens and children may be very happy here, however please be aware that there is no barrier on the shorter side to prevent people falling out.
The separate bunk room in the garden can be added at an extra cost of £25 per night. This cabin houses single bunk beds to sleep two. As the loo and washing facilities are located in The Boat Shed's main cabin, the bunk room may be better suited to teenagers and those who sleep through the night without interruption!
Please be aware that there is no ladder for 'top bunkers', who will have to clamber up and down of their own accord.
Practicalities: The sofa bed will not be made on arrival. We leave all the items you'll need in the cupboards for you to make up the bed when you’re ready to turn in for the night.
The kitchen table seats four. Should you have more guests visiting, there is another table seating up to eight outside. You may have to move chairs around.
There is no Wi-Fi or TV – providing the perfect chance to disconnect and reconnect with each other! Or yourself! Bring a good book. Or bring a torch, for evening strolls along the coastal path where you can night sky watch. Magical.
There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!
This shower is quite compact and the entrance is narrow, so please take care when using it.
ACCESSIBILITY The Boatshed is perched on 1.5m high stilts. There are steps with a good handrail to get onto the veranda and there are no steps once inside. The door is wide enough for wheelchairs, but the bathroom is very small, narrow and has no grab rails etc, for those with challenged mobility.
You can park the car within 30 metres. The track is mainly flat, but cobbled and uneven.

Weekend away
Amazing location for sea wall walks, town centre, and breakfast baps at The Haven Bar & Restaurant. The Boat Shed is similar to a Shepherd’s Hut although larger living area but small gap to get into shower, breathe in!

Great location
The Boat Shed was very lovely - beautiful location, comfortable and well appointed. Unfortunately the peace was disturbed by the building work going on next door and directly opposite

Super little cabin
We loved being walking distance to town, and just a minutes walk to The Mayflower pub. It is exactly as in the description/ photos. Cosy, simple and clean. Excellent customer contact and support. Thanks for the milk in the fridge, and welcome treats.

A relaxing getaway with our little dog
We had an absolutely lovely time staying at the boatshed.
We were looking for a little spot we could call home for a few days as we wandered around the New Forest. It was the perfect location and the fact that there was parking was ideal! A quick walk to pubs, restaurants and cafes made it so easy to relax.
Everything we needed for our break.
Thanks, we will be back!

Lovely Stay at the Boat Shed
Quirky little cabin. Very well designed and laid out. Perfect for a short break with the dog. Had a nice meal at the Haven restaurant that's just a 5 minutes walk away in the marina. We didn't use the 3rd bed that is located above the bathroom. This requires a climb up some vertical steps (over 2m high) not suitable for elderly or youngster. Only minor criticism was that not all the outside bulbs were working.

Wanted to love it but couldn't
First the positives: location is excellent, tranquil, great for sea wall walks but not too far to the high street. Booking process was seamless. The Boat House has a lovely garden and looks cute.
However... the sofa bed is comfortable neither as a sofa or a bed. Everything is slightly down at heel. The floor is not particularly clean - my socks ended up filthy. If you are a biggish person, you won't be able to get into the shower (there's a fixed screen and a small space between it and the wall). The towel had seen better days. I think this is all somewhat reflected in the price - it is one of the cheapest options in Lymington (to its credit).

Beautiful Lymington
We had a wonderful stay, perfect location in a fabulous place, Lymington really is beautiful.
Accommodation is very rustic which we had planned for that, but was a little surprised to see a rusty table with no chairs outside which even if there were chairs you simply would not have been able to use it as it was just a piece of rust, would be better just to take that away than to see this as your first impression, we were not impressed by this as photos do not show this, weather was beautiful and we would have liked to have sat outside thank goodness for the little table and chairs on the veranda, we had to perch ourselves on those to have our food and drink. Security of property left a lot to be desired there was no lock ! except for a bolt at the bottom of the door.
The place could be so much more it’s a fabulous idea just needs a bit of love and care, which I’m sure when first erected it would have been. Did we relax in the peace and quiet that it offered yes we did so we will be back to Lymington very soon.

The Boat Shed
We booked this for our midsummer mini holiday. We were curious and intrigued by the very concept of living in The Boat Shed.
It is unbelievable what can be achieved with imagination and clever planning. Nothing was amiss!
Our 8 y old loved her mansard bed, kitchenette had everything you could wish there was and sleep was very comfortable, bathroom tiny but clean and perfectly functional.
And then there is terrace, garden, bbq (with coal provided!). Peace and quiet. There is lovely pub short walk from Boat Shed which back on to lively marina, outdoor seawater swimming pool short distance away.
We went on a longish bike ride along sea walls stretching for miles along Solent with fantastic views over marshes and Isle of Wight just across the water. There is plenty to see in Lymington itself with busy old town and fantastic riverside pub.
We didn't meet any staff. Only contact was via emails and phone, always exceptionally welcoming and helpful.
It's difficult to imagine better retreat for small family.

A nice break from busy life
My partner and I stayed for 4 nights to celebrate my birthday. The property is small but has everything you need to enjoy your stay. We loved how peaceful the trip was and we felt very isolated from the rest of the world which was great and made it extra cosy. The town is a short 10-15 minute walk away and had some cute shops, however we quickly discovered there wasn’t too much to do, which is great if you want an escape but not good if you want to do lots whilst you’re away. We drove to the new forest to do lots of walk which was nice but definitely needed a car to get to any places. The downside of the trip was that there weren’t any toilet roll spare which was frustrating when we discovered this late at night and no shower gel or shower items provided so best to bring these with you, also good to note there is no microwave. We also discovered that lots of the plates and kitchen items had not been cleaned properly by the previous guests which was rather disappointing that the owner had not checked this prior to us arriving .The bed up the top is very cosy but we decided to make the pull out sofa bed which was super cosy and comfortable. All in all a great trip and would recommend for a tranquil trip away from busy life.

Lovely place!
We booked the Boat Shed many months ago for a weekend stay. We chose it because of the location and convenient access to the sailing club, where we were attending a 50th birthday party. The property inside is lovely, clean, and fit for purpose.
Unfortunately before our visit I had to have surgery which limited my mobility. The lovely woman I spoke with told me that other than the four steps into the property, it was accessible. I found the pathway from the parking area to the property very inaccessible - very rugged path with bumps and cobblestones that were incredibly uneven, which was difficult to manage. Also the bathroom was incredibly small and difficult to manage. My average-sized husband even had difficulty fitting into the shower, as the entrance seemed to be meant for only those very slim.
I wouldn’t recommend this location for anyone with walking issues, or for anyone not very slender trying to get into the shower! But for those without those issues, it’s a cute property in a nice location.
