Guest Access:

• You'll have exclusive access to the home, so kick back and relax.

• Guests will enter the community through the security gate where they will be greeted by a guard. Bella Vida resort does not allow trailers of any kind (ie. boats, trailers, RV's, campers, U-Hauls, etc).

The fun doesn't stop at the resort. We're in the thick of the action with all four of Disney's fantastic theme parks (Walt Disney World, Epcot, Hollywood Studios, and Animal Kingdom), not to mention the two water parks (Blizzard Beach and Typhoon Lagoon), Disney Springs, Universal Studios, Islands of Adventure, the brand-new Volcano Bay water park at Universal, CityWalk, SeaWorld, and Discovery Cove.

Getting Around:

We're in a prime spot right off the US192 in Kissimmee, a mere 20 min drive away from the magic of Disney World Orlando. Plus, we're practically buddy-buddy with the local bus routes.



Other Things to Note:

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• Please note that pool service is scheduled weekly and may occur during your stay. It is a brief visit to keep the pool clean, and technicians will only access the pool area. Thank you for your understanding.



Additional Services



• Planning a BBQ? A propane tank is available for a one-time $69 USD charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

• Pool heating is available upon request and is not included in the booking price. The fee is $35 USD/night (2-night minimum). At least 24 hours’ notice is required to add this service.

• Rent a Pack ’n Play for $39 USD (one-time fee)

• Rent a highchair for $29 USD (one-time fee)

• Mid-stay cleaning (for stays over 3 nights) is available for an additional cost and must be arranged in advance.



House Rules

Parties, events, and smoking/vaping of any kind are strictly prohibited in or around the property and may result in a $150 USD fine and/or forfeiture of the security deposit.

Please check out on time. Late departures will incur a $150 USD fee per additional hour the property cannot be accessed for turnover.

Large messes will result in an additional cleaning fee. Please clean up after yourselves.

Outside of service animals, pets are not permitted. Any evidence of pets will result in a fine and/or forfeiture of the full deposit.

We are not liable for any injuries sustained while using the pool. Please follow all safety precautions and use at your own risk.

Firearms and weapons are strictly prohibited on the property.



Failure to comply with house rules may result in additional charges or removal from the property without refund.



Community Notice (Bellavida)

• Recreational vehicles such as ATVs, dirt bikes, UTVs, and side-by-sides are strictly prohibited. Any damage to common areas will be the full financial responsibility of the guest. Please inform all visitors.

• Please be advised that the clubhouse parking lot will undergo repairs on Monday, June 1st. To avoid any inconvenience, we kindly ask that guests use alternative parking on this day. Please note that vehicles parked in the repair zone on June 1st are subject to towing.
