The air conditioner drips water into the room. We placed our bags under it and had wet clothes afterwards. No doors are able to close by themselves, the front door must be dead locked for it to shut. The bathroom door will not shut, there is no privacy if staying with someone else. location is good, walking distance to beach and nearby parking garage. There was also a nice little cafe for breakfast in walking distance as well that was more of a locals spot we liked. The hallway flooring is raised on some spots enough to stub your toe; in other spots the flooring is missing all together. The maintenance workers have painted over every surface in the room, even the coat rack, door latches, and light switches. Toilet, water, power, fridge work well. Reception was helpful and friendly. Also had a little outdoor terrace space on the 2nd floor of the building. I would say you get what you pay for in this situation. It was relatively inexpensive and therefore accurately priced compared to most places in south beach, especially for an Art Basel weekend.
