So the quick read is: Property 5 stars, Management company 'Evolve', and by extension VRBO 1 star, for an average of 3, since VRBO demands an 'overall' rating. The property is essentially brand new, excellent condition with the exception of a dated tub/shower (?) and includes a locking storage shed for bikes, etc. The owners are very helpful and quick to respond to questions, and have done a very good job of creating a welcoming and pleasant place to stay. One of the best properties we've stayed at over the years. Now, 'Evolve' the management company is another story. Despite VRBO stating that we could have cancelled and received a full refund as late as one week out, 'Evolve's long contract (which ACTUALLY governs your stay) expressly says 'no refunds' including even natural disasters. Also, 'Evolve' charges a damage fee (not a deposit). The rep stated it was a service to us because we wouldn't have to worry if anything got broken--it was already covered! And VRBO's damage insurance won't negate the damage fee, they said. Evolve also charges their own management fee, on top of VRBO's. This is to cover the cost of charging you the damage fee, presumably. In the end, our total out of pocket was just shy of double the published rate, despite VRBO's repeated claims of no hidden fees. We've trusted VRBO (over others) for years but now wonder if we should continue. IMHO the owners deserve a better management company than Evolve. Proceed very cautiously!
