A detached, single-story house of 130 m² on a fully enclosed 2000 m² plot. It features a living room, a dining room with an open-plan kitchen of 73 m², including a dedicated office space ideal for working from home. The kitchen is equipped with a 3-burner induction hob, a microwave, a dishwasher, a refrigerator, and an oven. There are three bedrooms: two with 160x200 cm beds and two with 90x190 cm beds, as well as a shared dressing room. A shower room with a shower and sink and a separate toilet complete the accommodation. A utility room with a washing machine, a tumble dryer (located in the garage), and a freezer are also included. Parking for three vehicles is available on the property. Bicycle storage is provided.

You will appreciate the ping-pong table (rackets and balls provided), the covered terrace with a pergola, garden furniture, a barbecue, and a gas griddle.

The private, unheated, saltwater swimming pool measures 8m x 4m and is 1.50m deep. It is open from May to the end of September and secured with a cover. Embark on an adventure and discover the Périgord region, starting from Paunat and its abbey church. Numerous activities are available within 30 minutes of the gîte. Just 3 km away, you can stroll through the village of Limeuil, listed among the 'Most Beautiful Villages of France' and located at the confluence of the Dordogne and Vézère rivers. Also worth seeing are all the prehistoric sites along the Vézère Valley, from Montignac (Lascaux 4 International Centre for Cave Art) to Les Eyzies-de-Tayac, the capital of prehistory. Then, in the Dordogne Valley, you can visit the castles of Beynac, Castelnaud, Les Milandes, and others, the villages of La Roque-Gageac and Domme, and natural sites all the way to Sarlat, a medieval city with exceptional heritage.
