  • This very well-appointed spacious and comfortable villa offers relaxing, clean, and the ultimate in modern family living. It is waiting for you to unwind, take a breath and enjoy the sunset and sunrise every day and a view to the beautiful lakes view right at living areas where you can watch flying swans with a cup of coffee or tea at the balcony or patio.

    We are committed to making your stay as happy, enjoyable, welcoming and as comfortable as possible.

    This fairly new villa is the perfect living space that features free unlimited WiFi, TV, washing machine, dryer, fully equipped kitchen and rooms with central air conditioning at Sanctuary Lakes in Point Cook, Melbourne.

    • Living areas open to the patio and low maintenance private yard area - a lovely space for outdoor entertaining.

    • Light-filled living flowing through to the dining area complete with a well-appointed kitchen with stainless steel appliances, generous island bench with ample storage including walk in pantry, adjoining living and dining area with lake views from every angle.

    • Six bedrooms and three bathrooms. The spacious master bedroom (6) on the second level comes with balcony access overlooking the serene lake and includes walk-in robes and stylish dual vanity ensuite bathroom with shower.

    • Enhance your stay with our beautiful pool table, perfect for both casual fun and competitive matches. Located in a well-lit recreation room, the pool table is a great addition to your vacation experience. Whether you`re an experienced player or a beginner, you`ll find everything you need for a fantastic game, including cues, balls, and a rack. Gather your friends or family for a friendly tournament or enjoy a relaxing evening honing your skills. Our pool table provides a great way to unwind and create lasting memories during your stay.

    Getting to Point Cook

    • Land your next adventure just 30 minutes from the heart of Melbourne or Geelong.

    • Point Cook is about 35 minutes south-west of the Melbourne CBD (Central Business District) and is located to the south of the Princes Freeway. The nearest railway station is Williams Landing railway station, and other stations close by are Aircraft or Laverton (on the way to Werribee).

    • The Point Cook and Sanctuary Lakes centres have a range of cafes and restaurants, and there are more at the small Featherbrook Shopping Centre (238 Boardwalk Boulevard) in the south-west of the suburb, and Soho Village (corner of Sneydes Road and Malibu Boulevard).

    • Shadowfax Winery. Within easy walking distance of Werribee Park Mansion, Shadowfax Winery delivers award-winning, handcrafted wines in a striking, natural setting.     Parks, Playgrounds, and Attractions

    • Werribee Park Mansion. Wander through a grand mansion and glorious formal gardens with stories of another time.
    • Bayview Park Point Cook is a pirate ship themed playground at in the south-east of the suburb near the corner of Yuruga Boulevard and Alamanda Boulevard.
    • Feel the freedom of the wild on a safari bus tour at Werribee Open Range Zoo. Get up close and personal with giraffes, zebras and rhinos, as they roam the open savannah.
    • Another good option for the kids in Point Cook is Hargrove Park. It is on the corner of Hargrave Avenue and Kingsford Drive. The park has bike paths circling the equipment, and plenty of open space to kick a ball.
    • Burn off some energy with tenpin bowling at Wyncity Bowl & Entertainment or waterslide fun at AquaPulse.
    • There is also plenty for the whole family to do in Point Cook, such as Victoria State Rose Garden; RAAF Museum, Werribee Racecourse etc.

    Cafes, restaurants, supermarket are just 3 minutes drive in Sanctuary Lakes shopping center.

