We stayed during 4th of July and were able to watch a great firework show from the beach in front of the condo. Very nice room!

Great unit and awesome property

We had a wonderful time at Beach Manor 812. The unit was nicely decorated, clean and had fantastic views of the beach. While the pool at Beach Manor was not heated, we did have access to the Tides pool and bar. The gym at the Beach Manor could stand an updating.

Amazing View

From the moment you walk in the view is awesome. There is alot of space and each bedroom has its own bathroom which makes the stay all the better. But that view is unreal. You wake up to the ocean...you fall asleeop to the ocean. I would recommend this place to families for sure. So much to do to keep everyone busy. I can for sure seeing renting this place again!

The 2 balconies are a huge plus and the 3 full baths make it easy for everyone to get ready. I would stay here again. It does need some small TLC, cabinets in kitchen are breaking, same with the towel racks in bathroom. Also the 2 smaller bedrooms could use smart televisions. The cable tv doesn’t work on them and you can’t use apps so they are kind of pointless tv’s. Again minor things but those small things start to add up over the course of a week.

September 2023 Stay

The condo is overall great. It met our needs and provided plenty of space for our party of three adults and one toddler for our eight night stay. The kitchen isn’t the best stocked, so if you plan to cook at the condo consider bringing your own cooking utensils and cleaning supplies. A broom and dust pan would be a nice addition. The unit was a dusty on some hard surfaces and light fixtures, but the bedding, bathrooms and towels were very clean. The views and location are hard to beat.

Overall experience was very good. Did not like the fact that we were not informed of construction work that was going on around are rental. We had workers that actually were on our deck a couple of different days. We know that they needed to do their work but would have been nice to know what was going on.

Overall, I do not recommend this vacation rental. Reviewer Comments: I recently stayed at this condo, and unfortunately, I cannot recommend it. Here are the issues I encountered:Cleanliness: The condo was not as clean as I expected. The bathroom had visible pubic hair around the sink, dirt and grime. Plus there was sand all over the floors when we entered the condo which made our stay uncomfortable.Maintenance: The condo is looking run down and needs updating, living room ceiling had long cracks, tv cables were all exposed in MB and hanging outside of the wall. The towel rack in both MB were laying on the floor, the kitchen is not well stock with pots, pans & utensils and the air conditioning ran not stop just to maintain 74 degrees.Overall, I was disappointed with the quality of this rental. I hope the management team takes these points into consideration for future guests."The positive points, great communication with the rental company, location of the condo, size of the rooms, parking and overall facility's of the Tops'l resort. I would recommend the Tops'l resort, just not BM812 until it gets a face lift.

Beautiful view in a beautiful secluded/ gated area. Private area of beach and private estate. Right in the middle of everything! Food and Walmart close by! Airport was about 45min away or so, but that’s no big deal! This place is breath taking and the staff is very accommodating and kind.

The condo was beautiful and had tons of space. Second time staying at Tops’l and this unit was perfect. Two balconies, large bathrooms and nice beds. The living room furniture was a little dated and the kitchen could use some upgrades. Also, the unit had very limited utensils and cooking equipment and there were no small “get by” items like salt n pepper, coffee filters, etc and we needed to purchase a lot of small items of similar necessity. Check in was very easy. Pool, restaurant and bar on site were awesome. Will definitely consider Tops’l and this unit for next year’s vacation.

I am sad to say that after many wonderful family vacations at this resort, we won’t be returning to Tops’l. Overall, our condo was nice and well stocked and the view was beautiful. However, the resort itself has changed. Not only is it dilapidated, but it no longer seems welcoming to renters for the following reasons: 1. Very little beach area available for renters to enjoy the ocean other than the expensive beach umbrella area which now encompasses almost the entire Tops’l beach. 2. There is now a very large elitist, “owner- only” area of the beach. 3. No tents of any kind were allowed anywhere on the Tops’l beach. We had a mini half-dome tent for the toddlers and were instructed to remove it. Security was on site to enforce these new rules with several guests. 4. There is no longer a well stocked office of beach equipment and mini-golf supplies to borrow. Inventory was poor. 5. No alcohol poolside. Drinks purchased at the poolside bar were not permitted within 4 feet of the pool. We were insultingly

Could Have Been Better!

It was a beautiful view but not sure I would rent this particular unit again! None of the bathtubs drained so you were showering with water up past your ankles! The dishwasher had standing water in it which smelled horrible! (Probably doesn’t drain either!) The electric air filter started sparking (thank goodness we were there) so my husband had to turn it off! The couch had disgusting stains on it! Also would have preferred ceiling fans! When you have to pay that much for cleaning you expect it to be clean!
