    Only 17 minutes away is the newly expanded Dear Valley East Village (Mayflower Resort) with over 4300 acres of ski terrain. It is the largest ski area in the USA (larger than Aspen/Snowmass).

    Bella Vista is a stunning 11-acre mountain-top estate. With breathtaking 180-degree views, this property is perfect for families and groups looking for a unique vacation experience. The multi-family and event-friendly, 3 level home features 7 bedrooms, 2 complete kitchens, 2 great family rooms, and a large TV/game room. The property also offers a hot tub, gas grill, and a children`s playground set. The 11 acres estate is also good for private cross country skiing, sledding, snow shoeing & hiking. Whether you`re planning a family vacation or hosting a corporate retreat, Bella Vista is unforgettable. Also only 17 minutes away is the newly expanded Dear Valley East Village (Mayflower Resort) with over 4300 acres of ski terrain. It is the largest ski area in the USA (larger than Aspen/Snowmass).

    The estate is designed to take advantage of down-valley views from all levels and all rooms. Bella Vista Estate has been recently updated and remodeled with new professional-grade appliances, flooring, smart TVs, vanities, HVAC systems, and a hot tub/spa. It has generous amounts of room and storage! There are three levels with two great family rooms, two complete kitchens, 7 bedrooms, 5 full and 1 half bathrooms, and a large TV/game room.

    Level 1 is a complete apartment ideal for a multi-family vacation. It offers a separate entrance, wrap-around deck, full kitchen, Living room, smart TV, dining area, bathroom, full mountain views, and sleeps 6-8.

    Entertain guests of all ages in the large game room with a regulation-size billiards table, foosball, 55” smart TV with hookups for other devices, and a futon for extra sleeping space. The young children’s play area is a bonus in this family-friendly home.

    Explore your own private wilderness space! Go cross-country skiing, snowshoeing, sledding, hiking, mountain biking, wildlife viewing, and more on the property’s 11 acres. Plus, the estate is within walking distance to a large network of hiking and biking trails. The kids will love the outdoor playground set. After a day on the slopes at the area’s best ski resorts, store your gear in the private ski prep room. Enjoy stunning valley views from the spacious upper and lower wrap-around decks. Take advantage of the gas grill in the outdoor gazebo, the firepit, or the 6-person hot tub. But, if you must work while on a vacation, there is a fully furnished executive office (printer/scanner/copier, color monitor, supplies). There are also dedicated workspaces in Bedrooms 2 and 4.

    - Located on a family-friendly 11 acres estate good for private cross country skiing, sledding, snow shoeing & hiking; 20-minutes north of downtown Park City

    - 15-minute drive to the shops, bars & restaurants in Kimball Junction
    - 4x4 recommended all year-round & required in the winter months

    - Two garage parking spots. 4 driveway spots

    During the winter you must drive a snow capable vehicle, preferably a vehicle that is 4WD or AWD, carry the correct chains and know how to use them (legal requirement), and plan your trip accordingly knowing this is a ski town and we can get 1-2 ft of snow within a 24 hour period. A driver who has experience driving in the snow is great as well.

    ✹ GENERAL: Guests have exclusive access to the entire estate, including a private 2-bedroom apartment that sleeps 6–8. Please note: the rear 2-car garage is reserved for owner use, but guests may use the main house garage.

    ✹ COMPLIMENTARY ESSENTIALS: A starter pack of essential toiletries is provided for your convenience.

    ✹ PARKING: Free parking for up to 10-12 vehicles—2 in garage, 2 in front of garage door, 6-8 by barn, total 10-12. However, we need to keep the circular driveway and driveway to barn clear of cars.

    ✹ WORK FROM HOME: Stay connected with free high-speed Wi-Fi, an executive office, and an additional workspace in Bedroom 4.

    ✹ FAMILY FRIENDLY: Traveling with kids? We offer a Pack ‘n Play/travel crib, high chair, children’s tableware, toys, and indoor/outdoor play areas.

    ✹ NO PETS: We kindly ask that you leave pets at home, as our property has a strict no-pet policy.


    ****NOTE****

    This road is plowed but when traveling in the winter to Park City you must use an 4WD/AWD/ or 4x4 vehicle. There are instances where we can get a lot of snow here.

    We give our guests total privacy but are always available if needed.

    “Bella Vista” blends the remoteness of a mountain escape with an unbeatable location. From here, you are within walking distance to a large network of hiking and biking trails, just 15 minutes from ski slopes, including Deer Valley and Canyons Ski Resort, 20 minutes north of downtown Park City, and just over a 10-minute drive to Kimball Junction’s shops, theaters, bars, and restaurants via Mammoth Rd or 15 minutes via Hwy 80.

    In the winter, you must drive a snow-capable vehicle (preferably 4WD or AWD) with snow tires and the correct chains. It is a legal requirement that you know how to use your snow chains in and around Park City.

    Park City is a ski town. Please plan your trip accordingly and know that we can get 1-2 ft of snow within 24 hours.
    House Guidelines
    I’m excited to host you. These simple guidelines help us take great care of the home, respect the neighbors, and ensure a smooth and enjoyable stay for everyone.
    1. Local Guests
    If you live locally, please send me a quick message before booking so we can briefly connect prior to confirming your stay.
    2. Occupancy
    The home comfortably accommodates up to 21 registered guests.
    If you’re planning to have additional visitors — even briefly — please check with me first.
    For safety and insurance reasons, all overnight guests must be included on the reservation.
    3. No Smoking
    This is a strictly non-smoking property, inside and outside.
    If smoking occurs, a $200 per day cleaning/remediation fee may be applied due to odor removal and deep cleaning requirements.
    4. Check-In & Check-Out
    I’m happy to accommodate early check-ins or late check-outs when the schedule allows. Just send me a quick request in advance.
    Unapproved changes that interfere with the cleaning schedule may result in a $50 fee.
    5. Quiet Hours
    Quiet hours are 10:00 PM to 8:00 AM in accordance with local guidelines.
    Thank you for helping keep things peaceful for the neighbors.
    6. No Pets
    Pets are not permitted at this property.
    A $200 per day fee may apply if pets are brought without prior approval.
    7. Hot Tub
    To help keep the hot tub clean and enjoyable for everyone:
    Please rinse off lotions, oils, and dirt before entering
    No food or drinks in the hot tub
    Use is at your own risk
    Children must be supervised at all times
    If extra cleaning is required beyond normal service, a $125 fee may apply.
    8. Mail & Deliveries
    There is no mailbox available for guest use.
    For deliveries, please use an Amazon Locker or similar service.
    If you’re staying for an extended period and need mail delivered, just message me and we can coordinate options.
    9. Reservation Changes
    If your plans change after booking, just reach out as early as possible and I’ll do my best to help where I can.
    Adjustments to dates or guest count may affect pricing or availability.
    Please note that changes removing reserved nights may still follow standard cancellation terms.

    These guidelines are just here to help keep the property in good shape and make sure everyone has a great stay. Nearly all guests are wonderful, and when the home is treated with care, I’m very easygoing and flexible. It is my pleasure to host you.

The host was kind and very responsive to all questions. The house was very clean, comfortable, well-stocked with cooking supplies. The views were AMAZING of the valley and mountains. My friends and I had an amazing time on our ski trip here and would recommend it to any group of friends or family.
