This property was incredible and held 10 adults and 16 kids no problem. Anytime we had any questions or concerns they immediately answered and fixed any worries we had. Can’t recommend this property and management enough. Loved the place

Paradise !!

Everything was great !! Location is perfect with beach access very close. The property management was extremely responsive - even changing out the dishwasher while we were there - along with showing up immediatley when we had an issue with pool heater.

Great stay

Rooms were a great size and each bedroom having a bath was key for our large group. Good seating space inside. The furniture outside could use a little updating for this price point. Overall amazing trip and would recommend to all large groups.

Easy Beach

Location to the beach access is great ,5 minute walk! Getting around is easy using golf carts or vehicles but it seems theres easier and more available parking for carts.850 vacations were very responsive to our requests and the home was just as advertised.Pool was great and cleaned twice while we were there.Check in and out ,very simple.We would definitely return!

Great for Multiple Families

The house & bedrooms were big and spacious for our group of multiple families - adults, teens, kids, and babies. The Pool and Hot Tub was great and used everyday!

Family vacation

Overall we had a great time. The bedrooms are laid out perfectly for a family group. King beds in all but the bunk rooms is perfect. The bunk rooms are great for kids. Two kitchen tables plus stools was great for our large group. The four couches made for enough seating for everyone also. The dishes were okay, enough plates and cups. We had ,minor complaints, the grill didn't work, we did not call maintenance we chose to cook another way. The washer and dryer are available but the dryer does take a long time to dry items. Since we came in winter it wasn't a huge issue but the patio furniture is not what was pictured, there is no table and chairs with an umbrella and no furniture in the gazebo area. Golf cart was great but adding info on the cart to the info in the house would have been helpful. The vacuum isn't great, the broom, should be replaced. We understand flooring would definitely be an issue with all the dampness but the flooring really needs replacing in the eating area, A minor issue but the rug at the front door was very dirty a couple of bigger and cleaner mats would help with the sand and water issues. We absolutely loved the pool. Koy was the best in making sure it was warm enough. Might suggest the timer for the hot tub be changed during the winter, waiting until 6pm for the jets wasn't ideal. The house does have plenty of towels and washcloths available. We had a great week.

Great house

Our large family of 20 had a wonderful time, very spacious and great access to the beach. Everyone loved the pool and looked forward to the hot tub every evening. The house was equipped with everything that we needed, great for making big family meals and just hanging out. We definitely enjoyed our time there!!

Great week at the beach

24 family members in one house made for an interesting week, but memories were definitely made! The house was perfect for our large group. Enough space where you didn't feel on top of eachother. We cooked 4 nights at the house and had everything needed to prepare big meals. Location is perfect for people to come and go to the beach as needed. Thanks so much for sharing your house with us!

Pool Problems

We arrived and all was good until we tried to go into the pool, which was 100 degrees plus. Not refreshing when the air temp is 95. Maintenance came out and said the heater was not on but he did admit he was not sure why the pool was so hot. They finally got the heat turned off and it took 2-3 days to cool down. We ask for some type of a refund, due to loss of the pool for that time, but they said the pool was hot due normal summer heating. That was wrong because the pool maintenance came out and said a circuit board had been malfunctioning. Still no refund from the property owner. To be fair they did offer us a case of beer. I'm sure the children that were with us would have really enjoyed the beer rather than playing in the pool the first 2.5 days (said ironically). Also, once the heat was turned off we did not have any heat for the hot tube in the evening. Besides the pool, the property was very nice...large room and common area. The flooring needed to be replaced in a few spots. Probably due to water getting under the flooring. There was also some duck tape on the steps to cover up some of the floor that had chipped. Also, if you're looking for an ocean view from the property, you'll need to go to the third floor balcony. There you see a partial view of the ocean through the other buildings

Family Vacation

We loved the location to the beach. The pool area and kitchen/living area was a family favorite. Ellen and Koy got back to us quickly anytime we texted them. Our family was very satisfied and would definitely stay at Utopia again.

Almost 5 Stars!

Pros: spacious enough for our group of 17, a bathroom for every bedroom, large dressers & night stands & bathroom cabinets to store a weeks worth of clothing & toiletries, large full sun pool (used every day), hot tub (used nightly),plenty of pool toys & nice quality beach chairs. Beach access 2 minute walk across the street. Kitchen well stocked with plates, cups, glasses, silverware & cooking utensils. Shopping & restaurants minutes away. Bad Ass Coffee so close. A must if you love Kona coffee & Dairy Queen 2 doors down from them. Quick response (next day) from management about a couple issues (nothing major). Cons: Many loose floorboards through the first floor living area, bedrooms & bathrooms. One of us actually got a splinter. The back door didn’t open easily. At times, knob would not turn. Not everyday cookers but kitchen lacking in big frying pans (1 with handle broken off so bought 2 new ones (left one). A couple good condition cookie sheets needed. No wine bottle opener (we bought & left). We did not contact management company about lack of these. Not the most comfortable outside seating. Photos showed umbrella table with chairs in pool area but not there, as well as couch & chairs seating under pergola. There were only 2 Adirondack chairs. An outside TV would be a nice addition. In summary I would recommend this home. There is definitely some wear & tear (expected with week after week rentals). Aside from the floorboard issue nothing that we couldn’t live with for the week. Recommendation would be for some full length mirrors in bedrooms. Ladies like these!

Big Family Vacation

We (four generations ranging from 8 to 81) vacation together every year. This was our first year at Utopia. The house was in a great location... close to literally everything. The house was fairly clean, and the pool and hot tub were very clean. The kitchen could use some new basics like pot holders and kitchen towels, food prep utensils, baking sheets, and big pots. Also a new toaster. The big appliances all worked well. The kitchen not being well stocked may be a small thing for some renters, but we cook most of our meals together, and it was very inconvenient. The beds were comfortable. The pool and hot tub were amazing! At night the lights in both were beautiful. In the day it is a suntanner's dream since the sun shines on the area practically all day. We had a few minor issues that were handled within the hour! We would definitely rent this house again, but our family is growing and we need something bigger.

Wonderful getaway!

We came with 5 families, all ages, from Ohio for Christmas break to escape the cold. Location is wonderful! Was very disappointed to find out the hot tub only came on from 7pm-mid night (while the group was at dinner). We asked for extra time and that request was not fulfilled. We paid extra to have the pool heated, but the weather was still too chilly to use it. So, we had 5 disappointed family’s that couldn’t use the hot tub. I have stayed in many other Destin homes and that was never the case. I feel this is something that should have been advertised, if we would have know, we wouldn’t have stayed! The washer and dryer was terrible. With 25 people that needed to wash towels, this was really inconvenient. It would take the dryer 3 cycles to dry the small load it held. A house of this size should have two sets or commercial grade. One living area was tough with that many people. The couches were filthy! You didn’t want to sit on them! There is a pool table on the third floor, but no seating. Love the fact that each bedroom has its own bath! The house itself and location is wonderful. You can tell it’s poorly furnished and managed. There are many many better options in the area, unless they make needed corrections.

Perfect for large groups

House is on a dead end street, which is great for small children. Little traffic on the street. We had a group of over 25 that stayed at the house and still had plenty of space. It was clean. I sent a message, after hours, and someone responded quickly. Remote was replaced the next day. Will definitely choose to rent again from the company.

Utopia

Overall, the property was in good shape. WIFI was very reliable given the # of guests on it. Check in / out was very streamlined and easy. Pool was also in good shape and was very clean given the weather that moved thru the last 24 hours.
