Located in North Naples, the retreat provides driving access to local restaurants, shopping, parks, beaches, and other Southwest Florida destinations. A vehicle is recommended for exploring the area.

AIRPORT ACCESS
Southwest Florida International Airport is accessible by car for guests traveling to and from the Naples area. Travel time may vary depending on traffic and road conditions.

PHOTO DISCLOSURE
Some listing photos have been digitally enhanced for lighting or clarity, and select images may include virtual staging to present the space. Certain visual details may appear slightly different in person, but all amenities and sleeping arrangements are accurately described in the listing.

The apartment is exclusively yours during your stay, giving you a private and comfortable place to relax.

You will also have access to secure building entry, elevator access, a unique door code provided on check-in day, the fitness center, shared community clubhouse, and shared swimming pool.

GUEST VERIFICATION AND IMPORTANT PRE-STAY REQUIREMENTS

To receive check-in instructions and access the property, guests must complete all required pre-stay steps before arrival.

To comply with legal requirements and property security standards, all guests are required to complete verification before their stay. This may include providing a recent selfie, a valid government-issued photo ID, confirming contact information with the on-site security team, signing a rental agreement, and completing verification through our secure guest portal—SuiteOp. In certain cases, additional screening may be required before access is approved.

All information collected is used strictly for reservation screening, identity verification, legal compliance, and property protection purposes. It is not used for any unrelated purpose.

By confirming your reservation, you agree to the following terms:

« You agree to follow all house rules and understand that fees may apply for any violations.
« You understand that a recent selfie and valid government-issued ID may be required before check-in.
« You understand that check-in instructions and property access may be withheld until verification is complete.
« All guests are subject to verification checks.
« Required information must be submitted within 24 hours of booking.
« For same-day bookings, required information must be submitted within 1 hour of booking.
« We reserve the right to cancel reservations that do not meet our verification criteria.
« We reserve the right to cancel or decline reservations from local guests.
« Guests must either purchase property damage protection through VRBO, if available, or provide the required refundable security deposit through VRBO at the time of booking. Once completed, the host will charge a default $1 authorization to keep a card on file for any incidentals, damages, violations, missing items, excessive cleaning, unpaid fees, or house rule violation charges not covered by the VRBO protection or VRBO security deposit hold. If neither option is completed, the host will collect a mandatory $350 refundable damage deposit directly before check-in. The deposit will be refunded 7 days after check-out, provided there are no damages, violations, missing items, excessive cleaning, unpaid fees, or outstanding charges.

Provide the full names of all guests before arrival. The booking guest’s name must match the ID submitted during verification. If the names do not match, access may be denied and the reservation may be canceled without a refund.

ADDITIONAL NOTES
For everyone’s security, surveillance cameras are installed in the building hallways.

PET POLICY
We welcome cats and dogs weighing up to 25 lbs. Let us know in advance if you will be bringing a pet so we can properly prepare for your stay.

A maximum of two pets is permitted. Failure to disclose a pet may result in cancellation, and any undisclosed pets will be charged double the applicable pet fee.

Pet fees are separate from the cleaning fee and will be collected after check-out:

1–4 nights: $25 per night, per pet
5–29 nights: $200 per pet
30+ nights: $300 per pet

PARKING
Free parking is available and is limited to one car only. Message us for other options, which includes paid options if more than one vehicle is arriving.

FEES & PAYMENTS
In addition to your initial reservation costs, all fees for extra services, accommodation charges, and any other payments made before and during your stay are strictly non-refundable.

Uber, Lyft, and other rideshare services may also be available throughout Naples, with pricing and wait times varying by demand.

Collier Area Transit provides public bus service across Collier County. Routes, schedules, and travel times may vary, so guests should review current transit information before traveling.

HOUSE RULES

Check-In & Check-Out: Follow the confirmed check-in and check-out times. Early check-in or late check-out must be requested and approved in advance.

No Smoking or Vaping: Smoking and vaping are strictly prohibited inside the property. Use a designated outdoor area when available.

Registered Guests & Visitors: Only registered guests may stay overnight. Notify us in advance of any visitors.
The booking guest must check in first unless prior approval has been granted by the host.

Quiet Hours: Quiet hours are from 8 PM to 7 AM. Keep noise at a respectful level and be considerate of our neighbors.

Events & Parties: Parties and events are not permitted without prior approval.

Furniture & Appliances: Do not rearrange furniture without approval. Turn off appliances when they are not in use.

Parking: Use only authorized or designated parking areas. Do not block driveways or park in reserved spaces.

Shared Amenities: When using shared amenities, including the fitness center, follow all posted building and community rules.

Property Security: Lock all doors and windows whenever you leave the property.

Trash Disposal: Do not leave trash outside the apartment door. All trash must be placed in the designated bins or trash chutes.

Personal Belongings: Take all personal belongings with you at check-out.
We are not responsible for items left behind. Items remaining after departure may be disposed of during post-stay cleaning.

Communication & Issue Reporting: Any cleanliness concern, maintenance issue, malfunction, damage, or other problem must be reported promptly during the stay.

Reporting concerns immediately gives us the opportunity to inspect and address them while the reservation is active. Failure to notify us promptly may limit our ability to resolve the issue and may affect eligibility for refunds, adjustments, or other post-departure resolutions.

This requirement is strictly enforced. Noncompliance may result in reports concerning inaccurate reviews or restrictions on future bookings.

HOUSE-RULE FEES

Lost TV remote control: $50.
Lost key fob: $100 per fob, per occurrence.
Smoking or Vaping Inside: $950 .
Any evidence of smoking or drugs residue will result in an additional charge of $300.
Unapproved Late Check-Out: $75 for every 30 min ($2.50 per minute) after 10 AM.
Additional guests not stated in the reservation: $65 per night per person.
Shipping for items left behind: $65 + shipping cost.
Damage to furniture or appliances: Cost based on repair or replacement.
Stains requiring professional cleaning: $100.
Unauthorized pets (not declared in the reservation): $200.

Any dirt or mess caused by a pet, including pet-hair removal, may result in an additional cleaning charge. Additional or unexpected cleaning fees will be determined on a case-by-case basis.

NOISE MONITORING
A noise-monitoring device is installed inside the property. It sends an alert when noise reaches 75 dB and remains at that level for 10 minutes.

Noise violations during quiet hours will be handled as follows:
First offense: Warning
Second offense without correction: $75
Third offense: $300 and possible eviction without a refund

EQUIPMENT TAMPERING
Tampering with safety equipment—including smoke detectors, carbon monoxide detectors, air filters, and other property hardware such as Wi-Fi devices and TV mounts—will result in a minimum charge of $250.

Tampering may also result in immediate termination of the reservation, eviction from the property, and loss of any entitlement to a refund.

INTOXICATION & PROPERTY ACCESS
Guests who arrive intoxicated or under the influence of substances will not be granted access to the property. No refund will be issued under these circumstances.

Violations may result in additional fees, cancellation of the reservation without a refund, eviction from the property, and forfeiture of applicable deposits.
