LOCATION:
the house, independent, overlooks the residential village of Torre delle Stelle (Genn'e Mari beach side), a well-known holiday resort 30 km east of Cagliari and 15 km from the renowned Villasimius. It can be reached by driving from Cagliari along the S.P. 17, a spectacular panoramic coastal road dotted with magnificent beaches and coves. Entering from the village's main entrance, at the height of the Hotel Restaurant Il Saraceno and the Pharmacy, continuing for a couple of kilometres in the direction of the Residence Club Esse and the Su Fenogu Saracen Tower, drive along Via Sagittario to the roundabout, turning right onto Via Toro and then left onto Via Ercole, you reach the crossroads with Via Mizar, a dead-end street for the exclusive use of the few residents, not asphalted to preserve the landscape, which guarantees tranquillity at all hours of the day and night, privacy and security.
Strategically located almost at the top of the hill, immersed in the local and fragrant Mediterranean scrub, the Villa offers a breathtaking view that embraces the Golfo degli Angeli, as far as Capo Boi.
CHARACTERISTICS:
overlooks the nearby fine, white sandy beach of Genn'e mari, about 600 m away, which can also be reached on foot, in 7/10 min, via a path and steps through the greenery.

The shallow, crystal-clear, blue and warm water is ideal for everyone, but especially for the safety of children. The almost always calm sea allows for wonderful swimming and the possibility of various sports.

The bay ends with two wonderful reefs where one can isolate oneself or snorkel and in which one can enjoy the sun, the sea breeze, the transparency and the incomparable colours of the waters of southern Sardinia.

There you can also discover the statue of Christ of the divers, which is celebrated every year on the first weekend of August with various initiatives and ends with wonderful fireworks.

When the full moon is not reflected in the sea, in the total darkness of the night, it is possible to observe the billions of stars that gave the locality its name, together with the Saracen tower, known as Su Fenugu. From the promontory on which the tower was built, you can see the equipped beach of Cann'e sisa.

The Villa's unrivalled location and wide open spaces offer the possibility of having breakfast with the chirping of birds, relaxing by the pool reading one of the books available to guests, cooling off by the pool, and enjoying spectacular sunsets while sampling the local food and wine specialities.
DETAILS:
on the ground floor, one enters through a loggia and reaches the living room with kitchen and a fully usable terrace, furnished with a table for 6/8 persons, a sofa and a sitting area, overlooking the garden with green lawn, trees and numerous colourful flowers, equipped with a barbecue and with a spectacular view of the bay.

The living room has a large area dedicated to the fully equipped kitchen (dishwasher, multifunctional electric and microwave oven, nespresso coffee machine, kettle, blender, toaster), table for 6/8 persons, large sofa, 40" colour TV.

The corridor leads to the three bedrooms, each equipped with brand new splitters for air conditioning (which is rarely needed, as the house is very airy) and to the bathrooms (consisting of a toilet, bidet, washbasin and shower), one of which is ensuite.

Two of the bedrooms are double (one of which is a twin or double) and one is a twin with a bunk bed.

Outside, in the lower part of the house, on the garden side, there is a further service bathroom comprising toilet and washbasin, washing machine and an outdoor, uncovered, heated shower.

Ideal for two couples with children, or a group of friends.

The house is really well cared for, surrounded by Mediterranean scrub, full of flowers, super panoramic, sunny and well ventilated. There is a view over the entire gulf and the local bay in silence and privacy. Very well equipped.
The air-conditioning ensures coolness in the rare instances when there is no breeze, allowing you to sleep blissfully with the open windows fitted with mosquito nets. The kitchen and appliances are all brand new, as are the numerous dishes and cooking and eating utensils. The mattresses and pillows are also new. Bed linen and towels are rented from an industrial laundry, which guarantees their disinfection. It costs € 20/person/week and cannot be washed independently, otherwise the deposit is forfeited.
There are security cameras at the entrance and on the patio of the property.
Recommended 4x4 car to reach unforgettable places.

HOUSE RULES:
1 Smoking is only allowed outside the house, pets are not allowed (also on the beaches).
2 Respect and cleanliness of the whole property is requested.
3 It is important to close the main access gate of the property during the night and in case of absence during the day.
4 Consistent use of A/C is required.
5 Immediate notification is required in the event of any breakdown or breakage of items.
6 It is not permitted to stay in a larger number of persons than stated in the booking, unless consent is given.
7 It is not permitted to disturb neighbours at night and/or during the hours of rest.
8 The road, which is not asphalted because it is subject to a landscape restriction, requires a maximum speed of 20 km/h for the health and safety of residents, guests and children, and to prevent dust from invading neighbouring villas.

SUPPLEMENTS TO BE PAID ON SITE IN CASH:

FINAL CLEANING: € 250 for stays of one week, € 300 for longer stays to be paid in cash on arrival.

BED/BATH LINEN € 20/person/week, optional beach towels € 5/person/week (compulsory weekly change). To be paid in cash at check in.
STAY TAX € 2/person/day
PENALTIES:
1) It is not possible to wash the linen provided under penalty of withholding on deposit by the industrial laundry.
2) In the event of blockage of manholes, the amount of € 250.00 required for purging will be deducted from the deposit. In order to avoid clogging, you are requested to throw everything in the appropriate bins and to use only the paper provided. to avoid problems with the water purifier, in case it is accidentally flushed down the toilet. Do not throw oil into any sink or toilet, both for the environment and to avoid damage to the enzymes in the purifier.
3) Excessive energy consumption, over 100kWH € 0.35/kWH (a/c use with open windows or in absence).
4) Penalty for failure to clean the kitchenette, fridge, crockery, oven, bbq and grills or to place differentiated rubbish bags in the equipped ecological collection area located in the street at the tenant's charge € 50 withheld from the deposit.

ACTIVITIES AVAILABLE, ON REQUEST, BY BOOKING, TO BE PAID FOR AT THE TIME OF BOOKING:
aqua therapy sessions, swimming and aqua-gym lessons in the pool or, optionally, in the sea. If booked at the same time as your stay 10% discount applied.
