Damage charges are assessed through Airbnb`s Resolution Center and AirCover at the cost to restore the home to its received condition (Airbnb reimburses replacement cost less depreciation). Fees will be assessed against the booking person who assumes responsibility for all guests during the reservation period. Fees are estimated management, call-out repair service costs, and overhead associated with restoring the house to the original condition of the home as received.

1. NO PARTIES, events, OR guests beyond booking amount for any amount of time. Unauthorized parties or events, or neighbor disturbances will result in cancellation of booking without refund, and if required, removal by police. Maximum occupancy must be adhered to at all times.
a. Guests beyond the included occupancy limit will be assessed a nightly fee of $25 per person. Expected guest check-in is monitored through the doorbell and property cameras.
2. NOISE neighbor noise complaints - $100 for the first complaint then booking cancellation.
3. QUIET hours are from 10 pm on weekdays and 11 pm on weekends through 7 am. Close windows to prevent noise if there is music or loud voices. Maintain reasonable volume after hours inside and outside. Respect the neighbors, both neighboring townhome occupants and adjacent parcels! Sound does transmit through walls to the neighboring townhomes. Neighbors will contact me directly about nuisances or other issues. The soundbar volume should generally be at half volume maximum, and the subwoofer at half volume down for safe volume.
4. SMOKING monitors are present on the premises. No smoking any substance and no Vaping or e-cig indoors or near open entry - $300 ozone cleaning fee.
a. Cigarette butt cleanup on premises (porches, decks yard) - $50
5. Unapproved PET - $125 Pet Fee. Pet remains: $25 per incident. Additional hair or shampoo cleaning required to remove pet stains and smells will be charged.
a. All pets must be approved before bringing to property and house trained.
b. Guest should provide license for any service animals
6. NO Glitter, Confetti; party material clean up - $100
7. Paint or Drywall Damage (marks larger than 2 inches, or any gouge size) - $100 per damaged wall or cost
8. Bodily Fluid Clean Up - $100 per incident

10. Staining/Ripping of Comforter - $100 (stains that do not come out in wash cycle)