    • No unregistered guests allowed on the property at any time. Please insert correct guests number including children that they must be registered as a guest on the booking.
    • Please respect the noise curfew. Please remain quiet between 9:00 pm and 8:00 am.
    • Parties/events are not allowed.
    • Pets are not allowed.
    • Smoking is not allowed.
    • Please close and lock all windows and doors when you go out.
    • Please turn off the A/C and lights when you go out.
    • Please keep the house key with you carefully, charges will be applied If you lost it.
    • Please pull the garbage bins out to the natural strip with the lid closed by the night before collection day (details of bin collection will be stated at the property).
    • Check-in and key-collection instructions will be emailed before your arrival.
    • You’ll be provided an initial supply of toilet paper along with a few extra rolls, but these may not be enough for your entire stay, and you may need to purchase additional supplies.
    • Happy to discuss long-term or reoccurring bookings at a discounted rate, please contact me.
    • We are committed to making your stay as happy, enjoyable, welcoming and as comfortable as possible.
    * Guests who have no previous reviews, please send a booking request before proceeding with instant booking.
    * We may ask for a government-issued photo ID, such as a driver`s licence or passport, to verify your legal name and other details.
    * The actual number of guests, including children, must be entered and registered as guests on the booking.
    * Parties or events are strictly prohibited on the property!! Breaking any of the house rules may result in the host requesting you to terminate your reservation with no refunds and leave the property immediately, with penalty fines for any lost or damages caused to the property or building.
    * Excessive noise will not be tolerated; Please remain quiet after 9:30 pm and before 8.00 am. Failure to comply with this rule may result in immediate eviction, with no refund of rent or security bond.
    * Please leave the property clean and tidy. Clean the oven and kitchen after use; otherwise a $80 fee will apply.
    * Please ensure that bins are taken out to the kerb on the nature strip with the lid closed by the night before collection day (details will be stated at the property). * Please place bins 30 cm apart and at least 1 metre from power poles and street signs.
    * Do not leave excess rubbish behind! Empty all bins inside the room and take away all excess rubbish upon departure. A minimum $300 rubbish removal charge will apply if excess rubbish is left behind.
    * Please close and lock all windows and doors when you go out.
    * Please turn off the air-conditioner & lights when you go out.
    * Remember to return the house key to the lockbox at check-out. Lock and key replacement charges will apply if you lose it or not return it.
    * Early check-in is subject to availability upon request, and an additional fee of $20 per hour will apply.
    * Parking is available on the driveway in front of the garage or on the street for free and unlimited. There is a 24-hour security camera at the front of the house.
    * The minimum age for guests is 30 years old. This means that someone who is under this age limit cannot book a stay for themselves.

    By confirming your reservation, you have read and agreed to adhere to these rules prior to booking. Failure to comply with these rules could result in the loss of your deposit and/or being asked to leave the property. The primary booking person is also responsible for the compliance of those rules by all other guests.

Amazing views, spent the weekend here. Cannot commend enough the cleanliness and amenities provided. House decor & views were a bonus, stress free check in & check out process. Would definitely stay again :)

Really good location and amenities

This property is in the heart of Sanctuary lakes estate right next to waterfront. All of us including kids thoroughly enjoyed the house. Best part is the kitchen openning up to the massive backyard space. Plenty of furniture in the living areas as well as bedrooms to help organise a large group like ours. Worth noting upstairs bathrooms do not have a privacy lock otherwise everthing else is excellent.

The house is in a quiet area, plenty of parking and right on the water giving great views. There's a large shopping center within a 5 minute drive. The dining room table is huge easily seating 8-10 people, the seats are a little uncomfortable if sitting for any length of time and feel a little cheap. Seating options are very limited in the lounge area with only a couch with removable cushions for back support. The beds were comfortable with a mix of hard and soft mattresses across the 6 rooms and all the rooms/beds were clean. The shower in the master bedroom was great for me, I'm 6'6 (2m) tall, and could stand under the rain showerhead. They must have endless hot water as we had 6 people staying and no-one complained of having a cold shower. The host Annika was fantastic to deal with and very prompt in responding to any emails or questions. The mobile phone reception in the area (no matter if Telstra/Optus) is ok for calls, but terrible for data, but the house WiFi worked great. The central heating worked wonderfully on the cold evenings we were there. The TV doesn't have Wi-Fi/network access, so you can't do screensharing with any devices, but there was a HDMI cable in the TV that you can use to plug a device in. The fridge is large and modern, with a cold water and ice dispenser, however strangely it isn't plumbed in so that doesn't work, we couldn't see a water reservoir to fill in the fridge if it was stand-alone, so we had to go to the servo down the road for ice.

False advertising - No access to recreational facilities

Pros: - Lovely estate with very well maintained lake - Nice shaded walking trails nearby with playgrounds - great for kids - Stovetop worked well for cooking. Large functional fridge - Great view of the lake from the kitchen and dining area - Host provided clean bath, hand towels and toilet paper for 2 nights Cons - FALSE ADVERTISING - There was no access to the recreational facilities list (pool, gym) - No communication from before or after hours phone despite leaving multiple messages - House smelt of bleech upon arriving - Carpets throughout the house was sticky and unpleasant to walk on - Garden not maintained (long grass) and found cigarette butts in the grass - Dishes were filthy with some covered in food stains - Only 2 wine glasses stocked with 1 chipped - Found rubbish behind some of the beds - Tiny kitchen bin supplied that was more suitable for a bedroom/office - No rubbish separation facilities supplied despite requesting guests to separate recycables and organic waste - Large council bins were full to the brim upon check-in. We had to take our rubbish away as there was simply no room left for us to use
